hi Sifus,

Hope you guys can enlighten me. Buying a unit(condo freehold, Sgor). Signed S&P, paid 10% to lawyer. After first appeal rejected, now lawyer say can appeal second time. Problem now the vendor is broke now after transaction took too long, didnt pay few months the maintenance fee and assessment fee. The lawyer said need to appeal again will need to get documents from management and pay the assessment fee only can appeal.

Here is the problem, vendor no money to pay those fees. Not documents for lawyer to do the second appeal.
1) the vendor consider default the std S&P?

2) Can i get back my 10 percent deposit? if by mutual consent to terminate the S&P

3) Is the lawyer suppose to release the 10% deposit to the vendor? My lawyer told he already release to vendor. So is the lawyer liable for that?

Hope sifus can help. Been dragging to long.
