            <title>Buying house for the first time</title>

            <description>Hi all, I am new in this area . Recently, I am planning to diversify my portfolio to be in real estate. &lt;br /&gt;&lt;br /&gt;Currently , I can afford to save up Rm 2500 per month, and my bank account has around Rm 100,000 . I am planning to buy a property near KLCC, either Maytower or Regalia (or other property, please recommend) . I care less about property appreciation but more to rental I can get per month, as I am planning to rent out the apartment as investment purpose and do not foresee myself living in it. &lt;br /&gt;&lt;br /&gt;I have some questions and would really appreciate if any sifu in lyn could help. &lt;br /&gt;&lt;br /&gt;1) Is it a good option to buy Maytower or Regalia for investment in rental only ? Is there other alternative ? would really like those nearer to klcc&lt;br /&gt;&lt;br /&gt;2) For rental purpose, is there any agent that could help me to handle everything which include finding rentee (person who rent my apartment) , collecting rent for me per month, handling all the conflict or services that I should provide to rentee, etc. IE. I would like to find a rental management company.   &lt;br /&gt;&lt;br /&gt;3) I search through iproperty.com and found that the rent for Maytower is around Rm1600 for apartment worth Rm 350,000, for 500 sf. If include all the tower management charges , which would be Rm0.35 / sf , the yearly return would be (1600-0.35*500)*12 / 350,000 = 4.8% per year. Is this a good return based on the current market rent ? Is there other charges besides the management fees that I should take into consideration ?&lt;br /&gt;&lt;br /&gt;Thanks very very much.             <title>[Review] My experience with China made mobile phon</title>

