Question in booking fee stakeholder

Hi, I'm going to buy a second hand house, but now Im facing a problem, need u guys to help me clear it up.
My problem is, im going to buy a house, there is a property agent between me and the owner.
Now the owner required me to pay the booking fee by cheque with his name on the cheque, but not the property agent company.
The owner himself is a lawyer and owned a lawyer firm. So I decided to write the owner's lawyer firm as the booking fee stakeholder instead of the owner himself.
but the owner rejected the cheque, he insist I pay the booking fee direct to him. I feel very unsafe to do so. If what if I pay the booking fee to him, and he ran away.
my question is, in this kind of situation, how should I deal with the owner?

Would like to know is it worth to buy for investment or staying?
I also heard Fadason has some bad background.

im going to get a new set of pc. my cpu is amd athlon x2 5000+ BE.
i juz wondering which mobo has good price/performance for tis cpu oc.
my budget for mobo is rm300 - rm350.
any suggestion?
