Rental Agreement - Issue with defaulted payment

Hi there, I would like to ask for some advices regarding this:
(I would appreciate if you could give some advices/comments)

Previously, I had rented my shophouse to a company, we did signed a tenancy agreement and was stamped. Under the agreement, rental has to be paid latest by 14th of each month.

However, they had defaulted payment for 6 months. Then I went to the premise and asked the company staff there for key, and immediately I locked the door.

Then, I faxed a notice to the company office, when I told them "You are given 2 weeks time to pay all your outstanding rental. If I did not receive any news from you within 2 weeks from now, then I will clear the premise and sell all the furniture and fittings."

So, I had not received any news from the company within these 2 weeks. I had cleared some of the furniture and fittings but not all.

Until recently (about 6 months after I gave them notice), the company sends staff to contact me regarding this. They said they willing to pay for rental and asked me to let them in.

They warned me that if there is no answer from me, they will make a police report.

1. Do they have rights to enter for their own belongings? (Assuming I had cleared/sold the things after 2 weeks notice)
2. Is it legal for me to sold their things when they had defaulted payment for 6 months and no answer from them despite 2-week-notice?

3. Please advise on what should I do now, and how much I can get back from them? If they suffer any lost of valuable, am I liable to pay them back?

Block P2P connection from router

I'm using Aztech DSL605EW

Can anyone teach me the way to block / minimise P2P connection over the network? My housemate always using P2P, donimating the connection

I heard something about the QoS shaper configuration which can be used to control P2P, but I'm not sure how to use it. Can someone clarify it for me? Thanks
