Girls purposely stand /close next to me

Incident 1: Was Q-ing to buy a movie ticket at a cinema. The girl behind me just moved to stand close beside me and followed me to the counter. When I told the cashier "One ticket", the cashier looked surprised.

Incident 2: I went in a lift. Only one girl inside, seemingly engrossed in her phone. I went to a corner. She walked up to stand close beside me, still playing with her phone.

In both cases, no word was exchanged. The girls are young and attreactive, do not look like mental cases. Now, I'm not so deluded as to think girls are attracted to me. But I am puzzled .... am I missing something here? If a guy did what they did, he'll be regarded as a pervert and potential sex offender.

Western and African girls are a lot more straightforward ... They'll say hi to you and chat with u even in the lift.
Property negotiator didn't deliver what was

I recently place a booking fee for renting an apartment unit. Among the conditions I added is for the landlord to install blackout curtains. Other conditions (placed in the draft tenancy agreement) is for the place to be cleaned (it looked kinda dirty) and air-con serviced.

But when I met the agent to sign the tenancy agreement, I found that the blackout curtain was not there and the place was not cleaned and air-con not serviced. The agents gave all sorts of excuses, saying the landlord will do all those things once I've signed and moved in, but I refused to sign and said I'll only sign once the promises are fulfilled.

Problem is, the booking form says the tenancy agreement must be signed within 7 days. Can the agent forfeit my booking fee if I refuse to sign? What actions can I take to recover the fee?

* the agent keeps insisting on cash instead of cheque or wire transfer.
** I've never met or talked to landlord (agent wants to keep her contact secret until after I signed and paid)
I've lived in apartments throughout my students and working life.

Frankly, my experience with high rise living is bad due to noisy neighbours.

So now I'm thinking of renting a small landed property near my workplace. Maybe get a housemate.

But is landed property in PJ safe? Are break-ins and burglaries common?

I don't want my mom to read in the papers that I've been murdered

High blood pressure

Hi all,

I've been diagnosed with high blood pressure (hypertension) this week. I've been advised that I now need a "regular doctor" who can provide me with the medications, monitor my blood pressure and adjust the medications accordingly.

The obvious choice for a "regular doctor" is a general practitioner (GP) at one of the many private clinics in the Klang Valley. However I don't have a trusted "regular doctor" and I had several unpleasant experiences with the medical staff at private clinics, ranging from unprofessional behavior to wrong diagnosis.

So I prefer to go to hospitals, if possible. Is it possible to get outpatient general practitioner services (for services above in bold) at one of the private hospitals like Subang Jaya Medical Centre (my first choice as it's near my home) or Assunta? Or is their outpatient general practitioner services available only for emergency cases?

If my company insists that they'll only pay if I go to their panel clinics (not hospitals), I'll probably try out Drs Young, Newton & Friends in PJ State - although i've never been to this clinic before, and find a parking space there is difficult.

Any advice and recommendations on doctors, hospitals etc are most welcome.

Not submitting quit rent, assessment receipts

Dear all,

I took a home loan from Public Bank in July 2012.

Last month, in its statement of account, the Bank asked me to submit my quit rent and assessment receipts to them by Jan 31. However, the management office of my apartment have not given me the bill for the quit rent while the deadline for assessment payment is sometime in February.

What action can Public Bank take if I ignore the Jan 31 deadline and how do I protect myself?

With CNY coming up and the need to visit my parents, the earliest I can submit the receipts will be end of February.

Surely the bank can't do something as extreme as raising the BLR or even recalling the loan?

I'm a victim of hit-and-run accident today

A big truck just knocked into my car today. After knocking my car, the truck keep on moving - didn't stop to help. I won't go into details but if my car have been a tin can car instead of an old car from a famous foreign brand, I'll be dead by now.

I made a police report but don't plan to claim insurance because:
1. I didn't get the truck's number. The impact was horrible.
2. Won't want to claim from my own insurance since it's an old car and not worth much.

After making a police report, I was given 'a resit akuan penerimaan repot polis' and photos of my car was taken.

I'll like to ask:
1. If I don't plan to claim insurance, can I get my car repaired at the workshop this very afternoon?
2. Will the police follow up with me?
3. I heard I can buy a copy of the police report no later than 3 days from the date the report was made? Is buying the report a must /advisable and how much does it cost?

