DSR calculation question

I just obtained by e-CCRIS report from Bank Negara. For each credit card, I noticed the date balance updated is 31/5/2018. There is a column for Total Outstanding Balance and another column for Limit Amount.

I have some questions on how banks carry out their DSR calculation with respect to credit card amounts.

(1) In the DSR, as a deduction against monthly income for credit card, does the bank take the Total Outstanding Amount X 5%?

(2) Does this ratio matter to banks: Total Outstanding Balance / Total Limit Amount? I have quite a number of credit cards for cash back purposes, so wondering if this is hurting me.

(3) To help with loan application, should I target to clear the Total Outstanding Amount which gets reported to Bank Negara? If yes, then this means paying down credit cards before month end even if card statements not yet issued, am I right?

CIMB savings account ATM Debit card fee

Hi. Has anyone managed to get the CIMB ATM Debit card fee of MYR15.00 (+GST) waived? The customer service pointed out that the savings account is free of charge. But this fee is for the ATM Debit card which I have no choice but to take because CIMB no longer supports the normal ATM card. This is blatant hidden fees and false advertising.

I read in an earlier thread that potentially I need to close my current savings account and reopen a basic savings account. However, if they are giving the same ATM Debit card, then wouldn't CIMB be charging the same ATM Debit Card fee?

Are there any other consumer banks in Malaysia who are doing this unethical practice?

Loan for buying existing tenanted shoplot

Hi. I am considering buying an existing tenanted shoplot in a mature area such as PJ for the purpose of diversifying and long term retirement planning. Would appreciate the advise and experience sharing for anyone here who has carried out a similar transaction recently.

Which bank did you use?
How much financing was offered and at what rate?
Did you purchase through a company, or individual name?
Is there any difference in financing (amount, rate, tenure) when comparing individual vs company name?
How much was the total cash outlay, that is % of purchase cost not financed by bank?

New AES Speed Camera PLUS North South Expressway

Noticed two new AES speed cameras during my regular trips up and down KL-Penang.

Northbound: around KM176. This will make a total of 4 fixed AES cameras when driving from KL to Penang - the others at Slim River, Kampar and Taiping North.
Southbound: after Jawi exit. This will be the first fixed AES camera when driving from Penang to KL. Previously none.

They were installed in early November. I don't believe they're operational yet, perhaps still under testing. Fortunately, there is still the usual yellow warning signboards as you approach them so you know to slow down.

--- UPDATE June 2018 ---

Southbound: Another camera went operational last month at the Ulu Bernam rest stop after the Slim River exit. This is the first rest stop after the highway changes from two lanes to three lanes.

Hi. I am thinking of buying a the new VW Passat and am interested in getting some feedback from anyone here who just bought one recently. I'd be grateful to get some feedback from you about any experience you've had so far with the after sales service, performance of the car, actual fuel efficiency achieved, and whether you'd make the same choice today. As I am limited to buying CKD cars, I'm also considering the Camry too.

Many thanks in advance. Ken.

Buying home with parents help

We're looking at buying a second-hand house for own use. I'm thinking of financing half the cost and using some savings to pay for the other half. Is it better to

A. Pay the entire cost using cash up front, with parents help and then get a home loan afterwards to pay back parents, or
B. Don't get parents financially involved and arrange the loan at the same time

I realize option A is probably more hassle free initially when dealing with the seller. But I'm wary if taking option A may complicate the process of getting a home loan later on.

Would appreciate if any brokers or couples with similar experience can share their thoughts, what are the pros and cons of the options.

Thanks!

Working overseas - Can you get a home loan?

I'm a Malaysian working overseas for a few years now and am looking to buy a landed property in KL/PJ. I would like to know how difficult it is going to be to get a flexible home loan (over 500K) to finance the purchase. I was able to get a CIMB plat credit card without too much difficulty recently, they were happy to accept my overseas payslip. However, I've got a feeling the process will be much harder for a home loan.

Have any of you had any experience with this situation? How long would the process take and how much information will I need to show? If I make a bigger deposit or borrow less, would it make any difference to the application process?

Thanks.

So many new high end condos coming up

Stumbled across this very informative website

http://investorsanonymous.blogspot.com/

It seems there are so many new high end condos coming up in and around KL, many due to completion over next 36 months. I wonder if there are that many locals willing to pay 5K+ a month in rent to support the market. IMHO, I doubt it. So are there really that many expats in KL? What do you think?

Hi all. I received several pieces of gold jewellery for my marriage a few years ago. I think most of the items are 916 gold (i.e. 22K) With gold prices exceeding RM100 per gram, where is the best place to sell the gold in KL/PJ? I called SS2 poh kong but they don't offer cash, only trade in with a 30% discount - if you have the receipt. Problem is I don't have the receipts.

Any advise where I can sell the gold and how much I can expect?
