Skills Training, or in another words, vocational training are normally depicted as second-class education in Malaysia. Normally parents will only send their kids for vocational studies only if their SPM result is below average and parents insist their children to continue studies.

However, TVET (Technical and Vocational Education and Training) actually provides the necessary knowledge and skills for employment. Compare to ordinary degree holder, which focus more on academic theories, vocational studies graduates able apply all the skills and knowledges immediately once they join the work force.

The Automotive Repair and Maintenance industry comprises of companies of automotive mechatronics, tyre services, automotive service, Heating Ventilation Air Conditioning (HVAC), accessories, Hybrid system, NGV system and power train maintenance that provide repair and maintenance services for light vehicles. The occupational function of work and services includes the repair and/or replacement of parts, rust-proofing, oil change, lubrication, tire changes and car washes. The demand of automotive repair and maintenance services largely depends on the average car usage and the number of cars on the road. THey are also required to diagnostic test & evaluation of vehicle performance, repair & maintenance, after-sales service, warranty and maintain inventory of automotive parts related to a holistic vehicle maintenance and repair occupation or employment.

The vehicle maintenance and repair industry value chain enter into system diagnostic, testing, and comprehensive rectification of vehicle performance which allows a mechanic profession to determine the root cause of a problem in the vehicle. The profession may be required to evaluate the next course of action, such as the type of repair that needs to be performed to solve the problem for all vehicle maintenance service which includes electric and hybrid vehicles, body work, wheel servicing and infotainment. Hence the fundamental of the profession should begin with the service and repair of damaged parts of the vehicle, perform maintenance services to prevent any further damages and other's holistic or completed services to enable vehicle are on-road safety.

HDD SMART ERROR

A message pop up recently and seems that i need to replace a new HDD.

I run HD Tune test no bad sector found.

And whenever i switch on bios there are a message stated ''SMART error Hard Disk (301).And below is the image from hp support assistance.

What could be the problem? Do i need a new HDD ?

Or it is just a type of malware ?

1) What is a REIT?

A Real Estate Investment Trust (REIT) is a fund or a trust that owns and manages income-producing commercial real estate (shopping complexes, hospitals, plantations, industrial properties, hotels and office blocks).

A management company for a REIT is permitted to deduct distribution paid to its shareholders from its corporate taxable income. However, to enjoy this tax-free status, the REIT must have most of its assets and income tied to the real estate and distribute at least 90% of its total income to investors/unit holders annually

2) What are the benefits of investing in listed REITs?

Affordability
-> Investment in REITs cost a fraction of the cost of direct investment in real estate. You can start off with a minimal investment outlay.
Liquidity
-> REITs are more liquid compared to physical properties. Shares of publicly-traded REITs are readily converted to cash as they are traded on the stock exchange.
Stable income stream
-> REITs tend to pay out a steady dividend, which is derived from existing rents paid by tenants who occupy the REIT properties.
Exposure to a large-scale real estate
-> The benefits of the real estate are derived on a pro-rated basis through a REIT.
Professional management
-> REIT properties are managed by professionals who will add value for a higher yield, benefiting investors in the long run.

3) How to invest and where to buy REITs?

Similar to trading in stocks, you will be required to have a Central Depository System (CDS) account and a trading account maintained with a broker. You may buy or sell ETFs through your broker, remisier or via online trading during trading hours.

4) What do I have to pay when buying and selling REITs?

Like buying and selling stocks, investors need to pay brokerage commission, stamp duty and clearing fees.

5) What kind of returns can be expected from REITs?

Income distribution based on the distribution policy stated in the REIT's deed; and/or Capital gains which may arise from appreciation of the REIT's price.

Refinancing Risks
The ability for REITs to refinance their existing banking facilities are critical to their survival.
Downside Dividend Yields
>Global recession putting strain across all businesses.As a result,dividend yields will come under tremendous pressure with negative rental reversions as businesses try to cut costs.
>Increase interest cost/spreads will also affect the bottom line.
Valuation Pressure
>Property valutations will also come under stress should negative rent reversion persist.
>As valuation fall ,REIT gearing level will increase and possible breaching debt covenants.
>May require balance sheet recapitalisation.
Dilutive Capital Raising
>Dilutive capital raising may be unavoidable in the event of balance sheet recapitalisation.
>REITs with ready sponsor participation will likely to be the first to come to the market.
Market factors
REITs are also subject to market demand and supply. As such, market fluctuations, confidence in the economy and changes in the interest rates may affect REITs price.
Risk Assiociated with Borrowing
>Significant fluctuations in interest rates may have an adverse impact on the financial performance of REIT and may lower income distribution to unit holders.There is an inverse correlation between the interest rates and the distributable income to unit holders.

Other risk include :
- Vacancies following expiry or termination of leases that reduces the REIT income
- The Manager's ability to provide adequate management and maintenance
- Not Sufficient insurance cover for the real estate in case of fire
- Sudden changes in tax regulations
- Poor collection of rent from tenants on a timely basis or tenants going bankrupt
- Lower rent when leases are renewed
- Poor cost control resulting in higher operating and other expenses without a corresponding increase in revenue
- Unexpected expenses due to changes in statutory laws,regulations or government policies.
- Amendment or revocation of the present tax incentives for REIT
- Competition for tenants from other building which may affect rental levels and occupancy rates.

8) Is dividend from REIT subjected to taxes? Can we claim back the tax?

Dividend from REIT are subjected witholding tax (10%) and is not claim back-able.

9) How to select a good REIT ?

[WTA] Data recovery

I dropped my external hard disk just now and the hard disk failed

A ticking or knocking sound will be heard coming from the hard disk at regular intervals (often about 1 / second) now if i plug in to my laptop.

Is it possible to recover the data from a failed external hard disk?

i'm driving an honda accord SM4 and the steering will vibrate when i'm travelling at speed 100-130km/h..
steering like normal when speed is below 100 and over 130...
juz when 100-130km/h will vibrate...

B- The girl i admire

Age- both 20

A and B are primary schoolmates...They went different high school and college since primary school but they are still contact with each other....The story starts june 09..They had their primary classmates gathering..from the time A were attracted and starts to admire B..so...A started to chase her lo...A asked B out to Skybar nxt week which is the 1st week of july..from tat meet up A realize B's birthday is located at 29 July..so A decided and worked out a plan to confess to B and give her a Tiffany & Co. as present on birthday eve..so b4 the days reach,A was like normal keep msg/msn/facebook with B...

BUT..

B get a bf when 21st of july...which is 1 week b4 B's birthday..

Till the day...28 eve...

A & B go a place for a drinks tat night...only 2 ppl..
at around 12am..A told B tat actually he want to confess to her tonite..
B was stunned when heard it...and she told A if A told earlier,she might have say yes!..
B said she was regret and really wished things worked out differently..
B told A tat he is the type of guys she likes too..
Both A & B cant sleep well tat night...the scene are keep replaying in their mind..

p/s - B are goin to leave on middle of september for studies in england..

till now A & B still keep on contact..doesnt have any awkward between them..they still hang out at night 2ppl...but when A saw B was sweet with her bf..A felt regret....
