The manager said I can adjust the loan however so i deem fit since it&amp;#39;s approved, all the mumbo-jumbo pasal big down payment and all just to get initial approval.&lt;br /&gt;&lt;br /&gt;If I increased my loan to 658k, and the 50k i sumbat into ASB, for the same financing term:&lt;br /&gt;&lt;br /&gt;Increase in monthly: RM225&lt;br /&gt;Increase in Interest over tenure (35Y) : RM45,774&lt;br /&gt;Total extra monthly : RM94,500&lt;br /&gt;&lt;br /&gt;ASB end (6.5%) : RM453,112.74&lt;br /&gt;ACGR : 23% PA&lt;br /&gt;Gain : RM312,839 over tenure.&lt;br /&gt;&lt;br /&gt;Obviously doing the ASB thing will get a higher return. Any comment?&lt;br /&gt;&lt;br /&gt;Update, loan at 85%, but the calculation is about there.</description>

            <title>Selling House, price varies from SNP</title>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;So i managed to sell my old house, bought it 9 years ago, at RM269k. Now selling at RM470k, but the buyer managed to secure a laon, inflated the house price to RM520k. Yea, kind on underwriting the house.&lt;br /&gt;&lt;br /&gt;Our mutual agreement, half-half lawyer, but I told the buyer, i&amp;#39;ll not be liable for the inflation of price since stamping/snp is based on the house price. How do we calculate for the difference then?&lt;br /&gt;&lt;br /&gt;I do not have RPGT kan, since its 9 years?</description>

            <title>Old Parquet or New Laminated Flooring</title>

            <description>Have a badly worn out (but somehow not rotting or peeling) perpendicular type solid parquet flooring. Not the 4x4 criss cross zaman jepun style. I&amp;#39;m not sure of the type of wood materials used. The urethane layer is stripped at parts, and some of the more worn out parts got gaps/cavities between the planks.&lt;br /&gt;&lt;br /&gt;Was thinking of replacing it with laminated flooring, but then again, these are solid woods anyways, why bother with laminated flooring?&lt;br /&gt;&lt;br /&gt;Kind of a DIY guy, mahu pasang laminated sendiri, but if I decide to resurface it, I&amp;#39;d need to get my hands on some serious floor sander/buffer tools and 1+ weeks of drying time. Laminated flooring would be much faster.&lt;br /&gt;&lt;br /&gt;In term of pricing, resurfacing is cheaper, contract out or DIY, any ways.&lt;br /&gt;&lt;br /&gt;</description>

            <title>WTA Compound film Tint on coloured glass</title>

            <description>I have a Japan grey import car, standard privacy glass at the back, front 2 doors and windscreen has tinted glass, PUSPAKOM check VLT 77%.&lt;br /&gt;&lt;br /&gt;So, I want to tint the side window, and planning on doing the front, of course within JPJ regulation. My place, no tint shop has a VLT tester, cheh...&lt;br /&gt;&lt;br /&gt;So lightest available film is VLT 80%, but compounding tint should result in berapa? &lt;br /&gt;&lt;br /&gt;50% tint + another 50% tint wont result in 100%, maybe 80-90%, taking into account, can I tint standard VLT70 tint on the side, maybe it will reach 50% point, and VLT80 on the front, maybe resulting in 60%+?</description>

            <description>So got a hold of an English version of a full user+maintenance manual for a Japanese Toyota, engine 2ZR-FAE, smaller version of the 3ZR-FAE in the full spec Altis, not the outdated 2ZR-FE.&lt;br /&gt;&lt;br /&gt;It states there, check engine oil regularly, oil loss of 1 litre per 1000km travelled is normal. Anything more, contact your dealer. AFAIK, I&amp;#39;ve never used an engine that makan oil on a NORMAL basis, but this one mmng stated plain jane. The NORM is kalau engine oil hilang 500ml after 5000km pun orang sudah busy do overhaul here and there.&lt;br /&gt;&lt;br /&gt;What say you?             <title>TD-W8960N V4 Modem Problem</title>