            <description>It has been 2 weeks from now,&lt;br /&gt;from the time i decided to sell off my Samsung Omnia,&lt;br /&gt;and bought a china made mobile phone.&lt;br /&gt;&lt;br /&gt;Most of my friends think that i am crazy enough,&lt;br /&gt;to have this kind of decision.&lt;br /&gt;According to them,&lt;br /&gt;china&amp;#39;s phone is just like a piece of shit,&lt;br /&gt;with poor performance, short battery life, ugly look, &lt;br /&gt;and with the possibilities to explode. &lt;br /&gt;&lt;br /&gt;After doing some research from the internet,&lt;br /&gt;I insist on my decision, &lt;br /&gt;to sell off the Samsung omnia at HK&amp;#036;3500,&lt;br /&gt;and bought a HK&amp;#036; 500 (Rm250) china made mobile phone.  &lt;br /&gt;Frankly, I am not short in cash, &lt;br /&gt;or in any financial difficulty, &lt;br /&gt;just that I like to try new things,&lt;br /&gt;that few people have tried before,&lt;br /&gt;and impress them with the result.&lt;br /&gt;&lt;br /&gt;First of all,&lt;br /&gt;I must admit that,&lt;br /&gt;I had a bad experience with all the expensive phone.&lt;br /&gt;For reference,&lt;br /&gt;I owned &lt;br /&gt;1) Nokia 3660&lt;br /&gt;2) Motorola Mpx (Limited edition, not been introduce to market)&lt;br /&gt;3) Eten &lt;br /&gt;4) O2 mini&lt;br /&gt;5) O2 Atom&lt;br /&gt;6) Sony Ericcson P990i&lt;br /&gt;7) Apple Iphone (2G)&lt;br /&gt;8) Htc Tytn 2 &lt;br /&gt;9) Samsung Omnia&lt;br /&gt;&lt;br /&gt;before. But none of them satisfied my need. &lt;br /&gt;For the Samsung Omnia, &lt;br /&gt;the touch screen keypad was a nightmare. &lt;br /&gt;The QWERTY on screen keypad was never accurate,&lt;br /&gt;especially the few sides key. &lt;br /&gt;But frankly, &lt;br /&gt;the phone has the best built in camera i ever used, &lt;br /&gt;and the battery life was up to expectation,&lt;br /&gt;with the standby time of at least 3 days. &lt;br /&gt;&lt;br /&gt;Now,&lt;br /&gt;move to the china phone part,&lt;br /&gt;I bought the phone in the shenzhen,&lt;br /&gt;a place where miracle happens.&lt;br /&gt;20 years ago,&lt;br /&gt;the place was just a poor village,&lt;br /&gt;but for now, &lt;br /&gt;it is one the economy heart of china,&lt;br /&gt;producing high tech stuff to supply the whole 1.3 B nation,&lt;br /&gt;which includes mp3/mp4 back in 4-5 years ago,&lt;br /&gt;and mobile phones for now.&lt;br /&gt;&lt;br /&gt;According to a new statistics,&lt;br /&gt;published by the american authorities,&lt;br /&gt;the pearl river delta (珠三角) region, &lt;br /&gt;which include the 9 cities in guangdong (include shenzhen),&lt;br /&gt;together with Hk and macau, &lt;br /&gt;will have the highest GDP in the world,&lt;br /&gt;beating the New York , London, and Tokyo,&lt;br /&gt;in the coming 30 years.&lt;br /&gt;Frankly, &lt;br /&gt;I strongly believe in this,&lt;br /&gt;and I am sure that you will,&lt;br /&gt;if you had a chance to have an eye on the level of development in ShenZhen.&lt;br /&gt;&lt;br /&gt;For the phone,&lt;br /&gt;as i stated earlier,&lt;br /&gt;it cost only for Hk&amp;#036; 500 (Rm250).&lt;br /&gt;This was the cheapest phone i ever had,&lt;br /&gt;and with the best performance to price ratio.&lt;br /&gt;&lt;br /&gt;1) The phone has a 2.8 inch touch screen,&lt;br /&gt;dual sim, dual standby mode, (I can have my malaysia sim and hk sim together, so that i wont miss out any of my online business client in Malaysia)&lt;br /&gt;&lt;br /&gt;2) An extremely big and powerful speaker (in fact, i believe that no other phone manufacturer in the world will have this kind of speaker in their product. The speaker is extremely loud, with satisfactory noise level, and most importantly, it can produce a strong enough bass that you can feel it even in the noisy pubs) &lt;br /&gt;&lt;br /&gt;3) Free Tv reception, (Imagine, I can watch all those tvb drama in my room, with near to perfect video resolution)&lt;br /&gt;&lt;br /&gt;4) Expandable memory (micro SD, i bought a 4gb microSD in shenzhen for HK&amp;#036; 45 (Rm20) , and i can place all the songs in my phone, and play it whenever i want. Just imagine, how much does a phone with 4gb internal memory in the market cost ? Frankly, the phone can produce better sound quality than my Fujitsu Laptop, which cost around HK&amp;#036; 17,000 -- Rm8000 (Market price in sept 08).