I need help to recommend me good new property location to buy.. budget 750k..

I'm not expert on this field.. really appreciate you can highlight me upcoming/ongoing project.. location its better toward to south klang valley as my hometown in kulai... so i can reduce traffic whenever going or back here.. n.sembilan area also ok if good environment n facility..

Most important is nearby secondary school so my wife can apply transfer there.. 2nd is easy access to the house... thnx in advance..

I'm surveying 7 seater car.. Mpv, suv for long term used. So its must comfort, reliable n easy to maintain..

My top 5 are new (recond) estima, outlander, carnival, Serena, Innova.

2.5cc recond alphard/velfire and cx-8 are best option but no plan to spending too much for the car...

Current top list is Toyota Innova 2.0X.

Spacious and the interior is far luxury than old innova.

It can comfortably seats 7 adults. 7 airbag, Captain seat. Individual aircon vent for all passengers. Better built quality compare similar tag price. Can feel better material and finishing.. I'm ok with ladder frame. Suitable for various road conditions and most important it's still give comfort. You may give a chance to test drive that..

I think its really value for money. Reliable car. Easy to maintain.. my problem with this model are perfect if got diesel or 2.4cc option in Malaysia n got cruise control 😪

Please share if you have different opinion or I might overlook other option?

Renovation Permit

Before forgot, let me share on the procedure.

Situation A : Full renovation or double storey renovation - Need to get architect to do all for you. Pay them and wait the permit approved.

Situation B : Minor renovation such as extend car porch, extend kitchen (tingkat bawah sahaja)

1. Prepare below document

- Photocopoy of CF,
- Photocopy of receipt for cukai tanah (latest),
- Photocopy of receipt for cukai pintu (latest),
- Photocopy of S & P,
- Photocopy of IC, and
- Colour photo of front with house number and back view of your house before renovation, with date on your photo (less than 3 days before you submit your application).

2. Buy "Permohonan Kelulusan Pelan Setara" book at Majlis Daerah and fill up which renovation area you plan to do. They will recommend some standard even you only plan to renovate porch, include also kitchen, gate etc because same charges apply. The permit valid for 1 year and you can renew later at rm50.

3. Pay Alam Flora (via cheque or bank transfer) - they not accept cash. In my case. need pay RM 600 for 2 tong of renovation waste. Refundable if not used.

4. Attach together the alarm flora receipt (item 3) and item 1. Submit together with item 2. I need to pay another 300 for submit item 2. Total RM900.

5. If no previous renovation on existing house, you can get permit around 24 hours. In my case need to wait 3 days because previously got awning that need to removed. I also need to write in akujanji to remove that awning as previously no permit. Anyhow. i also need to remove that to allow new renovation.

Kindly share if you got some other experience.

Hi All,

I'm very beginner for home renovation.. anyhow, plan to get new gate... its about 18.5 feet. Already got quotation and below price are from my preferred contractor due to his knowledge and job finishing that i already saw...

1. Mild Steel = 3600 (Easily get rusted but cheapest)

2. Wrought Iron = 5800 (Carbonized, Aluminium type, powder coating, long lasting)

3. Stainless Steel = 6200 (most expensive, low maintenance, very long lasting if nobody bang, old fashion in my opinion)

Need yr input which is more value for money.. or any other idea before proceed with this? Thanks in advance..

looking for PSP but too many variant.. which is the best should i go? mean easy to maintain, value for money.. i don't like psp go.. prefer psp slim..

Guys,

I bought this model with freedos. Now planning to install vista or XP but not allowed to do that.

Found from BIOS show "non vista os installed". Its deem and i'm unable to change that. Is it possible for me to flush the BIOS and then allowed me to install Vista or XP?

Anybody can recommend me Wireman with good installation skills at reasonable price? Plan to install about 20 light, 4 fan, water heater and air-cond. All wiring are ready... just installation service..
