Appreciated if any property guru or lawyer here could consult in the case of the high water bill charged which caused by underground pipe leakage/broken (diagnosed and fixed), should the high charged bill bear by the landlord or tenant ?

around 4k, few months accumulation as happened in MCO period and tenant unable to monitor the high bill

P/s :
- Landlord had pay to fixed the piping concern
- Air selangor rejected the appeal of cost reduction

I need to connect my tvbox from unifi router, currently i'm subscribed unifi 100mb package, and i confuse which cat of Lan cable i should get? there is cat6, cat7 and 8 around.

Cat 6 has about 1gbps speed, cat 7 has 10Gps and Cat 8 has 40Gps , since My unifi just 100mb, Cat 6 and Cat 8 has no difference in my case right? Shall i just pick Cat6 cable ?

Any recommended LAN cable brand i shall go for ?

When I send through the broadcast list, it seems that the recipients don't receive anything, I've confirmed with recipients and they did save my number in the contact list, anyone experienced this? I try google and it just told that the recipients need to add sender contact in the contact list.

I did confirm this, all recipient have my contact saved.

Which printer should pick for a tuition centre

I'm not sure where to post to ask about printer recommendation, Administrator kindly please loop this to the right thread if necessary, thanks ahead!

By taking consideration of office cost saving initiative, with below detail and hopefully someone could shed the light on the printing solution.

Current solution:
- Photostat copier, RM150 per month rental (Ricoh 3501) and extra charge on color paper (RM0.40 per page) and free black printing for 2k pages.

Paper print volume:
- around 2-3k per month printing in black color A4 double-sided
- color printing limited to 10-20pages

Extra features:
Required to do some paper scanning too

Planning:
- Get a brother printer for replacement, not sure whether should go for laser or ink jet, seller recommend me take Ink jet(Brother T710 if recall correctly) to save cost, as refill ink jet quality is better compare to laser OEM toner always print scatter powder on printed paper, and it cost is saving more.

I'm new to VPN, I have a concern on my TV box, it always hangs there for a while and needs to wait sometimes to allow streaming again, I've Unifi 100mb connection, May I know whether VPN will help my case?

it happens to 1 iPad and 1 Macbook too, normally we have total of 4 devices online.