Anyway, I'm glad I'm alive and unhurt, posting in /k/

Taking another loan before first loan released

I recently signed the Letter of Offer from Public Bank to refinance my property. In 1-2 weeks, I will sign the loan agreement.

My mortgage officer said the money will only be released about 5-6 months from now (why take so long for refinancing? Even a standard loan for property purchase takes only about 3 months)

If I take additional loan (personal loan or share margin financing or home loan) after signing the loan agreement but before the money is released, is there any serious risk of the bank refusing to release the loan? Will the bank check the CTOS/CRIS again before releasing the loan and will I be deemed to be a "riskier" case?

I am concerned after reading this thread: http://forum.lowyat.net/index.php?showtopic=1916967&hl=

Comments please.

Opening a hair salon

I'm considering several business ideas and one of them is opening a small hair salon. After all, everyone needs a haircut. In my case, every month.

Let's say
- mid-end (halfway between foreign worker manned shops and high end outlets like A Cut Above)
- 2 hairstylists, 1 shampoo girl, a beautician offering facials
- 4-6 'chairs'
- targeting males (middle class to affluent), so the 4 staff have to be attractive
- rent a ground floor shoplot in a middle class to affluent area

Roughly how much capital is needed? Anybody has experience opening a hair salon? How difficult is it to get young local staff?

After considering P1 Wimax, Amax, Sentralfon, Jaring, I've decided to apply for Streamyx ... may God help me

For resellers or those with experience applying for Streamyx, can you kindly answer my questions:

1. For those who apply for Streamyx from resellers/agents, how do I get the modem?
(a) Is the modem couriered to me by TMNet or the reseller/agent?
(b) Can the reseller personally bring the modem to my house and help me do the installation?

2. If I canceled my phone line at my old house two weeks ago, can I immediatlately reregister for a new phone line and Streamyx for my new house? Or do I have to wait for one month?

3. If I apply for phone line + Streamyx from a reseller, I need to submit a copy of my IC, right? If I cross out the photocopy of my IC, what should I write on it? "For Streamyx application only""for TM use only" or ...?

Thank you

HIV risk from shaking hands

May I know what are the chances of getting infected with HIV from shaking hands, if both you and the other party's hands are injured?

This is what happened on Friday. My friend and I stopped to help a motorcyclist who hit a pothole and fell. It's not that we are busybodies and deserve what happened next, but the man was lying on the road and blocking our way. Anyway we managed to get him and his bike to the side of the road. He is not seriously injured and declined our offer to take him to hospital. Before we left, he offered his hand to me and - without thinking- I shook it.

It was only when he has withdrawn his hand that I saw his hand is bleeding. Worse, I realised my hand has minor cuts on it.

To add to my worries, 3 days later (today), I have a mild sore throat. One of the first symptoms of HIV is flu-like illnesses The symptoms usually appear 3-6 weeks after infection, but I have heard of rare cases where it appeared days after infection or 6 months after infection.

I'm really worried now - what if he has HIV? He is middle-aged, yet has dyed red hair and he told me he recently got a job as a lorry driver. Thoughts running through my mind - he looks a reformed Mat Rempit, what if he took drugs to kill boredoom and stay awake during his long drives, a driver is probably unaware of the dangers of HIV, he probably can only afford Chow Kit type paid sex etc - in short, he seems like a high risk fellow.

Never trust real estate agents

My best friend just got sweet talked into paying about 15% above market price for a subsale apartment unit by a real estate agent (REA).

The tactics the agent use:
1. The REA advertised the price of the unit as RM210k. When my friend called, the REA said the owner has revised the price to RM230k.
2. The REA said the property is "a good buy", the demand is "very good", "must buy now or the price will go higher".
3. The REA said "rich people" like Koreans and Singaporeans are buying the property, and the neighbours are profesionals. What a load of BS ... the neighbours turn out to be mostly students

My friend:
1. Paid the asking price of RM230k. Sor hai! A buyer shoud always negotiate. NEVER pay the asking price unless it's a bargain.
2. Got pressured by the REA and believed everything the REA said.

After he paid the deposit, then only he told me about the purchase. I did some checking .... found he overpaid. But what to do? Nasi sudah jadi bubur.

Remember ... the REA is working for the seller, not you. Take everything they said with a big pinch of salt

*Forumers, feel free to share your experiences and negotiation tips with REAs.
