Refinance mortgage loan

Dear guru, I'm looking for advices how to reduce my mortgage loan interest or consolidate all my loan. My first house balance is now 220k , 3.07% and 6 years old , is a semi flexi loan.
I increased the SI to pay more, at rm1.8k .

2nd house balance 320k, 2.97% and full flexi loan. Installment 1.3k but I have 100k cash all in current account to reduce principal interest

I have a car loan paying 2.2k and 4yrs to go.

I wanted to refinance first house to full flexi but the house valuation maybe around 300k +/- ,it is a rumawip . Checked with some banks they only do property value above 500k.

How should I go with it ? Understand there is legal fee stamp duty etc.
I saw rhb has offer which waive most of it.

Besides that , do I have to buy mrta again if I refinance?

I prefer full flexi loan , alternatively should I park my cash to the 1st House semi flexi to reduce the interest ? The issue is when I do withdraw only 70% cashout and take time. Mistake as newbie buying first house.

Hyundai Kona N Line 2021

Tried to search Hyundai/Kona/ kona n line but no result.
No car clubs either.

A lots of works and effort for this korean car I supposed.

Contemplating crossover compact suv ( hrv 2022, Cross ) and came across Kona N line but 40-50k more compared current hrv& x50 .

Can feel the car is more solid and totally love the full digital display and the safety features..not all would accept the outlook but that's subjective to individual.

Any owners feel free to share your experience

im new bie to ipod .. n seller is offering me an ipod shuffle 1gb 1st gen with OEM version and very cheap price. rm 100 below. ...

but iduno wat is the difference between oem and original . the warranty he gives is 3 mths from manufacturer ...

wat shud i take note of ??? the price reli attract me .. but i rather to buy the more pricy1 if after 3mth and 1 day after the warranry it was damaged T_T

how can i differentiate it ? wat i understand with oem is that the same things manufactured by the factory for the client but oem products r not with the brand ..

but the seller shows me the photo with the IPOD words on the item == ....
