quick question, there is one prospect requested me to install 2 new airconds. My property is landed. Rental RM 2500

Tenure just 1 year. If I increase my asking rent by RM 500, is it too little or too much>?

by considering the cost of airconds, hacking the wall to "pull" the new wiring , installation , and the changing of the new fuse box etc etc as the power consumption is increasing.

and the hassle.

Takut nanti after few months MIA, the deposits cant even cover.

wanna ask.

May I know are there any property agent provide rental collection service. that means they collect rental and bank in to us. I don't mind paying a small fees for that as I wanna vomit blood collect rental from tenants every month. The previous agent took the 1 month commission and bye bye. thats all.

I heard there are some agent include this service. So, just wanna know is it as per request when we engage with the agent or how.

I bought a new car. Normally I will pay fees to the car agent to settle everything. but this time, this agent very dodgy... tell me that her runner cannot get the number . my numbers is common number without needed bidding. No fancy number, Not VIP number, not series number. . the agent know about it . But she keep telling that "today cannot get the numbers ' . the next day ...."today also cannot get the number"

I suspect she didnt do her job and didnt bother about the car plate (lousy agent) .

So, how to engage with a new runner to buy the number and put into my car. ?

hi all experienced landlord,

im first time landlord here. I read a lot about tenants from hell. certain cases need to make police report, do not pay utility bills, destroyed properties etc etc....

my situation just started, keep delayed and did not pay rental. messaged and called ady but the tenant keep giving excuses and not replying me.

how you guys deal with it? just follow the agreement? cut water and electric bills?

haih.... why becoming a landlord always need to prepare to go makes police report.

I bought a cctv from shopee. I pay extra for extended warranty. Unfortunately, the products spoil in a month. 1 month!. I told the seller, and the seller ask me to request for refund from shopee. I did. And shopee revert my email and said cannot. My situation is not damaged product but under warranty issue. Plus already 1 month which over the refund period. Shopee told me to deal with seller for warranty.

I copy paste the email and send to the seller . This is a warranty claim. And the seller ignore and no more reply.

What can i do? Report to shopee to blacklist the seller? And i will report to KPDNHEP too. I feel like a kind of scam from seller

I would like to put more attention in building my social media for my biz.

Im currently using tiktok, youtube, insta and FB for video marketing and contents. but all this while im using my samsung handphone. So, the video not as good as camera.

So, can recommend any good camera for beginner? budget max RM 2000.

I know professional camera for those great video can up to RM 20k. Since im a beginner, thats my budget.

Hotel management ask my credit card details

so, the management team requested my details, credit card details for the booking include CVV. I communcaite through their FB page. it is a reputable hotel.

but their methods a bit weird. is it safe to provide them my details? If not, i booked via Agoda will be safer?

Hi all biz owner and self employed SME,

out of curiosity, how do you all invest using business profits or income?

Let say that month, your positive cashflow is RM 5k, RM 10k or whatever the amount is (net profits), do you leave it in the bank account?

let say after one year, your biz account ady got RM 50k.... how do you use it to grow the money? very low interest or no interest in biz account right.

but cannot simply take out to put in stock or invest in any others things because will messed out your account or your accountant will scold you.

so what and how you guys do?
