birthday treat for friends (Malaysia style)

I am currently testing my app of the Malaysia style of splitting lunch tab.

The idea is that if you are the birthday guy, you will be treated by a group of friends. When the bill comes then everyone except the birthday guy needs to contribute equally to treat the birthday guy (Malaysia style). The problem comes when the bill has to be calculated fairly of each person meal cost in the group (usually happens when dinning in western restaurant).

So to simplify these problem, I created an calculator app for android which u can download below.

How to calculate fair price of a property

Firstly, you must do your research of the current market rental yield. You may ask the people that you staying in the property or collect data from websites.

The easiest way is to go to Housemates Malaysia to check your property rental yield.

For example

Let say, I want to look at a condo name called Dataran Prima, Petaling Jaya.

Firstly I need to go to Selangor list

Browse until you see the Dataran Prima keyword

Click on the link and you will see something like below

Here look at the rental yield indication. It is about 5% as what I can see from the graph.

So here is the calculation

(([Monthly rental] x 12) / 5) * 100 < [Property Price]

Listing price from iProperty
Property Price : RM480,000
Rental : RM1800 / Month

Is it worth the investment? Should investor buy it?

Let's calculate the fair value of the property based on 5% rental yield current market rate

>> RM1,800 x 12 = RM21,600
>> RM21,600 / 5 = RM4320
>>RM4,320 * 100 = RM432,000

Therefore a fair market value is RM432,000. If the asking price is RM480,000, therefore you can negotiate with the seller or agent because the rental is not justifiable.

You will always see crazy asking price posted, if you don't do your research, then you will be the victim.

I found a website to good website that show the room rental market in Malaysia.

It show the historical room rental pricing for high rise condo and apartment.

Below is the list if condo that I am researching.

which malaysia broker offer the best value?

The broker that i know so far that offer the best brokerage free in malaysia are OSK188, Maybank, RHB Invest and CIMB ClickTrader. But actually which broker that offer the best value in term of services and fees.

According to this site, Jupiter broker is actually offer the best brokerage fee 0.1% or RM10 which for transaction under RM50k. Anyone tried Jupiter broker before?

Obviously my investment is below RM100K and what i want is to minimize the brokerage fee and also have the state of the art tools to do stock market research. Currently i am the user of OSK188, but i am not quite happy of the system. Therefore i am thinking to switch broker.

Anyone please give me recommendation.