            <description>Just got a new TP-LINK TD-W8960N, V4 (blue color). Configured up and running very quickly. Tested down speed, 485kbps achievable, NAT table, not in time to test. However, after a while, modem hang and restart. Then cannot initialize, the LAN port blinking, WiFi ADSL no response. Hard reset, reconfigured okay, 5 minutes hang, crash, jam. Had to restart and hard reset few times to get access to the modem. Re-flashed the firmware, same problem, downgraded the firmware, same problem.&lt;br /&gt;&lt;br /&gt;Figured the LAN power is responding, not total crash, so manually configured LAN, was able to access modem. Modem firmware didn&amp;#39;t boot, so no DHCP and everything, instead this is what I got.&lt;br /&gt;&lt;br /&gt;&lt;img src='http://i146.photobucket.com/albums/r271/ijan_duh/8960_software_upload_zps84b91b7b.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;I did try re-uploading the firmware, but It keeps saying bad image, altough using the software (if managed to boot, can be flashed). So everytime the modem restart and hangs, no response form WiFi and ADSL is because it has entered this state.&lt;br /&gt;&lt;br /&gt;Update 23012013-1330 : After managed to get it back on, tinker with the setting, remove redundant atm, all firewall and alg. Its more reliable, but modem still hangs every hour. Have to switch off, wait a minute then on again, if switched on too fast, it goes to the firmware page again. &lt;br /&gt;&lt;br /&gt;Update 23012013-1900 : Right now I upgraded to the latest firmware, but downloaded from europe server. Seems to be stable as yet.&lt;br /&gt;&lt;br /&gt;Update 24012013-1555 : The EU firmware fixed the problem, it crashed this morning once, auto-reboot once. But much better than before. Kira solved.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Recent changes and comparison :&lt;br /&gt;&lt;br /&gt;Tthe blue color W8960N with upgraded Broadcom chipset and 64mb RAM, better NAT table. Previously was using Linksys WAG-120N and previousely Innacom. Innacom NAT table very limited, full blast torrent then have to restart modem since NAT jammed and lease time before fallout quite long. Keep DC the ADSL line, few times a day, but auto login in a minute. Max torrent speed on a 4Mbps line was 420kbps.&lt;br /&gt;&lt;br /&gt;Changed to WAG-120N, super stable connection, no drop no DC in a week straight. Max torrent speed achieved, 460kbps, was suprised. No NAT table problem. HOWEVER, WiFi is PATHETIC&amp;#33; It has an overall gain of less than 3dBi...should have known. Other than that, rock steady, so was figuring either get an AP or get a better modem. So the story above.</description>

            <title>Cannot access router from WAN side</title>

            <description>&lt;u&gt;Broadband provider&lt;/u&gt;&lt;br /&gt;ISP/package: Streamyx Blockbuster 1Mbps&lt;br /&gt;Location: Cheras, KL&lt;br /&gt;Have you called your ISP&amp;#39;s helpline?: YUP&amp;#33; Obviously no help.&lt;br /&gt;&lt;br /&gt;&lt;u&gt;Personal equipment&lt;/u&gt;&lt;br /&gt;Modem: TP-LINK TD-W8960N&lt;br /&gt;Router: TP-LINK TD-W8960N&lt;br /&gt;Firewall used: None, at times router internal SPI, disabled and still the same.&lt;br /&gt;&lt;br /&gt;&lt;u&gt;Problem details&lt;/u&gt;&lt;br /&gt;First occurence of problem: Few weeks ago, cannot connect to the net, my brother kinda forgot the password, so he asked Streamyx to reset the password, he also reset the router since he also lupa the pass. I configured all the DDNS and it was working fine through No-IP, with 2 port routed to port 80 of the modem. Eventually after that, no tinkering could make the router accessible from the WAN side, Err 404.&lt;br /&gt;&lt;br /&gt;Problem frequency: Indefinitely after the incident, been trying to reconfigure the router thru TeamViewer, still cannot. He sent me the modem from KL to KCH, and eventually I was able to set the whole thing up in less than 5 minutes using the same IPCAM, using the same config, using the same acc. Hmm..Sent it back to him, and no access from WAN side again, same configuration as I configured it.&lt;br /&gt;&lt;br /&gt;Problem description: Cannot access from WAN side throu No-IP at his house, but was okay at my house. So my finding suggests something to do with Streamyx side, asked Streamyx to reset/reconfig the port, they said they did already, but still cannot acces from WAN side, again, port-forwarded DDNS all are working flawlessly. I know these things, I just dunno what is wrong currently...&lt;br /&gt;&lt;br /&gt;So, any IDEA?</description>

            <title>Enable MMS whilst blocking Data</title>

            <description>Been having problems with Samsung Android-based phone on MMS and data package, since you need to enable data package to receive/send mms. Tried chaing APN type of internet to MMS only, still can&amp;#39;t send. However, was playing just now, I changed MMS APN to internet+mms, 3G/H symbol appears, I verified I cannot receive data (since APN is MMS server), but I succesfully send/receive MMS.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m on postpaid, I cannot verify if data is being send/receive immediately, but I&amp;#39;m willing to try (i know can use app etc.), Anyone tried this before, confirm no data access ka?&lt;br /&gt;&lt;br /&gt;</description>

Problem is, incoming port cannot be forwarded to IPCAM port, for example, incoming port 100 to ip 192.168.1.51 port 80. I&amp;#39;ve searched everywhere. I dun want to use DD-WRT, and I do not wish to get 5 dynDNS for each of the IPCAM.&lt;br /&gt;&lt;br /&gt;Is there a solution?</description>

I haf other chipamp 100W BurrBrown high power opamp, but rather tos tick to the cheap LM3876 gainclone, its only RM18 at farnell, definitely cheaper at other places, concept of building a very simple CMOY class amp with a BIG heatsink and BIG tranny, but much less part. Anyonestarted anything on this? Seriously need to source for sum EXTRA KEWL casing...&lt;br /&gt;&lt;br /&gt;Also, I think in 1-2 weeks time ill try to make a PCB out of it, single layer PCB, as small as it gets, 2 chips on 1 board to reduce wiring, after I&amp;#39;m done wit that, I think ill ship them to sum ppl who are willing to test them out. Of course, hopefully sifoo bsl555 whould chip on advice for the PCB then.&lt;br /&gt;&lt;br /&gt;So...shoot&amp;#33;</description>

