Hi good morning,

I just kena terminate with my company with 20min notice before 5.30. The termination letter didn’t provide any cause. Not only me, but 3 other person pun got the notice.

I’m going to the below office

Sell or continue to lease?

Hi

Just wanna get an opinion on property. My family member has a property that currently on lease for nett Rm200k per month. The lease currently 5+5 and now is on second term,2nd year. The valuation of the property is about 18m. Some people has been offering to buy that place ranging 20-25m. But somehow for that price I don’t find it justifiable to sell, might as well keep it on lease. She don’t have problem to get tenant, normally 1 year prior end of lease, they will renew or there will be new tenant will book that place. At 13% annually, would it be wise to sell and dump it somewhere? FD also 3-4%.

Some summary

Rented at 240k a month
40k paid to the land owner
Lease agreement with owner till 2040,renewable.
Current lease is on 2nd term and second second year.
Very high demand and very low supply.

I kinda disappointed with new Axia since it didn’t come with Apple/android play even for the highest spec. Wanna trade in my 2012 myvi.

Option 1
Buy axia se Rm44k then later wait to upgrade hdu. Risky if nobody sell the upgraded hdu

Option 2
Buy used myvi and upgrade the hdu(available in the market)

May I know how to find Shoplot owner? I inquired a shop lot, but the agent put price quite unreasonable since I’ve been following the area rental market. I am okay if the agent take 1month rental as agent fees, but I’m trying to avoid if the agent taking monthly fees from the owner as this happened before.

So I’ve been working with this company for almost 10years. But I noticed this company didn’t layan small small project like below 1million. Normally they will participate in those 20m - hundreds of million of project only.

So I setup my own company with the related kod bidang then participate in 2 Supply tender which below than 500k. Yesterday I submit today I check my price ranking. My company price for both of tender is the cheapest while in a bracket. Yahoooooo.. so next week they will do the technical and most likely will get the news on next week Friday or the following Monday . I’m sooooo happy…. I only prepare all the tender doc and source up the item early this week, almost everything have to sleep late up to 4am just because need to communicate with overseas supplier.

First project if I confirm win next week profit about 75% of my modal

Second project is about 40% untung out of my modal.

Need to deliver within 30days, and get paid in 1 week time… syukurrrrrrr

Artificial football field

Hi guys,

I have a plot of land that I want to utilise.

I’m thinking to make a sports center which have 2 artificial football field, badminton court and contena cafe.

I initially want to build the artificial football court as there’s high demand for it, and easy maintenance. Court in Shah Alam area charged Rm800-1200 for 90mins, and need a week booking(this was before MCO). I’m not a football fan my self, but I mainly do it for business plus I have friends who runs league and have many contacts.

The location will in Maluri and its a 8acre plot of land..not many artificial football place in area, the nearest is Rhino in kg baru, and KLFA in Melawati.

I know someone in Kuantan Pahang who just recently completed his artificial court, now he has booking up to November(not sure how this PKP effect him), but might want pay him a visit after PKP.

The investment for 1 court would be around 1.5m to 2m, this is highest standard of grass, like Mokhtar dahari use including the lightning, fence, and water management.

What do u guys think?

Wedding photographer dispute

Hi guys,

need an opinion for the case as below.

January 2019 was my wedding. So we hired a photograph company to capture our moment. So here is the quotation given to me before the wedding

this is a lump sump quotatation for my wife side (solemnization and reception) + my side (reception) + video shoot

I have made payment for Rm3090 for confirmation. Then i forgot to check with my sister to pay for the rest of the invoice as i was busy with the preparation.

so the wedding day came and everything went well.

after the wedding, my wife follow up with the photographer every month,but he said the pic is not ready,will send the office when ready.This been going on for 6month.

Then finally, the photographer told us that for my side, there is no picture from the main camera(group picture family,guest,vip,friends) as the memory card is corrupted.

they gave a dropbox link to my wife, but we just go thru on phone didnt realise theres so many unavailable pic.

I was so pissed off with the news, as 3/4 picture on my side isnt there. They tried to justify that only groupie pic isnt there. I really feel they have failed to do the job on my most precious day in life.I spend more than 100k for my side wedding,but i didnt get to see most of the memory. cry.gif

I did asked them to send to of place that recommended by my friend, but still couldnt get the picture back.

So as the dispute going, the admin of the company just mentioned that i still have balance to pay to them of Rm5900-Rm3090=Rm2810.

As the messed up on my wedding side, they gave discount Rm1000. and i need to pay Rm1800. Then i ask for discount,then they gave me Rm1500 to pay.

but this morning when i went thru thru the new dropbox link on my pc which i just recieved during last weekend, now i realised that the only photo on my side was captured from far,candid etc.1/3 of the pic is me and my wife wedding traditional attire.

so now im really thinking not to pay them as i feel so upset because they fail to do their job.Not enough with that, im thinking to go to kpdhep(tribunal) to dispute this matter.

they keep saying that the Rm2700 in the quoataion is for 3 event, but as i remember it was a lump sump amount and theres no quantity of event provided. then they just just assume 2700/3 is the cost per event.

what u guys would do ? i seriously feel heartache right now when going thru the album. i already have the soft copy and planning to print on my own.

Suddenly stumble this ads on mudah. Called them they say only cash and there will be agreement with the company. After 5 years then only change name. They also have Interlude property. I guess if they are not scam, they trying to raise fund for their property project . But the risk is still there, if the company goes bankrupt I believe the bank don’t care what agreement u have with the company. And funny thing l, only Bumiputera can buy the car. So Bumiputera easy to cheat or Bumiputera love tongkat? Haha just google interlude auto and u will find their fb.

Btw, anybody selling their 2014 and above car? Cash buyer here.

Entering EU in 2020

A new immigration process, set to commence in 2020, called the European Travel Information and Authorisation System (ETIAS) will become a mandatory requirement for Malaysians prior to entering Europe's Schengen Area

The ETIAS is an online authorisation that only applies to citizens who are from countries that enjoy visa-free access to the EU.

With a valid ETIAS authorisation, each citizen from the visa-free countries can stay in the Schengen Area for a period of up to 90 days.

It is not a visa because the process of an ETIAS authorisation is automated and centralised across the Schengen Area whereas an EU visa is processed on a case-by-case basis by the visa officials of each Member State.

So while Malaysians can still enjoy the privilege to access the EU without an entry visa, ETIAS will become a mandatory requirement as part of an EU intergovernmental legislative initiative created to enforce the security of the Member States.

This also affects Singaporeans and citizens of around 60 countries who can enter the 33 countries in the Schengen Area for short trips without first applying for a visa.

The ETIAS application process can be done online. It is valid for 3 years and will cost 7 Euros (approx RM32.50).

According to EtiasEurope.eu, once an application is submitted, the ETIAS system will verify the information you have provided and will automatically process the application to cross-check against various EU information systems (such as SIS, VIS, Europol, Interpol, Eurodac, and so forth) for security purposes.

After having determined if an authorisation to enter the EU can be granted to you, the ETIAS system will then issue or refuse the authorisation.

If the system approves your application, you will receive the authorisation directly by email. However, in case of denial, an email with reasons for refusal will be sent.

While the process is simple and will take about 10 minutes, it is strongly recommended that you start to apply for an ETIAS at least 3 days prior to your departure.
