Sound like BS agent.

WTF I need to bear 1% agent fees? The agent appointed by seller to promote/sell the property and not me.

I have seen an official booking receipt and none of it have mentioned of additional 1% agent fees payable by buyer. This is BS.

Selling Price : *RM530,000*
Loan % : *90%*

1% Booking Fee : RM5,300
9% Bal Down Payment : RM47,700
Legal Charge : RM23,200 (Estimated)
Valuation fee : RM1500 (Estimated)
1% Agent fee (6% SST) : RM5,618

Total payment to be pay : RM83,318 (Estimated)

no balcony, slightly bigger size, cheaper by almost 180k(compare with B), facilities so so only, semi hill and shop view (20ish floor), approx 40-1 hour back and forth (office hours). If rent out, rental approx 1.3-1.6k. Loan instalment with maintenance fees etc approx at 2.6k

More fund for renovation and even getting BYD Dolphin and having 2nd child.

Property B

balcony ada, smaller by 100sqft, facilities superb, sea view (future development still have partial sea view), extra 1 car park (total 3), less than 10min back and forth, near commercial areas less than 8min (malls, banks, etc). If rent out, rental approx 2-2.5k (average price around this area). Loan instalment with maintenance fees etc approx at 3.8k

Less funding for renovation and can afford additional MyVi and 2nd child.
