Purchase Subsale House Without Deposit

Recently someone show interest in a house I'm selling. At first, he says he prefer not to pay deposit first because afraid his loan cannot pass and I forfeit his deposit.
I said, we can sign an agreement, if loan reject, just show me the letter and I shall refund. He then said his banker cannot give letter even got rejected because recently system changes.

I don't quite believe what he says actually, because I got past experience bought two houses. I'm in urgent want to sell this house, so I wonder should I give him basic info (not document) such as quit rent account number so he can ask his banker? Nothing he can do with such info is it?

Inconsiderate neighbor

I live at terrace house. Starting May, I notice some damage to my wall paint, bubbling and some mold.
I thought is waterproofing problem, but later find out was pipe leaking.
Takes time until last week, which I can 100% sure and proof to my neighbor it's their pipe leaking water to my side.

Problem is, they say they need time to save money for repair. I told him just do external piping, bypass the buried pipe, but he got a lot of excuses to delay the repair. Believe me, money is not an issue for him. Actually we got a lot of argument few years back, even involve police. But later, they take the first move to make peace, and we keep it that way until recently. I already talk to him like 5, 6 times, I try my best to avoid conflict. But, I got 2 years old daughter, I cannot bear with the fact they keep ignoring this issue and damaging my wall, even may cause health problem to us due to mold.

Really frustrating, any suggestion to handle this situation? Considered revenge, considered issue letter of demand, considered sue him in Small Claim Court. Haiz....

New motor mount too "soft"

Recently I changed all 4 motor mounts on my Persona, brand Schmaco. When I drive pass those thick zebra crossing, my car shake too much and engine almost "jump" out of the engine bay. I guess the motor mounts are too soft. Anyone face this problem before? I wonder how to solve this.

* I also changed my front shocks before this.

Loan Application Procedure

I plan to buy a house with price 300k. Only RHB says we eligible for 100% (after rough estimation), while other banks value the property for about 270k only and provide 90% of that amount.

Loan gonna put my gf name only because we wanna save on stamp duty. She's first purchaser while I'm not, so we believe this is the reason she's eligible for 100%.

But, I don't familiar with loan application process.

1. If I apply 100% loan, but bank only willing to give less than that, will they give me reject letter? I need this letter for refund of 3%.

2. If they agree 100% loan, at what stage I can confirm on the amount? After sign LO or Loan Agreement? Scare suddenly after their valuation they decide to loan me with less amount, then my 3% would burnt.

Uncooperative seller

Recently found a freehold house aged 13 years old.

Communications with agent found that owner only provide copy of Hak Milik Sementara. To confirm on the title status, I asked agent to check on the quit rent bill.

We later found the title is indeed freehold, but the owner never pay quit rent since he bought this house, like he didn't know the existence of Geran Mukim, and still holding the Hak Milik Sementara. I insist for them to provide me with a copy of freehold title so that my loan application would be smooth and my booking won't be forfeited if loan application delayed and later S&P.

Now, the agent says the owner not willing to cooperate and refuse to get a copy of said title. They thought these kind of things should be process by lawyer and I'm asking too much. I haven't ask him to provide previous S&P yet, but already face this kind of attitude.

1. If I take Hak Milik Sementara to apply loan, will the bank accept? Is it better for me to take freehold final title to apply?

2. These kind of reasonable request the owner also lazy to entertain me, I worry after sign S&P, if any delay in payment due to uncooperative owner, I would need to pay interest. Is there anything thing/clause I can add to S&P to protect myself?

3. Agent suggest me to apply a loan without booking form (pretend I'm buying from owner directly), then after I secure loan he issue the booking form. Since docs have dates and can be trace, would there be any problem in future?

Doubts regarding defects found

I took keys for my new house few weeks ago. I found so many defects, more than 70 I think (major and minor), which some of them I wonder whether the developer can rectify it or they will rectify it according to my preferable way. For explanation, pls view the images below.

(1) The edge of window is too narrow, so they made a hole to fit the lock. I ask for alternative, but I wonder will they do a major rectification to shave the "pillar". Do I have to accept this kind of defect because no other option available?

(2) I believe the defect is quite obvious. The angle is not right, plus the wall surface near the bottom is a little bit slanted. Can they rectify this kind of problem?

(3) Same problem with above, except that the wall is not slanted, that's all.

(4) When I close the sliding door, I found the upper and lower part cannot touch the wall. I believe the frame they install on the wall is already bent. Will they re-install another frame for me?

(5) The sewerage tank lid is much higher than the ground. I plan to ask them make it lower.

(6) Chipped aluminum windows frame. It seems like it was hacked by something sharp like a knife. I'm thinking whether they will grind it smooth using angle grinder, which I would not prefer, but neither would they replace a new frame for me. This troubles me.

One last thing, the wires on the ceiling they provide are just about 1 feet or less. Is this something normal? Would it cause any problem later which the length is not enough to install lights or ceiling fan, and I need to ask my electrician to change all the wires to longer ones? Please comment and give some advice. (sorry for my poor English, and thanks)

Defect complaint for house in construction

I visit my house which already completed 65%. Almost everything has complete except for electrical wiring and toilet...
I found some defects, such as uneven wall, cracks on plaster ceiling, deformed windows frame and so on. Some I consider to be major defects...
Should I complain to developer now? Or wait until the vacant possession?

Can you guys share commonly what are the defects you found?
When you list out the defects, would you worry the developer tell you that there's nothing they can do about it?

Sometimes I think whether I'm the one being "cerewet"....

Dell Inspiron 1420 Adapter

Banker's Cheque

Hi everyone, i wonder if i buy a banker's cheque from a local bank and pay to a company, so how did the bank verify the company's identity before make payment to them? Hope someone that works in bank can tell me. Cos i plan to buy a new car from a SA i know via internet and need to pay booking fee. For security, i will use banker's cheque with payment made to his company. Anyone got better suggestion for more secure payment method? Thank you very much.

My Inspiron 1420 can't boot from USB device

I own an Inspiron 1420 with preloaded Vista Home Basic. Recently i format it and replace with Vista Business. However, i found my 1420 can no longer boot from USB device. It ask me to remove the USB device and press any key to continue.....

Printing fades after refill my ML2010

Today i open the side cover of my ML2010 toner and refill the powder. Finally, when i print out something, the drum become sticked with powder and the quality of my print was faint. Before this i open the screw on both left and right and refill from there and nothing was happen. I spent my whole day cleaning the toner and the result is still the same. Can anyone help me with this?

Microphone not detected by notebook

Olympus u700 blue screen & D:5e02 error

One day when i turn the function button of my u700 camera, suddenly the lens keep turning in and out for two times and finally ends up with blue screen showing D:5e02 error. Anyone knows what is the cause? Most important, how much would it cost for repair? Thanks. Hope somebody could tell me.