&lt;br /&gt;&lt;br /&gt;5) Extremely long (i really mean it) battery life. (I think no other phone in the market can have this kind of battery life. Imagine, I spent an average of 20 minutes per day watching TV , 30 minutes playing music, 10+ sms , 10 minutes phone calls , took several pictures, and some games . The phone can last for 1 week without charging, thanks to the 5000 Mah battery inside. You might think that the battery will explode, but i am pretty sure that it won&amp;#39;t, cause the battery never sends out extreme heat on daily usage, neither when it is charging. &lt;br /&gt;&lt;br /&gt;6) Motion sensor - when you are playing music, just shake it for the next song. When you watch tv, just turn the phone to any position, and the screen will tilt automatically. On the standby screen, just shake it to change for another wallpaper.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;For now, &lt;br /&gt;I am totally satisfied with my new phone,&lt;br /&gt;cause i don&amp;#39;t use 3g (kinda weird to talk face to face) , Gps ( Hk is just so convenient) , wifi (i better use netbook) , and side aps ( i never install any side application in my omnia although it has tons of application) . &lt;br /&gt;&lt;br /&gt;For my friends,&lt;br /&gt;if you use your phone only for&lt;br /&gt;1) Calls&lt;br /&gt;2) Sms&lt;br /&gt;3) Songs&lt;br /&gt;4) Fm&lt;br /&gt;5) Tv&lt;br /&gt;6) Dual Sim (studying / working overseas)&lt;br /&gt;7) Show off ( The TV function , loud speaker with Bass , and the price itself will impress most of your friends)&lt;br /&gt;&lt;br /&gt;then you better get a china phone.&lt;br /&gt;&lt;br /&gt;Just don&amp;#39;t feel shame, when everybody besides you are using the expensive Iphone, Japanese Docomo phone , Nokia N96 , etc . etc  .... Impress them with your brandless Hk&amp;#036; 500 (Rm250) phone. Make them feel and look stupid when they are spending over Hk&amp;#036; 5k to buy the overdesigned phone packed with the rubbish 3g , gps , wifi , or even the finger print scanner. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Iphone User, see the big Apple signboard in your neighbouhood ?             <description>As topic, I have been offer for the 3 hp namely Omnia, Diamond, and Iphone 3G (Hk version, preset to be unlock). The price (Firm) that i am getting are &lt;br /&gt;&lt;br /&gt;16 GB Omnia - Rm2600 (Sg set, without warranty)&lt;br /&gt;Diamond - Rm2200 &lt;br /&gt;16GB Iphone 3G - total Rm3600 (Including 24 mths contract with 500 min free call per mth + 500mb data. I will be signing contract since I am going to study at HKU)&lt;br /&gt;&lt;br /&gt;The price above are just optional for comparison, I care less for the price. &lt;br /&gt;&lt;br /&gt;My requirement:&lt;br /&gt;- Good camera&lt;br /&gt;- Good Gps&lt;br /&gt;- Beautiful screen with higher resolution&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;After doing several research through the net and hear from what others said, below are the summary of the cons of the phones. I would leave out the pros of the phone since it is very easy to access through internet.&lt;br /&gt;&lt;br /&gt;Omnia&lt;br /&gt;- Memory card not hot-swappable&lt;br /&gt;- Non-standard USB port&lt;br /&gt;&lt;br /&gt;Diamond&lt;br /&gt;- Not satisfied with the camera, always lagging when taking photo or video&lt;br /&gt;- Only 4gb memory, without memory slot&lt;br /&gt;- Smaller screen&lt;br /&gt;- short battery life (900 mAH compare to 1440 mAH of omnia)&lt;br /&gt;&lt;br /&gt;Iphone 3G&lt;br /&gt;- Bad camera&lt;br /&gt;- Need money to buy most application (Since I am planning to use the legal version, I guess i wont jailbreak it)&lt;br /&gt;- Bad speaker&lt;br /&gt;- Only google maps to use as Gps for now&lt;br /&gt;- Hate to sign the plan&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Can you help me to choose ?</description>

