My tenant owe me 3 months, wife cannot find work for more than a year. Got involved with MLM investment and probably lose their money. Car kena tarik by bank. Ignoring my messages. Tenancy agreement expired.

I wonder any creative owners can share any useful way to ethically make tenant themselves wanna leave?

Does anyone expert in Malaysia Property dealings know what to do?

An owner seller wanted to sell his property at nett 400k, and allowed my good friend to keep the mark up differences for whatever he can sell.

End up with his help of his colleague agents he's able to sell with RM70k markup differences, will he get into trouble? That'll be over the 2% as real estate agent law in Penang. There's no shady deal here. the owner said he can keep the differences and he kept his word.

But when the owner's silibling (a lawyer) found out there's 70k differences, he's extremely unhappy about the deals, and he has been managing his dad's dealing for years along side with the shrewd accountant. It caused a big arguement.

My friend is able to get re-affirmation of the seller owner about this situation and he still kept his word at 400k is all he wanted.

Question is...
Will my friend get into trouble? Bank flagging this transaction for money laundering or overselling?
The seller has paid him the 2% ernest deposit and the silibling and the account will drop a big RM70k to his account and probably report him later.

advises please?

It turned out that every month's statement has 3 piece of paper, 1 main statement, another two is just empty page with maybank own promotion, another one is some GST thing.

which is required? do i really need to print all 3 pages for every month?
