            <title>Bank still accept third party loan for property?</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I would like to ask a question about third party loan.&lt;br /&gt;- Currently do bank still allow and accept third party loan?&lt;br /&gt;&lt;b&gt;Answer: Yes, some banks do.&lt;/b&gt; &lt;br /&gt;&lt;br /&gt;- Can A &amp;amp; B name on S &amp;amp; P but only A apply for the bank loan?&lt;br /&gt;&lt;b&gt;Answer: Can&lt;/b&gt; &lt;br /&gt;&lt;br /&gt;Currently me and my friends visit to a new launch project show gallery.&lt;br /&gt;And the agent told us that we are not allow to apply third party loan. He said the panel bank is Ambank and so far they does not allow the buyer to apply third party loan. Is it true?             <title>Lowest cost renovate house for rent?</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I know many experts here buy property for investment; rent it out and use rental to pay back loan monthly installment.&lt;br /&gt;Can you please share how you renovate your house (condo/landed property) to have better rental income?&lt;br /&gt;Such as: &lt;br /&gt;- Basic info of your unit (condo/landed, square feets, property price, rental, maintenance fee, carpark or etc)&lt;br /&gt;- What kind of renovation and cost&lt;br /&gt;- What kind of furniture/electric product/facilities provided?&lt;br /&gt;&lt;br /&gt;Do there is a margin/formula to count how much we should spend on the property for renovation + furnishing base on the property price or monthly rental?&lt;br /&gt;&lt;br /&gt;I had bought a condo cost me 276k; which i plan to rent out the whole unit for 2-3 yrs. And taken back the unit for own stay after 2-3 yrs (for married  &lt;!--emo&amp;:P--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/tongue.gif' border='0' style='vertical-align:middle' alt='tongue.gif' /&gt;&lt;!--endemo--&gt; ) It&amp;#39;s a bare unit, but kept quite good condition;  2+1rooms 2 bath rooms; 2 rooms and living hall got air-cons. Kitchen have some old cabinet. About 1200sf. Surveyed online if unfurnished can rent out ~RM1200; with furnished ~RM1400-1500;&lt;br /&gt;&lt;br /&gt;Plan to furnished it for easier rent out. Do you guys think I should renovated it for better value? (if yes how much i should budget it?)&lt;br /&gt;My initial list of furnished need to include:&lt;br /&gt;- bed frames (for 2 rooms at least)&lt;br /&gt;- waldore/cupboard (optional)&lt;br /&gt;- mattress (optional)&lt;br /&gt;- sofa&lt;br /&gt;- TV + table&lt;br /&gt;- dining table&lt;br /&gt;- shoe rack&lt;br /&gt;- fridge&lt;br /&gt;- washing machine&lt;br /&gt;- water heater (optional)&lt;br /&gt;- cooker hood and gas hob (optional)&lt;br /&gt;&lt;br /&gt;Plz kindly share me your comments and experiences. Probably other newbies like me can learn something from your bright ideas/thought which beneficial alots..             <title>Lower property value in S&amp;amp;P?</title>

            <description>Hi All,&lt;br /&gt;&lt;br /&gt;I have a question which required your help/comments.&lt;br /&gt;May I know do there any concern if I want to put lower property value in S&amp;amp;P?&lt;br /&gt;&lt;br /&gt;Let said I want to buy a 2nd-hand condo which owner want to sell at 270k.&lt;br /&gt;But bank only can value it 250k. So extra 20k need to pay by my own. (which i have extra down payment).&lt;br /&gt;So now I am thinking to put in S&amp;amp;P that the property value at 250k (instead of actual price owner sell me at 270k).&lt;br /&gt;Which I wish to settle the 20k with owner in private.&lt;br /&gt;&lt;br /&gt;If put 250k in the S&amp;amp;P I can save some &amp;#036;&amp;#036; on the 50% discount for S&amp;amp;P stamp duty.&lt;br /&gt;Somemore I only can get 250k loan value from bank (90% of 250k).&lt;br /&gt;&lt;br /&gt;Any concern if I put my property value lower than purchase price in S&amp;amp;P?&lt;br /&gt;Pro and cons?
