3 Storey Kopitiam Business For Sale (Cafe & Hostel

Hi guys,

I currently have a Chinese Kopitiam For Sale. It was a 23 hours Hipster Chinese Kopitiam that was doing very well before the Covid pandemic:

VID here: https://www.facebook.com/CentrepointSgLong/...207645129269029

3 Storey setup that i did:

Downstairs: 10 Stalls of Chinese Food (morning till night) and Night Mamak( starts in the evening till late night)
1st Floor: Cafe Setup (PS4, Pool, Karaoke, Board game)
2nd Floor: Student Hostel

The kopitiam was made to cater to the UTAR student market. It is also at the doorstep of the UTAR university in Sg Long.

Truth bomb:
It used to be easy 12-15K profit every month for the last 3 years that I owned, until the lockdown happened.
Now, its just nice breaking even with all the MCO.

It will be a good business for those who want to get in the FnB line, and can hold it on until March 2020 (when the students are expected back).
Or are willing to invest in marketing to rejuvenate it. I dont plan to do this.

Spent more than 250K+ building it. I once declined an offer of 400K for it.
Oh well, thats life.

Looking to sell now at RM 200K.
Reason to sell: Funding for my other business.

Do PM if anyone is interested.

But unfortunately, I have not been able to find one as this breed seemed hard to get..

Since I had a boxer before, i am looking to get one thats exact to my old one.

- Color: Brown (dont want brindle or white)
- Size: Mid (not large) - some call it Malaysian sized
- From KL but can travel to buy and collect

Preferably puppy as wife has never taken care of pets before and is scared of handling a big dog. So want to get her used to the Boxer puppy from young.

If yall have any insight -please feel free to advice.

TQ

Johnnie23 Nightmare: Useless Crappy Contractor.

This is the same Johnnie23/ Afizan Bin Mohd Yusoff who is conning everyone here in this lowyat forum and other online Malaysian sites. (Reference link here and here ) ... That being said, just found out that dear Afizan has a court case where he scammed a company out of RM3 Million !! Even kena whack in a hotel for it.. Sinar Harian News Report Harian Metro Report on Afizan

We hired him and paid deposit somewhere around the same time as Annmix (August 31 is the the day he unloaded barang at our house though) , and hired him mainly to do:

1. Plaster ceiling whole house
2. Painting house inside and outside
3. Build new kitchen hob area
4. Polish marbles/parquet.

Date of completion according to his schedule is 10 days from August 31. After all, our work is so little. We were hoping that by December, we would be able to move in into our brand new house as newlyweds happily ever after.

And obviously, that didnt happen. Like everyone else- he conned us big time, with his false promises and "tomorrow I will come notice".

He took about 90% off the money and did a horrible and horrendous job everywhere at our home. My missus cried many many times dealing with this SOB.

What he did:

1. Plaster ceiling senget..
2. Porch roof is leaking everytime it rains
3. Our airconds that he re-positioned is now leaking to the wall/porch
4. Wires are dangling everywhere in the house. Aircond holes are not closed
5. Certain areas in the house still have plaster holes that is not closed yet.
6. Paint jobs are very shoddy (evidence of patch works are everywhere!)
7. Certain places in the house is painted with dirty brush, leaving very "dirty paint brush" look
8. Certain places in the house is not painted. Some floor skirtings are missing, and all not painted
9. Kitchen table top is made irregularly too high, making it hard and inconvenient to cook.
10. Did not plaster back kitchen wall tiles.
11. Broke our bathroom floor tiles , and put 3 piece kampung school tiles as replacement
12. Removed our autogate wiring, and ruined the autogate box system by leaving it in rain.

Major grievances:
1. All the rubbish/food items ate by his workers are thrown inside the house. Its just left there to rot.
2. Once he even flooded the whole house and left it rotting for one whole week. We had to clean it ourselves.
3. Caused major pain in the ass; as he will tell his sub-con workers that we
didnt pay him, and they coming to complain and harassing to us.

EDIT: ALL of sub-con boss who I checked mentioned that he bounced on payments to them. A few are lowyat-ians, I will attach the screenshot of amount owed. I am now arranging for everyone to make a police report together.

4. Workers stealing our stuff/appliance in the house and going. They even stole down to our kitchen utensils, new king size mattress covers, all our wardrobes, clothes and even our hangers.. They just left my swimming trunk !!

It took him 5 months to finish 60% off the job (he told us 10 working days initially!), with him practically missing in action most of the time.

You might wonder why it took us so long to go after him. Well, we couldnt focus on him too much, as me and my then-fiancee was busy preparing for our wedding and our work. Plus he looks like a "all right kind of guy" and sweet talk very well. We got scammed for taking it too easy with this fella.

