Need advice on condo renovation price quotation.

Hi all lowyat sifus,

I am a first time homeowner of a 1100 sf condo and due to limited budget at the moment, I plan to do the basic renovation in order to be able to move in first and to upgrade or add on later over time.

I do not want to do plaster ceiling because my existing ceiling height is only 9.5 ft but I do like a well lit room.

All I want to do is:
1. Move 1 light point pisition
2. Add a few wall lights point
3. Move power point position (washing machine, for 3 Eubiq track)
4. Add power point (fridge, hood, hob etc)
5. Plumbing (redirection for washing machine, kitchen sink)
6. Tiling the kitchen wall where the sliding door is as it is next to the kitchen sink. A small 'L' shape wall since the sliding door takes up most of the wall already.
7. Install 1 AC.
8. Prepare 1 AC point for future installation.
9. Install 1 instant water heater.
8. Painting for the whole place.

The first quote I got was this.
[attachmentid=4202450]

The next contractor I see gave me this quote.
[attachmentid=4202455]

I feel very uncomfortable with the price quoted to me as it's waaaaaaay beyond my budget already. In total I've met 5 contractors but so far only 2 came back with a quote on paper. The contractor who gave me the second quote refused to itemised it and tell me the price quoted include everything and even material and he will make sure everything is done to my satisfaction.

They all say different things and 2 out of 5 insist that I should do plaster ceiling in order to add all the light points and power points I want as some walls in condo can't be hacked. But the thing is, I am flexible. If a wall can't be hacked, I don't mind to cancel that point off.

I searched the forum and have a feeling the quotation I got may be excessive? I also read that I can save more if I coordinate the renovation myself by looking for different contractor specializing in the different areas and I am considering doing that. After all, I only want to do basic stuff only. I asked quotation for painting services only by one lowyat member n the quote I got was RM2800+/-. The contractors above quoted me twice this amount!

If I want to search for the contractors separately, would be very grateful if sifu-sifu and expert in lowyat can advice if the following is the correct order:
1. Plumbing
2. Electrical wiring
3. Tiling
4. Painting
5. Eubiq
6. Install grille
7. Install AC and water heater
8. House cleaning
9. Install cabinet

Thanks all in advance!