            <description>A friends IM716 came in such condition, unused and kept in the im716 case. They are more than the above cuts and these are mild compared to the others. I experimented and scratched the cable lightly and moving them afterwards.             <title>One day, I got my hands on PX200</title>

            <description>So, today was kind of a suprise, my friend came into office bawa a box of Nokia N91 with a bundled PC200, notorious as they are, i dun give a shiet cos i know they sux, he tidak habis puji sound nice, plug it in to his N91 and pasang on my head. ergh..sounds quite..bad, not that bad, so i was thinking, maybe its the N91. So borrowed it for a day and plug it in to my setup..i dun haf a portable amp, shipped to a buyer xd thus..&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;EMU-1212m &amp;gt; PPA V1.1&lt;br /&gt;&lt;br /&gt;Quite satisfied with my setup, though still acquiring parts for a PPA V2.0 and a custom Dyna-LO. ICs are L-4E6S and uses switchraft/canare everything.&lt;br /&gt;&lt;br /&gt;HD595&lt;br /&gt;&lt;br /&gt;Just NICE&amp;#33; Well for me anyways, i still remember sum DT990 owners saying HD595 doenst haf enough bass. In my opinion, it has just enough bass, but maybe that person is into heavy metal, hardcore blacks..huh..And because I dun haf enough time on anything better than this config, u wanna send ur 650 or 701, go ahead ler &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;&lt;br /&gt;KSC75&lt;br /&gt;&lt;br /&gt;okay, everybodys favourite cheap ass fire retardent ear covers. I did the test after the PCX200 below and WHAT A RELIEF&amp;#33; Sumthing decent and nice after all, instrument separation it still not up to par, far better than the PX200. more balanced, though a bit light on the bass. On the setup, everything seems to be pulled down to the mids, the highs are a bit low, not that high enough and the lows are pulled up, less power in those slams. Detail wise, nice nice nice (well, at RM65 apa u mau complaint lerr&amp;#33;&amp;#33;).&lt;br /&gt;&lt;br /&gt;PX200&lt;br /&gt;&lt;br /&gt;On PPA, everything changes, the sound is no more..dark, it became the opposite (man this are magical), everything is so freaking..high&amp;#33; Lows are non-existance and mids are pulled up to the high section, and i thought KSC75 was bright..hoh..Detail wise, huh, wat do you expect, lows are gone, mids and highs sudah rojak..not to mention the timbre is a bit..artificial (or maybe i just dun like the sound signature..). Anyways, never get these horrible piece of equipment..horrid, ergh&amp;#33;&lt;br /&gt;&lt;br /&gt;Oh, not to mention, when i wear this headphone, theres a constant noise buzz..the suprise is, the wire is not even connected, haha&amp;#33; Its like the effect of holding a seashell to your ears, just that the noise is not as decent. WTF up wit that?&amp;#33;?&amp;#33; So throughout the listening, ada la the sound there.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;MZ-NF610&lt;br /&gt;&lt;br /&gt;Okay, not the best of anything but it beeats iRiver and chapalang mp3/mp4 players right on, hoh&amp;#33; iPod and other new Sony i dunno ler..output power are miniscule, begging for a &amp;lt;removed&amp;gt; in amplification..&lt;br /&gt;&lt;br /&gt;HD595&lt;br /&gt;&lt;br /&gt;I haf never bothered to test this out, but what the hell..need a higer volume..dark..though the highs are very nice. Vocal is still nice..hell, everything is nice, well, nice as in boleh tahan la, better than nothing..better than an amped KSC75 (and definitely better than any config of the PCX200), but who uses this with portable neways..Never tested amped with the MD player.&lt;br /&gt;&lt;br /&gt;P/S : Compared to the EMU setup below, heaven and hell..explain why i never use my portable..&lt;br /&gt;&lt;br /&gt;KSC75&lt;br /&gt;&lt;br /&gt;A bit thin, kinda dark..hmm..more like theres no MID, it seems hilang terus. Bass is weak, and highs are too strung up, very very bright, the brightest setup i have. Overal, thin thin thin and i hate it, but i got nothing better. Boring setup..&lt;br /&gt;&lt;br /&gt;PCX200&lt;br /&gt;&lt;br /&gt;Not as thin as the KSC75, better bass and not at bright, kinda suprise since on my other setup, the PX200 is a horrid MoFo&amp;#33; Its more interesting listening to the PX200 compared to KSC75 (but not as much and well..i still dun like it..). Unexpectedly, this first listening session shows me that the PX200 is better out of the box compared to KSC75. However, an amped KSC75 (bukan chapalang retail amp aa, PIMETA amp) the KSC75 sounds interesting and far far better than the PX200 unamped (and gizalion better than an amped PX200). Better is not..BETTER in general, its better cos it doesn sound as thin and as bright as an unamped KSC75, n i just hate anything thin and bright.&lt;br /&gt;&lt;br /&gt;Overall, get away from those PCX200, those fiend&amp;#33;&amp;#33; Overpriced MoFos..</description>
