Relocation to USJ/PJ/KJ/PH (advise pls)

Hi All,

Need to advise from property sifu here and whoever that live in the area to give comment too, main reason to plan for a relocation is that our son (3YO) is diagnosed with Autism Spectrum disorder (ASD) and to plan ahead of time, the few good centre that will able to cater to kids with special needs up to secondary grade (18 years old) are mostly located around PJ/USJ/Subang/KJ/Putra Height area, while we are currently living in Bandar Mahkota Cheras there are limitation to this type of specialty school and centre.

We are doing a year ahead planning so that we can balance between buying and selling properties involve and finding the right area and community to live-in and the right property that will also appreciate at the same time, so some advise and opinion from expert is highly appreciated.

Some stats and info:

Current resident
- Double story 20x65 in Bandar Mahkota Cheras, freehold.
- Bought RM275k in 2013, 10% dp and 30 years loan.
- Renovated, kitchen extended, etc.
- Current market value around RM550k (iproperty)
- Not sure how much will i get after paying off remaing bank loan (haven't call bank to check yet, etc) but estimate probably RM100k - RM150k cash return.

New resident
- Preferred new development (not necessary if there isn't)
- open to both double story landed or condo (larger size unit) as I would need 4 bedrooms, 1 for me & my wife, 1 for my son, 1 for my parents and 1 for my wife's aunty who has no dependent.
- if condo, soho will also be preferred since wife & parents can walk-down to buy groceries or have food.
- Preferred freehold so easier to hand-down as we need to prepare for his future unlike other normal kid..
- Cash on hand for down payment and others - RM130k max.
- Budget for property, anything between RM500k - RM1mil (if go near max no money for reno, unless taking from the whatever profit from selling Bandar Mahkota Cheras)
- Capable monthly installment - RM5k per month max (mid 30s should still be eligible for 35 years loan)
- Chinese community if possible (no racism, just more comfortable food and amenities) but not necessary.

Currently working location
- Bukit Bintang
- If there is MRT connected to bukit bintang will be great, otherwise guess not much choice to drive to work then.

We hardly go to PJ/Subang/USJ area so we aren't familiar with that places, always lepak on our own cheras, Kajang and Putrajaya ground LOL so any advise / info will be deeply appreciated.

p/s: puchong not that interested, heard jam like shit also experience it few times hahaha, Bangsar also can consider but guess it's pricy and no freehold like Bandar Sunway...

Hi Sifu,

Our company is looking to purchasing a video conference equipment, ideally a Video camera and a speaker/receiver no need high-tech like recording or etc.

We usually do video conferencing from website base such as GOtoMeeting, etc but instead of 4-5 of us having our own laptops sitting in the conference room login into the website conferencing, we want to have an equipment that can display all of us and also display our counterpart at our LED Screen via our laptop in the meeting room.

Was looking around but price are pretty high, such as the attached picture for AVER conferencing which are costing 5k+ ..

If anyone can recommend me a better option or a good valued price supplier that will be great

RUMAHWIP QUESTION

Hi Guys,

Own a landed DS in Bandar Mahkota Cheras, was interested in this RUMAHWIP thing and have several question and need some advise..

1. How many RUMAHWIP can one person buy ?
2. Can bring pet (Dog) to Rumawip ? although my dog doesn't bark and he is also sleeping with us all this while, still need to check because if it doesn't allow then our idea all couldn't work.
3. Anyone know what is the additional car park cost for Rumawip at Taman Wahyu?
4. Since it cannot be rent out, can it be let empty ?
5. Am looking at the RUMAHWIP by Mah Sing at Taman Wahyu near the Lakeville.

The thing is this RUMAHWIP in Taman Wahyu is around 800sqft with 3bedroom and 1 carpark, price at 300k construction probably end 2020.

If we are allow to bring pet and we cannot let the unit being empty, I might consider the below move;

1. Buy the RUMAWIP and continue staying at BMC for the next 3 years until completion.
2. Once completion, do minor reno and transfer some furniture from BMC there and stay there.
3. Sell my BMC house, pay remaining loan probably expecting a profit of RM400k - RM450k (brought RM280k current price RM500k, next 3 years MRT will complete and price will increase as expected)
4. Use the excess money to either put into flexi loan of the Rumawip so dont need to pay any installment or use it to purchase other properties for investment

Do you think this is a wise move ?