            <description>I am a kid in stock exchange, and i am keen to learn. When we are researching a counter, which step shall we take ?&lt;br /&gt;&lt;br /&gt;For me, i only do this&lt;br /&gt;&lt;br /&gt;1) Look for those familiar one&lt;br /&gt;&lt;br /&gt;2) Look for the personality of the counter , whether it is main or 2nd board, or which sector the counter is in (will be glad if it was plantation or oil and gas)&lt;br /&gt;&lt;br /&gt;3) Look for the yesterday price, and also today high and low&lt;br /&gt;&lt;br /&gt;4) Look for previous month price , and key in the counter name in google and hear what others say&lt;br /&gt;&lt;br /&gt;5) Read bursa.com about their latest announcement&lt;br /&gt;&lt;br /&gt;6) login to the company website and see their properties, make sure it is not an empty company but with something to hold (eg , for plantation , got many lands, for industy, got many machine ..... )&lt;br /&gt;&lt;br /&gt;Is the step i am taking correct ? I know this is just something very common when researching a counter, any more advance method like watching those ???? graph &lt;br /&gt;&lt;br /&gt;Feel free to ask any comment, as we all are learning from mistakes .</description>

            <title>A very stupid question</title>

            <description>I am new in stock, and i have apply for the non-margin account, will i loose beyond what i invest ? Cause i see some hk movies they loose till suicide , and they said they owe a lot of money, how can this happen if they didn&amp;#39;t lose beyond the money they invest ?</description>