Now, I am typing this in a half done house angrily. We had to move in after our wedding, to a crappily renovated house.
We are so shy to call our friends and do housewarming as we are so shy about the condition it is in. But we have to live in here as we have no choice. We cant pay rent anymore. Currently:

1. Our autogate is not working.
2. Our tiles are not plastered
3. I feel shitty for the damage done on our parquet floor
4. Some of our fans are "shortting", and not working..
5. Wires are dangling everywhere
6. Feeling anxious as heard by another electrician that our "Main" are using subpar products
7. Feel cheated as we paid 90% of the money (not counting other damages cost yet!)

WAIT: SEE THE PICS HERE--> Go To Flickr

Even more worse:

Some of the sub-con workers become our friend and they told us about his lies to them.
He gave bounced cheques to every single one of them. One of the bank clerk even issued
one of the contractor a letter saying his company account is closed and not to take any cheque from him

TODAY, we gave him an ultimatum to finish the job or we will call all his lies online, and bring him to court. (we just checked and apparent, there is 2 other threads about his con job already!)
After weeks of not answering calls and giving "I will come tomorrow" sms, he replies and ask us to go ahead. So, we are.

Tomorrow,
I am making a police report so everything is in black and white.
I plan to go to small claims court and claims for work not done, and also all the damage he incurred for us.
We want our money back.

Details of the conmen:
Name: Afizan Bin Mohd Yusoff /In this forum known as Johnnie23
Company: Tareq Industries
Emails used: afizan@marqee-brains.com
Tel: 012 999 9104
His car:

» Click to show Spoiler - click again to hide... «

See it in Flickr

His CONMEN FACE:
[attachmentid=3854868]
His ADDRESS:

His home address: 313, Block J, Riana Green Condominium (Can anyone help me direct and find him here?)
His Parents address: 32 Jln 1/7 Taman Sri Kluang 86000 Kluang Johor ((Can anyone help me direct and find his parents here?)

I ENCOURAGE EVERYONE WHO HE CHEATED TO MAKE A POLICE REPORT ON HIM.
HE IS STILL CONNING MANY PEOPLE ONLINE AND ALSO OFFLINE.

If anyone is:
1. Planning to work with him: Please dont do it. You will regret it many months later
2. If you are already working with him: Please have all conversations/all payments in black and white for your reference
3. If you are burnt as well with him: Lets make this conmen pay. I will update this thread here with all the legal actions that I take against this conmen. Kindly do so yourself. If you need help (need his IC, address, other details),can provide me help , please PM me.
If you know him personally: Please punch this idiot in the face for me.
Refurbish Kitchen Cabinet

I am looking at refurbishing my (recently bought) home's kitchen cabinet in Bandar Sungai Long. Its a perfectly fine and sturdy kitchen cabinet (with a country style) and was unused by the previous tenants, and I am planning to refurbish it. My plan is to change the door panels, give it a whole new coat of paint and use it.

Do anyone know of people who can do this project or should I just kill it? Will the cost of refurbishing this would be the same as buying a new one (I am getting quoted 15-20k) ? Reno newbie here, so sifus please advice

Would really appreciate any help here

TQ

Just attached a pic of the cabinet for reference..

[attachmentid=3495228]

Where to invest RM500k cash in house?

Hi there guys,

In a property dilemma here. Looking to buy a nice place to stay for me and my fiancee, and we are currently unsure of what is the best plan for us.
We are familiar and have family around Sungai Long/Kajang and plan to stay around here, or places nearby to this. What do you guys suggest?

Purchase:

a) Subsale properties in Sungai Long i.e SL 2 or SL 4 (can get ah?) ?
b) Newer but smaller in size new property in Sungai Long aka Palmwalk or Ecohill in Semenyih and the likes?
c) Keep the money in the bank and live like a hermit under bridge ?

We are honestly looking to purchase one in the upcoming next 2-3 months with cash money, so really would like suggestions/ideas on whats our best move.

We believe:

a) this is our starter home and potentially might move in the future.. But if get semi d or a big spacious place, might just stay put.
b) We prefer a "resort-ish" or "green environment". You can still get some of that around some parts of Kajang/Sungai Long
c) We dont want to move away from this place as our work, friends and family (they are growing old) is centred here.

Please advice us guys., We are counting on you people

If got any suggestion of properties around this place, do tell us too..

Hi guys,

i am planning to buy an apartment in Sg Long for mid range term investment(6-7years)/ stay when I get married.
Plan to only buy a nice one when i am in mid 30s.

The thing is, my girlfriend is from there, and she prefers to stay around the area and even me,
considering its a OK place to stay plus i have some cash surplus

The idea is for the next 2 years, i am most prolly going to rent it out, and maybe then, move in to the place
for 2-3 years.. depending la...

So, that said, i am wondering if you guys who have prior experience with the are to share some tips with me

1. What apartment that is value for money for less than RM140,000(around the figure/ below only) as i dont want to burden myself
with a big loan.

2. Between forest green, green acre, evergreen and the likes (did i miss any here guys-sorry i am not really
sure about the aprtment names here) which is OK for young couples/students/just those who are starting their life?

That is my 2 major questions on my head. Would be glad if i can get help from those who knows this place btter :-D
