"Cost of Using My Own Lawyer VS Using Buyer Lawyer"

I only know this
Lawyer fee for S&P
First RM150k = 1%
Subsequent up to RM1 million = 0.7%

Roughly how much using "Own Lawyer VS Buyer Lawyer", difference in cost.

Discharge of loan

I know the standard discharge fee is $300-400, but my lawyer tell me there is other misc expenses which cost a few more hundreds, total sure below $1000.
Is this normal, $300++ etc ? normally total is how much if the strata title is ready and loan fully paid already.

My lawyer also ask me go to the bank to sign a form to appoint him as the discharge lawyer, but my friend experience said don't need go to bank, so which one correct ?

When seller can get all the money

After S&P and get 10%, when the seller can get rest of the money (90%) ?
When ? after the completion of property owner name change ? what if there is some huge delay up to 1 year due to strata title dead of owner etc ? i get the money 1 year later ?
Let's say i need the money very urgent like within 60 days after S&P, can i get the full money before the name change ?
eg. they give me the full money first then i hand the key to purchaser to live or rent, then wait for the time consuming last step name change.
Normally the name change and 90% money handover take how long.
What you suggest if i want the 90% as fast as possible.

When i check the TENAGA price history, found that many chart is not correct.
If you do research with these chart, you'll lose all of your money.
