            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve recently log-in to maybank2u.com and this message pop-up and I am a bit worried to click the &amp;quot;Register&amp;quot; button due to many fraud cases in the past.&lt;br /&gt;&lt;br /&gt;Have anyone tried register this latest online security safety features and is it adviseable to do so?&lt;br /&gt;The problem is, if I dont register, I cant proceed to check or do online banking. I thought it supposed to be optional for user to choose whether to register or not. This feature seems compulsory. &lt;br /&gt;&lt;br /&gt;Can anyone advise on this?&lt;br /&gt;I&amp;#39;ve called maybank hotline and for many times, my calls are unasnwered. &lt;br /&gt;&lt;br /&gt;&lt;img src='http://i55.photobucket.com/albums/g150/JackHonLao/untitled-10.jpg' border='0' alt='user posted image' /&gt;</description>

            <title>HELP&amp;#33; Errant Tenant.</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Hopefully posted in the right forum. &lt;br /&gt;&lt;br /&gt;Appreciate your advise related to my current issue with my tenant. With the tenancy law which favouring the tenants, Me as the landlord is having nightmare to deal with such nasty tenants. &lt;br /&gt;&lt;br /&gt;I&amp;#39;ve rented out my property to a couple few months back and since then, the monthly payment is made but always missed the dateline and I have to chase for it. Things get worse last month as they have been avoiding my phone calls and no payment made so far. all my calls and sms to no avail and personal visit found no one at home. lately, I don&amp;#39;t see any sign of them staying there.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve sourced for many advises and found out that the right procedure is to issue them Termination notice of tenancy agreement if they fail to settle the outstanding rental with 1 month notice. If they refuse to, will have to apply for cort order to recover back my property.&lt;br /&gt;But the problem is, the above wil take approx 2-3months and I cant afford to wait so long.&lt;br /&gt;FYI, i have a Tenancy Agreement with the Tenant and it is duty stamped.&lt;br /&gt;&lt;br /&gt;What i did was, I&amp;#39;ve reported police to ask for permission to go into the premises as the tenant cannot be found and contacted, and change the lock if found the premises is vacant (meaning the tenant no longer stays there).&lt;br /&gt;Follow by tat, I&amp;#39;ve serve them Notice of Eviction (b&amp;amp;W and sms) and the dateline is due but they have yet to contact me.&lt;br /&gt;&lt;br /&gt;Before I do so, need to seek for final confirmation whether i will get any legal suit from the tenant by breaking in and change the lock without court order. &lt;br /&gt;&lt;br /&gt;FYI, during entering the premises, I will bring the previous agent as witness and will take photo and video to proof that I do not take anything from the  tenant. If I find they have already move out the premises, I will proceed to cancel the tenancy agreement and find next potential tenant. &lt;br /&gt;&lt;br /&gt;Please advise whether I&amp;#39;m doing the right thing and whether I will get lawsuit if I enter the premises in such manner.&lt;br /&gt;&lt;br /&gt;Appreciate your advise. &lt;br /&gt;&lt;br /&gt;</description>

            <title>Buying Bumi Lot ... and I&amp;#39;m non-bumi.</title>

            <description>Dear all,&lt;br /&gt;&lt;br /&gt;I have a case here, hope you all can advise with your knowledge and experience.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m currently applying loan to purchase a Bumi lot [i&amp;#39;m non-bumi]. The owner is a friend of mine and he has bumi status. The bank loan is currently on-hold due to the Developer refuse to release Undertaking Letter to the bank. &lt;br /&gt;Fyi, we&amp;#39;ve done everything and only pending is the letter from developer in order the bank to proceed.&lt;br /&gt;&lt;br /&gt;Below are the points for your reference:&lt;br /&gt;&lt;br /&gt;1. My friend purchased the property more than 5years&lt;br /&gt;2. Property is under Master Title&lt;br /&gt;3. Developer claim that it is Land Office requirement to ask for refund if the property is sold to non-bumi&lt;br /&gt;4. Developer will not release the letter until my friend refund back the bumi discount he used to entitle to the developer.&lt;br /&gt;5. Developer couldn&amp;#39;t produce any letter or documentation on their claim on the refund. They said it is unwritten law.&lt;br /&gt;6. Our lawyer is hopeless, and the only advise he gave us, is to pay the developer.&lt;br /&gt;7. My friend managed to talk to Land Office personnel and they said it is not in any Act.&lt;br /&gt;&lt;br /&gt;So, my question is, is it really under the Housing Act that the developer has the right to ask for refund on the bumi discount? What should we do if the developer insists to get the refund and refuse to issue the undertaking letter?&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve already talk to the bank and nothing much they can do since the property is under master title. they will not proceed until they get the letter from the developer.&lt;br /&gt;&lt;br /&gt;Please do share or advise me on solving the above...or at least, what can I do next? This has been dragged for few months.&lt;br /&gt;&lt;br /&gt;Thanks all in advance. &lt;br /&gt;&lt;br /&gt;</description>

            <title>Which College is Offering CIM Night Time Course?</title>

            <description>Dear all,&lt;br /&gt;&lt;br /&gt;I have been calling and asking a few colleges in PJ area but none of them is offering CIM part time course. Most of them only have full time courses which it is impossible for me to attend.&lt;br /&gt;&lt;br /&gt;Is there any of you who are in college or currently taking CIM, may share with me which college are you in; so that I can proceed further with my enquiries?&lt;br /&gt;&lt;br /&gt;FYI, I have taken and passed 11 subjects and 1 more to go to complete the Post Grad Dip. &lt;br /&gt;&lt;br /&gt;Thanking in advance.</description>

            <title>Opinion Needed for Home Loan Interest Revisions.</title>

            <description>Guys, I&amp;#39;m currently appealing for lower interest rate from my existing bank which I took the home loan. &lt;br /&gt;&lt;br /&gt;I&amp;#39;ve purchased a property back in early 2007 but was only offered -0.75% back then and if to compare with today&amp;#39;s rate, we can get easily -1.7% and above.&lt;br /&gt;&lt;br /&gt;Before I proceed further with my appeal letter, I would like to seek advise or opinion from those who has done it before.&lt;br /&gt;&lt;br /&gt;I was told by the bank that my loan is within a year from the date of CF being issued, the chances of getting the interest rate revise is rather slim ... is that true?&lt;br /&gt;&lt;br /&gt;If I plan to change to other bank with better rate, do you think the potential bank will absorb the penalty charges from my existing bank as I have yet to complete the loan probation period?&lt;br /&gt;&lt;br /&gt;Thanks in advance for your advise.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

            <title>Im 29 and do not have SPM Cert ... Help&amp;#33;</title>

            <description>Hi all, Im currently looking for a career change and my potential new company requested for my SPM certificate. Well, I did take the SPM exam in 95 but upon getting my results, I didnt bother to collect my SPM cert as I done very badly...and head straight to work for couple of years before went to college.&lt;br /&gt;&lt;br /&gt;Im just wondering if I want to collect my SPM cert after 13yrs, what should I do?&lt;br /&gt;&lt;br /&gt;Anyone experience this before or any idea how to go with it?&lt;br /&gt;&lt;br /&gt;Thx all in advance.&lt;br /&gt;&lt;br /&gt;[addedon]July 10, 2008, 10:11 am[/addedon]FYI, I do have degree but somehow, due  to my potential new company policy, all interview candidates must provide SPM certificate.</description>
