hi sifus,

i just got my wife a 2nd hand A250 yr 2012. so it stil have 2yrs warranty left.

but im thinking whether i should send the car to service at ccb or a service centre outside which im familiar.

cause if service at ccb sure cost a lot more plus i hate their waiting time.

any advise?

hi im in the midst of renovating. so i come across this booth selling auto folding gate. and they offer a trackless folding gate system. all in include installation is quoted cheaper than Delux Unigate by 30%.

however , i got reviews from relatives and some googling,unigate seems reliable. on the other hand non of the people i knew tried this EzGate. even mr google has not much ideas about this brand.

anyone tried before? by paper specs this EZgate lose out to Unigate in the total bearing used which is 16 vs 30. others seems to be almost the same. just that the both didnt stated which motor they use.

I've been driving the F30 320d for more than a year. now itching wanna add on PPK.

anyone had it done? any reviews or opinions?

from paper it seems to increase only a little on the numbers , do u really felt the difference after PPK? and worth it onot?

hi,can any1 advise me what to do now?

Bought a condo ( sub-sales ) ... now process completed and key should be handover. But previous owner wanna rent for another 6 mths.

So my lawyer had ask the owner's lawyer to deduct 6 mths rent and pay to me. Now after 1 week , no news. Anyway , got a letter stated from 27/4/2013 the transaction has completed meaning from tht day on , im the new owner officially.

But how about the TNB n SYABAS? do I nid to go there and change property ownership name?

and also the condo maintainance fee. this shud b bear by owner rite? so i nid to walk in to the management office n tell them im the new owner to update their info + pay?

anymore things i shoud take care of?

can buyer cancel purchase?

case is like this. deal are closed end of august 2012. due to a lot of public holidays , snp + loan all signed on sept - oct. i paid eveything including the d/p n balance sum required.

but until now the buyer is stil witholding some documents (as my lawyer said) which makes the bank unable to disburse the loan amount. and the bank has sent me a few letters warning to cancel my loan.

this owner previously agreed to rent the house after everything is done bcoz his new house stil renovating. im guessing he try to drag the whole process so he dun haf to rent.

and now im really fed up wif this owner.i juz wanna cancel the purchase and get bek watever i had paid. i rather buy another 1.

can i do so? and how about the snp n loan agreement fee + stamp duty? can i reclaim from the buyer?
pls help.

i applied a housing loan ... margin 45% ... and i definitely qualified for the loan ....

problem is i submitted all the documents on 29 AUG ... until now they havent approve

i had ask the personal banker y take so long ... other banks onli nid 3 working days ... she juz keep saying raya + merdeka ... a lot ppl ambik cuti ... no ppl work

realli b*llshit this bank .... i ask if can call hq to ask them work faster .... she say kenot ... wtf

problem come liao is in my booking form , the due date to gif vendor's lawyer my loan offer letter is today ... n tht stupid RHB stil say havent approved and say dunno when ....

i say if reject oso gif me an answer ... she say konfem approved ... everything konfem ... now juz wait hq update the status in system for them to print the offer letter ...

the reason i didnt apply other bank previously :

1) i had existing loan wif lock in period , thus im proposing i get this new loan from them with the request of waiving the current loan lock in period penalty. coz im gonna sell my current house. ( n this personal banker didnt submit the request , said she gonna do onli after i sign my new offer letter.and she doesnt inform me earlier until i ask her last friday about the status )

2) my mother help me submit the documents. n she gave all the original 1 to the personal banker. n now i dun haf the payslip and other documents. so kenot submit other banks. the original docs the personal banker oso submit sekali to hq. idiot.

any1 can help how can i get them to process faster.

and anyone knew wat will happen if im late in replying vendor's lawyer about my loan status? can they treat me as cancel purchase and burn my deposits?

starting new business

im now working in my family owned company. so if i jump out n open my own company , sure i will take some of the existing customers away. i sked ppl say im evil , bad.

the case is like this , i feel im stagnant n lock up liao. since its a family business , it had been run for 20++ yrs hence its very stable. so my boss doesnt wan any changes. even there is a few chances to expand , she would rather stay this way.coz she is in her comfort zone n wouldnt wanna risk anything.

2nd point is my boss is planning to retire , so she told me her plan. i'll take over the business ( coz my bro has no interest in it ). of coz there is term n conditions.

1) my parents will draw the same salary every month they are having now. - fair enuf
2) my parents will receive the same yr end profit sharing amount as they r having now - fair enuf
3) my brother get to draw a salary also -
4) my brother is entitled to the yr end profit sharing as well -
5) after my parents r not here ( i think they meant when they died ) , their portion of salary n bonus will go to my brother.

and after paying them all these. i still draw the same salary im getting now. but i gotta do all the works they r handling.

and at last my brother who doesnt even come to our opis once a yr get an amount of moneh which is easily 3x more than me.

1 more concern is the if i wanna earn more. i gotta do more to expand this company. but by doing tht my brother also getting more from me in the part of profit sharing. i felt im shortchanged.

do u guys think i shud go out n start my own company instead?

this is a new business associate who were introduced by a fren. however beside the company's own website i cant find any information about it.any idea whr i can noe more about a company in thailand (i.e its background etc)

juz test drive both car .... actually the 308 onli tested the vti ( turbo hafta wait til june )

both oso nice but stil dunno which one better overall??? any1 tested or owned any of these???

407 feel good n the premium with extra leather seat n 7" touch screen interactive lcd with built in sat nav cost another whooping 7k ... worth it to choose premium??

staff resigned n now wanna come back

sorry i cant seems to find my older post related to this ....

one of my company staff resigned last week saying his new job offer a basic of rm1600 and possibility of getting o.t up to rm 1200 a month ... which means he can earn around rm 2800 pm as a personal driver.

because of the income at the new place are to high so my boss let him go

this morning he came back to settle a few things then he say our company didnt try to ask him to stay ... he say actually he like working here better ... immediately some fishy smells comes out

so i told him tht the new place offer u so high salary our company cant afford ( he's working as despatch n van driver for us ) ... then he say if our company offer him rm 1700 he will come back

rm1700 is 20% increment from his last drawn rm1400 from us le .... economy bad somemore got so high increment meh???? myself oso no increment

problem is we stil havent hired any new driver and actually his working attitude quite good la .... so now my boss considering to hire him bek n asked my opinion .... scared to gif wrong advise ... any suggestions?

i tot tht jobs are hard to find during economy recession? its a blessing tht u had a job now and ur pay doesnt being cut?

2 cases juz happens this early this morning ... first,my company driver came in n say he wanna resign. he told us tht he will b goin to interview this afternoon. ( he is going for interview this afternoon and resign now? wat if the interview failed? )

second case more ... another staff came in 9.30 as usual ... but due to he stay in a walking distance and our company opens at 9 ... my boss ask him whether he can come in at 9.15 ( the answer from him is "y shud i come early? im not ponteng wor ... if i cant start at 9.30 then i resign lo" ) the problem is some customer came in as early as 9 n no one is helping out + tht fella oways come in at 9.30 then go wash face,toilet bla bla bla til 9.45/10.00 onli start work .... after tht he will go to bank which located 5mins to put the cheques in the machine but oways takes him 1hr to do so which we believe he "snake" to yum cha. this happens for a few years n now its becoming a habit to him.

thts y i oso ... is the economy not bad which jobs are so easy to find or these 2 fella din realised wat r happening out thr?

the second case might b solve with his work start at 930 but the first 1 how? if he resign now n got the job how do i suppose to get a replacement in such a hurry? if he fails his interview,shud i ask my boss to re-hire him or juz ask him to fark off?
