Cancellation of Property

Dear Friends,

A simple situation.

Buyer has seen the property via an agent and decided to purchase. Buyer then signs the Letter (not sure whats it called) produced by the agent and issues the 2% deposit cheque. after much discussion and thinking, Buyer feels that the property price is too expensive and decides not to purchase the property anymore and due to insufficient funds in the account the cheque issued bounces.

Question:
Is the anything the vendor/owner of the property can do legally? Is the transaction considered null and void? and is the buyer in any kind of problem?

Thank you for your opinions.
A New Business Proposal

Hi everyone,

BUYING, REFURBISHING/REPAIRING AND RESELLING AUCTION PROPERTIES.

I have this plan in my mind. I am confident that it would work. Need some productive feedback from you guys.

Example:

With a start up capital of RM150k, I would concentrate on a particular prop gng for at least a 2nd or 3rd auction which is priced below 100k.the types of properties within this range would be low cost apartment, low cost houses and maybe middle cost apartments. In the event I manage to bid for a property with a MV of say RM95k at RM70k, I will have at least Rm20k to play with. I would spent a maximum of Rm5k for the painting cleaning and touching up of the house. With that my cost would be RM75k. Even if i resell the property at say 5% below the market price, ie; 85k I would still make a clean profit of RM10k.

This is just a brief idea. Of course the whole thing will be more tedious than this.

I would like to seek productive opinions from you guys out there who may have some experience in doing this.