Hi All sifu,

Wanna ask, I've a Wireless USB Mouse from HP and its new around 9 months it work perfectly with the HP laptop but recently it cant detect at all.
But when I put my older mouse it works, then I take this USB Mouse from HP and plug into other laptop it also work, only cant detect on my HP laptop, can anyone teach me how to troubleshoot this ?

Hi all sifu,

My wife loves to sing and I'm planning to buy her a vocal Microphone on her coming birthday in a week to go.

I want a good microphone that can connect to my Sony blue ray home theater (preferred wireless) I'm no expert of tech and not sure if this workable and probably then bring her to buy some karaoke DVD and let her sing her heart out.

Again I've no idea what it cost for a good vocal Microphone, I'm budgeting from rm500 - rm1.2k max.

Living in klang valley so please advise what type of brand /model of microphone should I go for that I can find in klang valley ?

Hi Sifu,

Am looking for a second hand car below 30k, year not more than 2008 for my wife who is a housewife and only drive to Pasar and Jusco,both this location are less than 2km away from house and once in a while she drove out for yamcha or look for her brother which is at kepong around 25km max.

Of cause the cheaper the better but we if fork out a little more is worth it we dont mind; she does prefer hatchback car but doesn't really matter much..

Hi all sifu,

CNY is coming and my mom's Sony experia is getting old (3 years)

So I'm planning to buy a new smart phone for her and my requirement is simple;

1. Budget within 1k (max 1.2k if it's really worth it)
2. Good camera quality (front doesn't matter since she doesn't selfie)
3 stability control for camera (old d hand sometime shaking)
4. Big touch screen or easy for elderly to see
5. Long lasting battery(always forget to charge)
6. No as requirement basically she just use whatsapp

So my mom just like big screen and good camera, other than calling taking photo is the second highest usage, the rest feature doesn't relevant to her haha

Hopefully all sifu can advise and provide argument why it's suggested ?

Two Type of Properties Investment

Hi All Sifu here,

So I was planning to invest in property after owning my own property for the last 3 years, realizing that it's impossible to keep up with the rise of living cost through our salary and ideally property investment risk of going wrong is much lesser than compare to share investment.

There are two person suggestion 2 type of properties investment which I'm unsure which is the better / safer / most suitable for me right now;

My Situation
- Own a 20x70 Freehold DS in BMC
- Purchase Price 280k 3 years ago
- Fully reno and extension cost 80k
- Standard unit now selling 520-550k
- No idea for reno unit maybe 600k ?
- 2 years to go until 5 years locking period
- In 2 years time, the MRT station will be complete right infront of BMC and property might further appreciate
- Insurance MLTA
- Monthly instalment 1.5k
- Current combine household income capable of serving 4k instalment per month max

Investment type 1
- Look for cheap apartment example in Jinjang or other easier to let out place
- Investment of around 180-300k
- Instalment around 1k-1.5k
- Rent out to cover instalment
- Even without tenant, my monthly commitment for both property is still around 3k which is manageable
- Keep buying once capable or when tenancy rate are high to cover existing property instalment or 70-80%
- At the end, does not care if is Leashold or Freehold, own few units of apartment and condo and continue living in my DS (since reno 80k already haha)

Investment type 2
- Sell my current DS (gain should be enough for 10% DP and other cost + small reno)
- Buy a value of 800k-1.2M corner lot
- Few years later once salary increase / combine income better
- Upgrade again, sell the corner lot go for 1.8M - 2M Semi-D
- Few years later, sell the Semi-D and Downgrade to normal DS
- Property selling gain channel to shop-lot for rental
- Generate income from shop-lot rental, buy again shop-lot
- At the end, own lesser but few unit of shop-lot / commercial building that has higher return in rental yield and property appreciation

So both of them success in their own way, I just wonder who should I follow...

P/s : both of them are also salary man from beginning until late 40s only Investment 2 type person start-up own business

So please share with me all your view on the 2 type investment ? what's the pro / cons, etc...

