Condo renovation works

Hi sifus and taikor,

I would like to ask for ur advice n guidance..

Recently i just collected my keys for my newly completed condo..as this is my first time stayiing in condo im not familiar with the house rules especially on renovation works..

Developer has issued a conditional consent letter for those who want to hack the concrete slab ceiling to do a conceal wiring for additional wiring point...the problem is that mgmt office insist that no hacking on ceiling are allowed even with the letter from engineer.

With that in place, mgmt office demand a for residents to acquire letter from professional engineer to certify that the work done comply with the condition which in our personal opinion is ridiculous that professional eng is needed for such a small work..

I would like to ask if this is a standard practices in other condo? Is there any workaround available? Or other solution..

Please advise...

Developer to refund money to Bank

Today i received a copy of Undertaking Letter from developer to my banker.

QUOTE

We hereby undertake to refund free of interest the monies released to us by you in the event that:-
a) the memorandum of transfer in respect of the Property in favour of the Purchaser cannot be register for any reason whatsoever....

b) the construction of the Property is not completed and abandoned Provided Always that you remain the chargee of the Property.

c) Certificate of Fitness for Occupation in respect of the Property is not issued for any reason attributable to us.

This is my first time to read this kind of clause.

Does this means if something happen to the property as described above, the developer will refund back the money disbursed to the banker? Which means buyer is protected if something wrong with the project as described above?

Hope taikor can clarify the clause

DVD Burner Problem

hello guys,

Im having this problem, where my DVDRW drive detect my burned dvd as an empty disc..sometimes when i inserted the dvd, its ok, sometime its detected as empty disc. previously no problem like this..

Ive tested with Movie DVD, no problem at all.

is this means my drive gonna die? driver problem or windows problem maybe?
