Commercial HDA Vs Residential Title

Lots of new Condominium in popular mall area are built on commercial land while developer claim them as commercial with HDA for residential purpose.

What are the differences of Commercial HDA Vs Full Residential title?
All utilities were told able to convert as regular residential rates and only certain taxes or assessment at slightly higher percentage. I was told Airbnb or homestay allow to be prohibited by JMB if majority resident vote for it even commercial title legally allow it.

Wondering any Property Master or "sifu" able to provide more clarification on the differences of both titles?

What are the key different rate for below items:
- Sinking Fund
- Assessment/Cukai Pintu
- Quit Rent/Cukai Tanah/Cukai Peta
- MOT/Strata Title
- Others

Is it all utilities or only electrical allow to be converted?

Appreciate all the sharing info as on dilemma to with few selection of Commercial HDA or Full Residential title project.

[WTA] Poor WIFI & Optimum Setting

I am currently using Asus AX11000, 2 of my rooms (condo) which is about ~25ft away but with ~3 walls show none optimum WIFI signal and worst for 2.4ghz. Previously was using TPlink AX6000 which was even poorer and AX11000 did showed more improvement but not superb even AX11000 consider 1 of the strongest WIFI coverage router in the market.

I do understand Aimesh or mesh system should work much better but I on hold it unless really nth can be enhance due to no power socket at the middle hallway and no prefer to locate the mesh router in either of the bedroom.

Below are few Asus AX11000 WIFI setting and seek for advice what are the optimum setting for coverage and their actual functions as google mainly show it able to improve performance and security.
- WIFI Agile Multiband. (Default Disabled)
- Protected Management Frames of Capable & Require. (Default Disable)
- Enable WMM No-Ackhowledgement. (Default Disable)
- Optimize AMPDU Agreegation. (Default Disable)
- OFDMA / 802.11AX Mu-Mimo (Default disable for 2.4ghz, not require for 2.4ghz rite?)
- WIFi 6 or AX should disable for better 2.4Ghz performance? Enabled will allowed much faster speed for device with AX capability.

FYI, I did played around with few WIFI channels but almost the same, disable WIFI 6 or AX didnt show massive improvement. My home quite a number of Smart Switch with wireless connection with it smart station but was told their frequency is different then WIFi so wondering any inferences.

By the way, the WIFI 160mhz only available on 5ghz band 1 but not 2, is it normal or mainly country restriction? Anyway to enable foe both band?

[WTA] DDNS FTP for Asus AX11000

I try to setup DDNS for my Asus AX11000 which connect to Maxis Fiber Router as AP but in default router mode but it always show invalid IP due to my WAN is on private IP.

My setup as below :
- Asus AX11000 WAN port with Static 192.168.1.100 IP with Maxis Router connection for internet connection.
- Asus AX11000 DHCP IP as 192.168.50.1 with FTP enabled on ext USB SSD.
- Maxis Fiber router port forwarding 21 to 192.168.1.100.

Help needed as below
- FTP within local network with 192.168.50.1 through port 21, no issue with acceptable txf speed.
- Enabled Asus DDNS xxx@asuscomm.com through WAN but fail to active with invalid IP due to my WAN on private IP, could be static IP issue.
- I dont see an option on Asus AX11000 for FTP port so I assume default is port 21, am I correct?

Would like to seek advice any steps were configured wrongly as previously able to get similar setup work with TPLink AX6000 router.

FYI, do port forwarding on Asus AX11000 for my home CCTV decoder and camera as well with all ports did forwarded through 192.168.1.100 from Maxis router. I dont think so this will impacted the Asus AX11000 DDNS but I could be wrong, hence need clarification.

[WTA] WIFI 6 (AX) File Transfer

Hi,

Try out some file transfer speed between TP-Link AX6000 WIFI 6 (AX) router and Transcend ESD350C (960GB) External SSD but observe can't get consistent speed.

Pre-run with ~11GB zip file transfer between laptop and direct SSD connect to phone though USB cable.
- Lenovo T480 (USB-A 3.0) to ESD350C (USB-C) @ max ~260MBps
- ESD350C (USB-C) to Lenovo T480 (USB-A 3.0) @ max ~360MBps
- S20 Ultra (USB-C) to ESD350C (USB-C) @ max ~260MBps
- ESD350C (USB-C) to S20 Ultra (USB-C) @ max ~122MBps

WIFI 6 (AX) file transfer(FTP) results :
- S20 Ultra to ESD350C @ max ~55MBps
- ESD350C to S20 Ultra @ max ~100MBps

I wondering why WIFI 6 (AX) file transfer from S20 Ultra to ESD350C only cap at ~55MBps which I assume should be at least close to ~100MBps as ~55MBps more toward WIFI 5 (AC) speed rite?

[WTA] 4K UHD Monitor Help Needed

Hi, some advice for below 4K UHD monitor purchase as currently in dilemma due to each of them do have some missing features....hahaha

1) Viewsonic VX3211-4K-MHD
2) Benq EW3270U 4K HDR
3) Samsung LU32J590UQEXXM
4) LG 27UL850-W
5) Dell Ultrasharp U2720Q
6) LG 27UL600-W

It seem like only Samsung come with both PIP and PBP while Viewsonic do have PIP only whereas all others model miss out this wish to have feature.

Anyone know why Samsung 4K UHD monitor missing the HDR capability which kind of common or basic feature for others brand? Is this miss out did impacted much on display quality especially gaming and video playback?

Eye Care sound like massive hard sell by Benq and Viewsonic but is this low bluelight or eyecare only marketing gimmick or really did served the purpose?

LG 27UL850-W and Dell Ultrasharp U2720Q do provide USB-C PD 60/90W charging for laptop or mobile devices and Dell never come with any freesync.

Most above list come with thin bezel except Benq or Viewsonic which kind of >1cm, prefer thin but not so bad for 1cm+ model.

My usage as usual laptop extended display for work, own 4K laptop connection for video watching and ensure good freesync for upcoming new console even HDMI 2.1 4k@ 120hz sound like never provide by all above list yet but at least freesync with 4K capability.

Appreciate if any members able to provide some true feedback or recommendation per own usage.

Port Forwarding Issue on TP-Link Archer C5V

I try to switch back to Maxis Fiber TP-Link Archer C5v router, try out the Port Forwarding (Virtual Server) to connect my CCTV and Alarm System but seem like it can't work at all even though able ping all IP plus Maxis Fiber is on Public IP as well.

Home NAS Setup

Home NAS always come and go from my gadget priority list, it seem to be retrigger again now during MCO. I am currently using my Asus RT-AC88U with USB3.0 Flash Drive as FTP to store files but the transfer rate is superb slow even on 5Ghz 802.11ac mode with only avg 5-6MBps or even lower.

If to enable actual NAS then was thinking of the simple WD Home Cloud or proceed with entry level of Synology or QNAP or Asustor which kind of new to me on setup or configuration.

Any advice from all NAS expert?
Worth it to try WD Home Cloud or should proceed with entry 1 or 2 bay of NAS system?
