I am driving a Honda CRV 2.0 year 2013, a company car. mileage, repair, service all borned by company, except the mileage during leisure time which I can't claim.

Due to my colleague need to have his old car replace, my boss gave me a first refusal option: He wants to let me drive his Mercedes E200k year 2006. A car that he seldom drives nowadays. And the Honda CRV will be given to my colleague.

I say yes, do you think I have made a right choice?

Hi, I have severe pain in one of my crowned tooth for days. The crowning tooth was done years ago with removing the nerve/root.

After a visit to the friendly dentist told me it will cost me RM2000 to remove the crowning, then do the root canal treatment and re-crown it. 3 or 4 visits are required.

Now my fellow LY friends, is RM2000 sounds reasonable? Has anyone paid for similar procedure? or best still, any dentist here to give advise?

My appointment is next week. The pain is unbearable, but RM2000 is a bit too excessive to me.

Hi everyone, the forumers at LYN helps me a lot all these years, be it advice to look for a good skincare doctor in KL or selling some stuff I no longer want, or buying things from fellow forumers..... also there are lots and lots of knowledge i learn here as well as get to know friends.

Boss offer Myvi, But i decline

Ok, here’s my story, I have been using company’s car, proton Gen2 1.6 for the past 1 and a half years, it’s a 3 years old car when I first take it since Jan 2007. I like the car a lot (before that I used company’s Proton Wira 1.5), but it always need to repair here and there, things like alternator, ignition coil, water tank, ECU….. clocked up more that RM5k and counting.

The definition of company car is, u treat it as your own car, u can claim mileage but only for office usage. While all maintenance and repair are absorbed by company.

My boss recent bought a new full specs Myvi, by trading in some of his own proton car. He called me in and told me he will give me 1st priority to choose whether I want to change my Gen2 with the new Myvi, this car is suppose to be give to my junior colleague. To his surprise, I profusely decline by telling him I prefer a bigger capacity car despite my problematic Gen2. I also told him Myvi is a small car (no offence to Myvi owners here)

After that, the new car is given to my colleague, But now my boss is getting another Myvi, he trade in an old 4WD Pajero. He called me to his room again and ask the same question. Damn, this time I told him: look, I am grateful u offer me new Myvi, but no offence, Myvi is a lightweight car with little bootspace. If u buy a used car… say example…. A 4, 5 years old Toyota Vios, I will be very very happy, and it only cost a little bit more than Myvi.”

As soon as he heard it, he pick up the phone and make a call to his car sales agent, he asked the agent whether he sell any car other than Perodua, the guy said no. After my boss hanged up, he told me he intend to get a used Vios for me, but if he cancel the deposit paid to the agent (my boss have paid RM500 as deposit) it will probably be forfeited. Then he told me he will think how to go about that.

Look, I may not know a thing about car, and correct me if I am wrong, but I have driven Myvi, the ride is not as smooth as Gen2, and bumpy as well. Plus Gen2 handling and cornering is good compare to Myvi. I only driven my friend’s Vios a few times, it’s about the same as driving a proton wira (forgive my car-illiterate-layman’s thinking)

This is not another car brand A vs car brand B vs Brand C thread where I am considering BUYING, now my questions are, if u were me, which car u will choose based on the company car’s policy which I stated above and why?

Enquiry about Memorandum of Transfer

I bought a landed property from a developer, I took vacant possession from them on time, after a few months, when i refer to my S&P ageement, Schedule of Payment of Purchase Price, the developer is still pending for executing the MOT. The reason they have not done MOT is they still do not have the individual land title, it is still under one big master title!

For those who bought the property with cash, they won't feel anything, but it's hard luck for me because i took bank loan and i realized my loan end financier, ING have only sent statement to me to pay the interest of the loan, only interest! not paying installment yet. Since ING have not fully disburse the loan amount, i think they have the right to charge me interest. I have been paying ING interest without reducing the loan principle for the past few months.

I call up the developer, the officer told me the land titles are not registered at land office yet, he said he had received complaints from other purchasers also, and the developer is trying their best to speed up the matter, perhaps in 2, 3 months. My concern is, their delay has causing me loan interest about RM1200 a month!

Does anyone here can advise me? what action can i take?

The process of buying completed property

this is the 1st time i am buying a condo unit without going through a real estate agent. I have viewed a unit and quite like it. So the guy who claimed to be the owner's friend acted as a middleman between me and the onwer (i never met the owner). i asked some info about;

- Whether the MOT has been done (to transfer from original land owner to the current unit owner)
- the strata title no., so that i can do a land search on it before the bank's lawyer do it.

but this guy kinda refuse to give me those info claiming i should give the 2% to my S&P agreement's lawyer as a stakeholder. He said i should do that 1st to kickstart the whole process and getting the info from him.

The process:
- i am suppose to pay 2% (from the selling price) to my lawyer.
- The lawyer will write to the owner the letter of intend
- If the owner accept, then the lawyer will prepare the S&P agreement
- I will need to pay 8% upon signing the S&P.
- Within 3 month, the remaining margin of finance (90%) will be disbursed to the owner once i got the loan application approved.
- And i will take vacant possesion.

So, the questions i am asking are, am i risking the 2% booking fee being forfeited eventhough i am only paying to the lawyer? can i ask for a full refund if decide to not to proceed?

i am currently renting at one of the unit in the same condo, i have been trying to search for a unit for my own stay. i managed to find one via property agent, i had viewed it a few times and quite to my liking, it:

- it's a 1130 sq feet in built up
- it's a 2+1 rooms unit
- level 8 with pool view
- it's a 10 years old development
- strata title obtained
- it's managed by a reputable property management / valuer - YBR Burgess Rawson
- maintenance fee is 35 cents psf

is it worth buying?

annoying boss call me after office hour

i work for a consultant company (non related to IT whatsoever). our clients are mainly building developers and contractors. the problem is my boss has the tendency to call me (and my colleagues) after office hour, say 9pm during weekdays.

At first i thought it's urgent, but this went on for sometimes until i realise it's not important at all, it's actually his habit to call whoever he think he wants to call, regardless of what time, even his client! there was an occassion where one of the client scolded him, here's the conversation (the cellphone is in speaker mode):

my boss: hello, Mr ABC, sorry to call u at this hour, i would like to find out.... (interupted)
The Client: Do u know what time is it now? can't u wait until tomorrow to call me?
my boss: sorry sorry, i will call u again tomorrow, sorry.

(call ended)

i can accept sms after office hour but i think phone calling is a bit too much. Now i do not answer his call again after 8pm to voice out my silent dissatisfaction.

what say u all? have u encounter such boss?
