My Very First House (home)

Hi everyone, I am a freelancer & I am looking for my very first property. But I am not sure where is the best place to go for. So, it will be great if you can provide your professional advice, very much appreciated!

The scenario:
I work in Kelana Jaya & my girlfriend works in KLCC. I rent a house in Kelana jaya for about 5 years, stay with my parents, I like the environment here and the location. I am not a out going person, so, most of the time my activity is just Work, home, cinema & sleep. Since I am getting married soon, I need a new home for my parents and my wife. I tried to search for condo around kelana jaya, visited a few units, end up, the bank valuer can't folk the property value to meet the seller price. Deal fall. So, I am looking for other options now.

Targets:
I'd visited Setia Alam last week and I like the environment there & the future shopping mall is very convenient. I also heard that Kota Kemuning is a good option, not sure. I am looking for a normal double story link house. 20 X 70 at least. My budget is 450k - 550k.

A few questions:
1) Is Setia Alam a good place for home? Or there are other options in Shah Alam?

2) Do you have any other options or suggestions for me?

3) Will it be a problem to get the housing loan for Setia alam property? I mean the different between seller price and bank valuer is big?

4) Or, my budget is too low for the property there?

Thanks a lot for reading and hoping for your kind reply.
