Hi all,

Would like to seek your advice.

I'm currently looking for a landed property for own stay (young family, 2 kids) in the Hartamas, Bukit Tunku, Damansara Heights area, preferably in a gated community or at least a guarded street.

Realistically, I have RM2 million cash to play around with, and I've narrowed it to about 3 options.

1) Tijani 2 South - RM4.8 million asking price
2) Kenny Heights Villa - RM3.5 million asking price
3) Buy an old terrace house in Damansara Heights and demolish + renovate - RM2.5 million asking price + RM1 million for renovation

Which option would you choose? Or are there any other areas you would consider?

What is going on with KH Estate?

Hi all,

Does anyone seem to know what’s going on with Kenny Heights? I understand that Dutaland doesn’t have enough money to fully develop the whole area, but their stock price seems to be recovering and doing well...

Also noticed that Kenny Heights Villas are selling for very low prices for prime location and quite nice exterior and interior. A lot of VIPs staying there too. 5900sqft going for about RM3.5 million when launch price was around RM5 million. Did more research and found some units up for auction earlier this year at RM2.8 million with bank valuation at RM4 million.

Based on what I’ve noticed, soft market and economy downturn doesn’t really affect the luxury property market much, but for this project, rent and sale prices seem to be going down.

Any insights?

Buying property without CCC

Is it common for people to purchase a renovated landed property without the CCC?

Seller has refused to get the CCC (which to us is very fishy) and instead is willing to offer a discount off the price.

Agent has indicated to me that sometimes this happens as they only procure DBKL approval for renovation.

Is this very common?

Hi there,

Looking for any ID who is interested in taking on a small project to remodel 2 bedrooms into a bedroom and study. Combined space is only about 200-300 sqft. Scope would include layout plan (you don't have much space to work with anyway) and sourcing and purchasing furniture.

Hi all,

Need some advice here - I was thinking of getting a custom made guitar for my friend for his birthday (birthday is in December so allows for a bit of time for customization) but I know absolutely NOTHING about guitars and wondered if perhaps it's not such a great gift idea as it's a surprise and normally these things are quite personal?

I've searched the forum and saw recommendations for The Guitar Hospital, Jeffrey Yong and Freeman Guitars.

If my budget is around RM3000-5000, would you recommend continuing with a custom guitar? What are the price ranges like for that? Else, anyone have any other ideas?

I'm trying to code an interactive website that has the following form logic:

Pre-set logic in the backend should be "If Female = 4.50, If Male = 6.00".

WEBSITE SHOWS: "How many customers do you have?"
VISITOR ENTERS: "5" [x value]
WEBSITE SHOWS: "What is the primary gender of your customers?"
VISITOR ENTERS: "Female" or "Male" [y value]
WEBSITE SHOWS: 22.50 [z value]

Basically based on what the visitor enters above, it'll take x * y to populate z. So in this example, z = 5 * 4.50, z = 22.50.

I believe I can do this in Flash, but is there another way to do this?

Frosting Glass Door?

Hi all,

Right now my new apartment has an open plan bathroom - very nice if you live alone but it's a bit difficult when you have guests

The whole bathroom is open concept but the toilet and shower area have glass doors. I was thinking of removing the glass doors and have new doors installed (which are more private) but it will cost a lot and it's quite a waste because the glass doors are brand new.

Is there some sort of sticker I can buy to stick on the glass door so that it becomes frosted? Any ideas?

Hi all,

Do you know where I can get a background check (criminal record) for a potential employee? Is it from the PDRM themselves? Any idea how much it costs and how long it takes?

I know that you can get a Certificate of Good Conduct online, but I'm looking for a police criminal record check more.

I also know you can get via some companies but because we're a small company, I don't want to have to hire a big firm to do it yet.

Suggestions for 1BR apartment?

Been searching high and low for the right property but unfortunately to no avail .. hope maybe some people here can provide advice!

Looking for a 1BR/studio apartment for own stay in the Mont Kiara / Bangsar / D'sara Heights area. Price around RM700,000.

I've viewed Verve Suites, Mont Kiara and really like the building and facilities but found that the finishings in the units are quite poor and don't like the ID work they did already. Also viewed Centrio in Pantai Hillpark and really, really, really loved it but location was not ideal. Favourite so far has been Twins in Pusat Bandar Damansara but they're relaunching soon and the 1BR apartment starts at RM920,000!!!!!

Also really like Suasana Sentral Loft but so hard to get the 1+1 BR unit there because it's so popular.

Would appreciate anyone's advice .. head pening already
