Seeking Advice to Sell Property in 2011 ?

Hi,
am a real property noob here - have always buy property to live-in only.
seeking some expert advice on whether to sell or not (with ready buyers).
bkt jelutong serambi corner unit about 2k sf bu & 3k la, north, 4+1b, 4baths, extended,mature garden,adjacent to park/empty land.
researching and found current price range rm350-425 psf
1. what's the current mkt price should i be looking at
2. estimated mkt price in next 12months (as i heard nearby shopping mall when open soon will help propel house price around the area??)
3. plan to rent in next 1/2 years in same/nearby areas, rental around rm1.5k-2k/mth for a 22x75 dsl
4. invest monies from above sale on rental properties next 1/2 years and/or agricultural land (matured or near maturing rubber/palmoil trees) in say pahang/johor
do tell if am crazy or nuts, tqvm

these 3 timber counters suddenly moved this week.

fundamental they were all doing well until the previous quarter
last quarter earnings should be out later this month
don't see current property and construction able to sustain demand

anyone know why or with news on timber demand, supply, pricing policy
or purely being goreng

Recently announcement of 4:5 bonus issue
A friend told he's been collecting NTPM
Price looks very stable in sea of volatibility!!
Anyone here have any views?
Anyone holding NTPM for long-term?

Loan Repayment Decision

Hi am new here,

Just bump into this forum and read some interesting threads on loan types. Want to seek some advice on mortgage repayment options.

Loan amount: $300k with Std Chartered
Type: re-mortgage June 2006 at 3.5% yr 1; 5.75% yr 2; BLR 6.9% now
T&C: min stay of 5yrs before early repayment penalty is waived
Tenure: 20years

1. Have company subsidizing 3% of interest payment which is tax deductable (say at 20% cliplevel)
2. Have been paying about, on average, $900 more every month since June 2006.
3. Have option to withdraw $100k from EPF (was saving for kid educ fund)
4. Have liquid cash say about $100k from other bank accounts

Understood we have a situation here on possible interest rate hike in the near future.
Hence I will need to look for a better option to minimize interest payment but which ???
All expert advice welcome and much appreciated