            <title>I am beginner , pls help ......</title>

            <description>Hi, i am beginner in stock trading. &lt;br /&gt;&lt;br /&gt;I am using the online buying stock system and in the system, the duration for the stock is categorize into&lt;br /&gt;- session  &lt;br /&gt;- day &lt;br /&gt;- good till date &lt;br /&gt;&lt;br /&gt;Whats that mean?&lt;br /&gt;&lt;br /&gt;And regarding the stock, for example, the klk, there got &amp;quot;klk, klk-ce , klk-cf&amp;quot; , i have just called the securieties company and they said the -ce and -cf  is like the extra share to increase the capital, and it got certaion period, and 5 -ce can form the mother share , but need to add Rm16 , is it true ? The Rm16 is each lot or the whole ? &lt;br /&gt;</description>

            <title>Enginering path, is it a fortune ?</title>

            <description>I have my A level results with me and currently waiting for U overseas. I am so free recently and end up reading the education forum worldwide, including those from Uk, China, Hong kong, Canada, Singapore, Australia, and Malaysia here. &lt;br /&gt;&lt;br /&gt;What i found out in total is that engineering is not actually a hot courses in those developed country, thus making the entry requirement extremely low compare to the other coures like architecture, law, and even Business (accounting and economics). Let me take an easy example where there is real statistic to prove my words. Let it be the most famous U in australia, melbourne U. (for comparison, i have used A lvl as standard)&lt;br /&gt;&lt;br /&gt;For melbourne U,&lt;br /&gt;Bachelor of Commerce : ABC&lt;br /&gt;Bachelor of Arts : BBC&lt;br /&gt;Bachelor of Medicine: AAA &lt;br /&gt;Bachelor of Engineering : BCC&lt;br /&gt;&lt;br /&gt;It seems that the Bachelor of engineering is quite a low requirement courses and from what i read in overseas forum, those who picked engineering courses are mostly asian, from the developing country like SEA and china. Many people will take for granted (including me in the past) that those student in developed country are more likely to choose the arts stream and end up in those useless courses like languages, history, etc. But the fact is that those student are really keen in science subject, but they dont tends to involved themselves in the engineering field. They would prefer those more &amp;quot;pure&amp;quot; sciences like taking Physics, Chem , Biomed, or even math. Trust it or not, math is among the most difficult courses to get in both oxbridge. &lt;br /&gt;&lt;br /&gt;Since i have applied to University of Hong kong (which ranked 18th in the world and famous for its medicine course. Believe it or not, the &amp;quot;father&amp;quot; of china - Mao Zhe Dong, also graduated from there), i have found out this&lt;br /&gt;&lt;a href='http://www4.uwants.com/viewthread.php?tid=5628006&amp;extra=page%3D1' target='_blank'&gt;&amp;lt;&amp;lt;&amp;#24859;&amp;#24796;&amp;#38738;&amp;#26149;,&amp;#21063;&amp;#19981;&amp;#35201;&amp;#36984;&amp;#35712;&amp;#20219;&amp;#20309;&amp;#24037;&amp;#31243;&amp;#23416;&amp;#31185;,&amp;#21542;&amp;#21063;&amp;#32066;&amp;#36523;&amp;#24460;&amp;#24724;&amp;gt;&amp;gt;&lt;/a&gt;. The main reason is, Hong Kong is too near to china, the power house of economics and the future of technology, and as you know , china Chinese (different from Malaysia Chinese) are extremely strong in Sciences and maths. And what you might know also, china is currently developing and produced more than 350,000 engineering graduates per year (From the china education forum). And , they have the advantages of low salary and hardworking, furthermore, they are really expert in the field. Whats the point of hiring a graduates from Imperial College with the salary of 8K per month in a sense that i can hire 3-4 engineress with the same amount of money. As the chinese term says: &amp;#19977;&amp;#20010;&amp;#33261;&amp;#30382;&amp;#21280;&amp;#65292;&amp;#32988;&amp;#36807;&amp;#19968;&amp;#20010;&amp;#35832;&amp;#33883;&amp;#20142;&amp;#12290; But in fact, they are not really &amp;#33261;&amp;#30382;&amp;#21280; but in fact 70-90% of &amp;#35832;&amp;#33883;&amp;#20142;&amp;#12290; Meaning the employer will have 3 x 70= 210 % = 2 graduates from Imperial college with the same price. And dont forget, India Indians is a threat too, they are extreme in math and science and from what i read in newspaper, India primary school kids can memorise the math table (&amp;#20056;&amp;#27861;&amp;#34920;&amp;#65289; up to 99 x 99 whereas we can only up to 12 x 12 = 144 . &lt;br /&gt;&lt;br /&gt;I have read a forum before related to physics (i forgot the name of the forum, i remembered i just typed physics homework in the google section and diplayed the forum), in the forum, some of the older batch of man getting themselves involved in the field told us, dont even get yourself involved in the engineering or physics or other science related courses or you will regret, unless you really interested in the subject and plans to further studies the course until master or phd.&lt;br /&gt;&lt;br /&gt;My sister is currently studying in NUS, majoring in life sciences. She was the top student there and her name appears in the dean list (if i am not wrong, 4.5 marks above can be listed on the dean list). I have been a visitor to the uni in january during my visit to singapore and lives inside the uni (Visitors lodge) for around a week. My sister was a very hardworking person and she always did her lab until 2-3 am. Before the day i come back to Malaysia, my sister invites me to &amp;quot;see&amp;quot; the bio lab (yeah, it is illegal to do that and requires a card key, student pass i think). When i entered the lab, i still remember the time was 10pm (oh ya, that was holiday season too), the lab still got 3 person inside and all of them are girls (yeah, admit it, singaporean are kinda hardworking). The lab is big and advanced. I have a chance to communicate to 3 of the girls in the lab and from what i heard from them, i was in a shock (during that time, i was not much familiar with those uni stuff). They told me : &amp;quot;After we graduates (all of them are year 4 stud , include my sis), all we can do is to become a test-tube washer (the person who wash the test tube in the lab, if they choose to be in the same field when they work). And is a fortunate if there is a company who willing to employ them in the same field as most of their seniors has change course. Imagine, 3 NUS graduates, says this things to me. And before i leave, their final advice was, &amp;quot;dont ever touch the science related field, go for business or finance section&amp;quot;. I leave before 11 pm since the last bus back to the visitors lodge was around that time. I still remember i took the A2 bus. NUS student, prove me correct in stating all the scene as i am not just blauffing around. &lt;br /&gt;&lt;br /&gt;The decision is yours, from all the information i gathered, only take the sciences related courses if you really like it and willing to further in the field , meaning study till master of phd. If you are money minded, dont ever touch this field as business or economics suits you better. While for me myself, i have choose to take pure chemistry as i am really interested in mixing the chemicals, and planned to take the course until master or even phd. &lt;br /&gt;&lt;br /&gt;Flamming welcomed, but please be reasonable.</description>

            <description>Hi, dunno if this thread appear before, But i would like to specify this thread for the best linux for beginner.&lt;br /&gt;&lt;br /&gt;I am new to linux os and wish to know which os is the best for beginner. I have choose the ubuntu 7.1 as my choice but seems that there is some hardware problem with my comp. As a result, the os appear to be very slow. &lt;br /&gt;&lt;br /&gt;Any recommendation for a good os except this one ? Thanks</description>

            <title>Beginner on the road</title>

            <description>Hi, i am new here and looking for some guides for stock trading for newbies but cant seems to find any (or maybe my eyes problem? )&lt;br /&gt;&lt;br /&gt;Can anyone teach me how to start it ? I am 20 years old now and i have tried to register the maybank online stock exchange but get rejected due to age limit of 21 years old. Any ideas from where i can start ? One of my friend recommended me to try the e-trade but it dont have the malaysia stock exchange . &lt;br /&gt;&lt;br /&gt;I got around 5K that can start off, is it enough ? &lt;br /&gt;&lt;br /&gt;Thanks very much, pls dont flame me if this topics exist before...... but i really can&amp;#39;t find any previous topics that relate to newbie.</description>
