Doing some research on these 2 SUVs - Lexus NX and MB GLC.

From my own research on the entry level of both model:

GLC
1. Cheaper price - RM280k ++
2. Mercedes brand
3. Exterior - Not bad.
4. Pack with a lot of high tech stuff.

NX
1. Higher price - RM300k
2. Lexus = Solid quality
3. Exterior. For me, one of the best looking SUV in the market.
4. Turbo engine - 235HP.... Wow...

May I get your opinion on this comparison as well. Which is better?

PJ or Setia Alam

Hi,

May I get your opinions on this.

I plan to move out from my setia alam house. I am considering these 2 options with both pro & cons. My main consideration are :

1. Child education - prefer to send my kids to private school.
2. Traffic
3. Security
4. Surrounding environment

Option 1 :

Move to Setia Eco Park

Pro :

1. Landed Semi D.
2. Environment is good and with big road, big garden within the GNG area.
3. Near to Tenby private school.
4. Familiar with Setia Alam already since almost 5 years in Setia Alam.

Con :

1. Far away from my working place in PJ.
2. Traffic in Setia Alam is getting worse day by day.
3. Expensive. I think no more room to go up further. Only can own stay.

Option 2 :

Move to PJ - My top choice is 5 Stone Condo in SS2.

Pro:

1. Near my working place.
2. Location is super strategic.
3. Facility is good within the Condo. Kids will love it.
4. This condo might have room to appreciate.

Con :

1. Condo (not landed). Smaller space.
2. Surrounded by all old housing in SS2. Road is smaller, space is limited as compare to setia alam (a new township)
3. Might have less interaction for kids with neighbor. for condo, most of the time, you only hi and bye with your neighbor ( I stayed in condo for almost 10 years before move to Setia Alam)

Looking for a small office

Hi All sifu, just seek your advise. I am looking for a small office space (Around 400 to 600 Sf) in Shah Alam (preferably Setia Alam) and PJ (Preferably section 14, 16 and 13). My budget is around RM1000 to RM1500. Criteria to considered: Safety (Preferred with 24 hours guard) and 2 to 3 tiers security access.
Recently went to check out Trefoil in Setia Alam. Location and security suite my criteria but unfortunately, more people using it as home instead of Office. Thus, not really keen to have a office in a "residential condo"... Hahahaha.

If anybody have any good suggestion, please share. Thanks in advance!!!

First Subang Soho & Office

Hi I am planning to invest into 1st Subang. Planning to open my office here next year. But, do not whether to buy Soho or Office since the pro & con as below:

Soho: Good for future investment even though i move my office out because I still can rent this out as condo which have higher demand.

Office : Lower Psf price and better security for office.

Overall, please kindly share your opinion on this property.

KLCC or Mont Kiara

Hi, all.I am planning to get a condo in either one of this for investment purposes. May I get your opinion to help me to decide.I viewed both places. Both have pro and cons....

For I-zen I, Mont Kiara,

Pro:
bigger unit at 1297sf.
Established surrounding with Shopping centre, International school all walking distance
3 rooms. (Suitable for family)
Fully furnished with minor renovation required.

Cons:

Old unit, I think about 6 years old now. (Completed 2008)
Not much room for value appreciation. ( My opinion)
Condo outlook a little dull, outdated.
Competition wit others condo around Mont Kiara.

For KLCC Soho Suite

Pro:
Room for value appreciation since RM1300 ++ still relatively cheaper than others developmet in KLCC
Location is damn good (In between KLCC and Pavillion)
Condo exterior look modern

Cons:

Rental gain is poor.
Got people want to rent RM3k for 601sf unit??
Semi-furnished. ( Only have kitchen cabinet and aircond sahaja). Need to pump in some money to renovate before can rent out.

Need Help! Home plug issue

Hi, Need help from the expect here. I install a pair for home plug for my Hyp TV because I put my modem downstairs and connect the HypTv to my TV upstairs. So far so good. But, once I install another pair of homeplugs for my CCTV because my stupid CCTV provider told me there is some problem with the LAN line to my CCTV, so I need to use Home plugs for my CCTV. Once I install this new home plugs, my hypTV is malfunction. I need to on off my modem for few minutes and on again, then only can watch my HpTV. I ask the TM tecnician about this, they told me might be due to the interference from my CCTV Home plug. Anybody know how to solve this and can recommend any good technician?