Unifi - Hyptv

Hi all,

I'm so confuse as of why the new unifi subscriber have better channel than the old one ?

I've this unfi since 2012 and only give me all those lousy channel which make me never wanna watch tv, but recent trip to back my In Law house and my brother house which both recently add unifi in 2014, they all have better channel for free such as;

SCM
SCM Legend
CBS Entertainment
Now Baogu
Red
CBS extreme

and many other while we only have the usual Tv1-TV8 and the nobody gonna watch news channel...which they also have, meaning is that they have the above additional free channel compare to me and more than half years the free channel they have is still there like it was permanent.

I was thinking is there a way to ask Unifi to upgrade my channel ? if not how bout cancel it and apply again ? since my 2 years contract is already up ?

any suggestion sifu sifu ?

Myvi - 2nd hand or new ?

Hi guys,

Me and my wife had 2 old cars, she own a (cant rmb the year) Kenari and I own a 2001 Waja, so last year for being financial stable abit, we sell off our Kenari for 12k and buy a new Honda City as there was a 9.5k rebate promotion.

The another reason for selling because we also started the thread here to ask which car to sell and apparently Waja is in better condition so we end up selling Kenari.

Now 2014 end coming after 1 year we sell our Kenari, waja come on problem like the below;

1. Not sure where or how, but the spare tire compartment got water takung there after raining and make all my cushion smelly everytime after rain, also all interior windscreen will be have water moist.

2. Everytime starting driving, my break or tire will give a very loud noisy, especially if you dont drive for few days like on weekend we drive city and Monday only I drive waja to work and the sounds like tire puncture or some rusty sound I dont know.

3. Because it was park outside the house, so the car paint are in bad condition

4. Small matters but left side tint window become blur already, so vision very hard but I guess can change cheap cheap around 200-300 la.

5. Driver seat cushion broke abit already at back, so can see the metal, in hot days once you go in and sit, your back will touch the metal and it's dam hot.

6. Now days cannot start engine straight open aircond and drive, 2 out of 5 times engine will die off.

7. Radio player kaput d, so 1 hour driving to work with no music is a killer, use phone, battery low

So the above is some of my problem facing with my current waja, I want to buy a new car but my wife disagree and said with City we already paying 1k+ per month she do not want to have heavy load of commitment.

We did think of repairing the waja, but it might cost more than it's current resale value of 7-8k or at least 4k of reparing the above and not mention we do not know how is the condition of the engine and other things under the cover, it might jump up and surprise us.. last month the auto lock kaput and had to repair for 280RM...

So I'm planning to trade in for either a new or old Myvi (as we always prefer a compact and a sedan at home)

What is your suggestion fellow lowyatan ? should I go for like said 2008,2009 Myvi as second hand, price around 25k or a new one around 45k ? I dont mind the spec low spec is ok as my wife work nearby so she will be driving the smaller car.

I just need to know in terms of

A. Is it more worth it to have the new car or the 2nd Myvi ?
B. 2nd hand Myvi got many problem I need to worry ?
C. What is the different in interest % between a 2nd Myvi and a new one ?

We are trying to lower our monthly commitment as our current fixed commitment with house, city, insurance, household, internet, food and etc already reaching 5k-6.5k per month and we only earn nett 8k (after all deduction)

My company ask me to look for A4 certificate frame and need by next Monday !! it's for a clients award and they need high quality and luxury one, budget range from Rm200- Rm350 per 1 photo frame but when i google all lousy Rm7.00 wooden photo frame

I try check there are nice one at Royal Selangor but no A4 size....

Wanted to buy the following for office usage and need a good recomemdation;

1. Printer + Scanner + Photocpy
- usage for document printing
- Prefer durable with good after sales service
- Cheaper ink and easy to obtain
- Black ink - heavy usage
- Color ink - light - moderate usage
- Wireless option because printer gonna place outside office so boss can print even from his room.

2. Fax Machine

3. Router for modem capable up to 8 LAN cable. (connect via unifi)
- we had 8 workstation and all had completed with LAN cable pull to the table from our electrical supplier

I heard there are type of printer that they provide complimentary service / checking quaterlly or something like that and advise the printer condition etc... any idea what brand does this ?

