            <title>Can I terminate my tenancy agreement earlier?</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I came into a tenancy agreement for a year on condo that I am currently living in. I am 10 months in and I received a call from agent that the landlord already sold the house in early of July. I intended to move out after the agreement ends on 20th September. Initially he agreed to let us go earlier. However, last week, when I text him regarding this, he insists us to stay until the agreement ends since the house-selling process may take up to 4 months.&lt;br /&gt;&lt;br /&gt;The agreement states the following:&lt;br /&gt;&lt;br /&gt;Clause 3(g): Should the tenant determine the tenancy hereby created at any time before the expiration of the terms hereby created, the said deposit stated in Section 10 hereto shall then be absolutely forfeited by LANDLORD WITHOUT PREJUDICE to any right of action the LANDLORD may have against the TENANT in respect of unpaid rent or any antecedent breach of the stipulation herein contained.&lt;br /&gt;&lt;br /&gt;Clause 3(h): In the event that the TENANT desires to terminate this Tenancy Agreement at any time before the expiration of the term hereby created, the Security deposit as stated in Section 10 hereto shall be forfeited by LANDLORD and the utility deposit as stated in Section 10 shall be suject to the all necessary outstanding electricity and water charges before the balance (if any) is refunded to the TENANT&lt;br /&gt;&lt;br /&gt;My questions are:&lt;br /&gt;1) What should  I do if I continue to pay rent until September, and the LANDLORD ended up asking me to stay for another 2 months and deduct the rent from my deposit since he could not rent out the condo just for 2 months before the process is completely done. FYI, I will be working somewhere far away from my current rented condo ( 20 km distance ) starts from September. That&amp;#39;s why I am worried if the LANDLORD refuse to refund me the deposit and force me to stay in for another 2 months.&lt;br /&gt;&lt;br /&gt;2) What if I stay until early of September without having pay the rent? By virtue of Clause 3(g), LANDLORD can recover the unpaid rent from the deposit, Am I right? I will move out earlier and let the LANDLORD inspection before I leave, if any of the damages occur, I am willing to pay/ repair for it before hand over the keys. Is that all right to do so?&lt;br /&gt;&lt;br /&gt;I faced such a bad LANDLORD from my previous house, he promised to return back deposit after I move out but didnt pick up the call. And I&amp;#39;d lost a few thousand on that  &lt;!--emo&amp;:cry:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/cry.gif' border='0' style='vertical-align:middle' alt='cry.gif' /&gt;&lt;!--endemo--&gt; I am worried if this may happens again.&lt;br /&gt;&lt;br /&gt;Please advice.
