I am the cash buyer of a subsale property.

Is that normal to release the remaining balance of 90% of the purchase price to seller while MOT has just been presented for registration and the registration has not been completely done yet?

Seller claimed that it is not fair that he has released his title deed for the purpose of registration but there is no timeline, in case it takes few months.

Seller ask me for a timeline for when he can expect payment of the balance purchase price and put a clause in SPA.

I need advise from you guys, especially lawyers here.