After Renovation Cleaner

Dear lowyat forumer,

Any good recomendation for office cleaner service in KL ?

Location at Jalan Ampang for a 820sqft office that after renovation, work require are to clean up the whole office including all window after renovation.

Also interested to obtain a monthly cleaning service, small office no need so frequent maybe twice a week for 2-3hours also enough I guess

Try to google and call, most of them provide monthly contract that are expensive for our small office such as 8times visit a month.. we don't need so frequent and some even said the project is too small for them

There are one that are willingly to do the 1 time project for after reno cleaning but not monthly, the charges are RM450.00 for 2 maid for 4hours.. kind of like RM56.25 per maid per hour... I have never engage this kind of service but sounds expensive for me...

So anyone please help

Need some advise / info as above as I'm really sucks in any form of accouting works, meanwhile I've been employed by a foreign company to start up a subsidary office in Malaysia, head office in Munich.

Some info about the company;
1. Sdn Bhd
2. Paid up capital MYR500k
3. Accounting & book keeping done by sister property in India
4. Register in SSM in 24th Sept 13
5. Financial year is April - March
6. Nature of business categorize under tourism (but not travel agent) some sort of representative for PR, sales & marketing.
7. Clientele, airlines, hotel, tourist board, cruise, shopping outlet
8. Office Not operating yet, under renovation and will start in March / April 2014
9. We been employee since April 2013 and all income as well as expenses are run through HQ.

So question as below;

1. What are the type of applicable tax in our natural of business and the % or tax table ?

2. What is the different between appointing a tax agent and an auditor ? is it something different between those two ? or there are 1 person that can do both ?

3. With info in 4, 5 & 8, do we need to submit a tax declaration in April to LHDN ?

4. Do our company need to pay 6% tax for all our earning ? is this consider GST ?

5. We had start working from home based in April 2013, all income and expenses are done in Munich and HQ plan to now send over credit note for all income & recharge back all expenses generated from April 2013 - Augut 2013 and park under our September book, will this effect anything ?

Lastly, we are also open for suggestion for audit firm / tax agent to appoint or if there is someone here that are doing this can also pm us let us know for more details.

Dear All,

Recently hired by an oversea company and we are setting up the company, many things that I've to learn from scaratcth and one of this pain in the ass is the office phone line;

We created 2 fixed line, one for phone and one for fax, other than that we had another number which come with UNIFI internet.

What we need is now to purchase a system that enable us to transfer call internally, meaning like operator pick up the phone then transfer to other extension or boss room etc.

TM staff inform that I need to now apply another number to become the phone line, as this is require if I would like to create extension and etc, meaning it needs 2 phone line as hunting line, is this true ?

2nd, we had buy the 2 office number, meaning the phone and the fax number that we brought had special numeric that is almost identical, so what happen if I purchase another line for the hunting line and cant get the same ?

Is the 2nd hunting line number will appear ? or just the 1st one ?

I know this is kind of confuse so do I hahaha, the example;

Two number that we had pre-purchased now;

A number = 03-0000 0001 (phone)
B number = 03-0000 0002 (Fax)

If we brought another number and can't seems to get the same numeric ?

C number = 03-0000 9911(new number)

My question here is would this new number require and also what is the usage ? if it serve as a line to transfer as extension and everyone else still call A number which is 03-0000 0001 than I've no problem at all already.

Quick question here,

I saw that there is Ipad 1, 2, 3, 4 but I'm confuse when I enter Apple store only saw Ipad2 and Ipad Retina Display, which Retina Display is muct more expensive.

So is this Retina display Ipad is 3 or 4 ?

Last question i heard you can engraved your Ipad, but now i follow the process until check-out also takde anyone know if its still available ?

Dear All lowyatan and contractors,

My company will like to do some minor refurbishment and in need of good contractors and reasonable pricing, job scope as below;

1. Repaint whole office, 820sqft
2. Change 2 office room door key
3. Change main office door to electronic door (preferable those with security code + remote)
4. Fixing some electrical point
5. Build up a (1) side partition wall
6. Plaster ceiling for pantry
7. Carpet Cleaning
8. Change window blind for meeting room and manager's room
