Parking rental (yearly) for low cost flat

Hi All,

Currently I'm staying in low cost flat (strata title) for more than 10 years and the parking space is first come first serve, and in my S&P never mention about purchasing/renting parking.

So our AJK suddenly build a covered parking (for the outdoor) and implemented renting the parking. Deposit RM600 and yearly rental RM100, they say all is agreed (in the meeting, majority agreed and ya I didn't join the meeting) and lawyer/YB also give approval they can do this.

My question is, can they do this? I mean it is a low cost flat, why need to implement this? sound like become apartment/condo. What can i do?

Exhaust Fan on Roof?

Hi All,

My house is very hot, I'm wondering is it a good idea to install a exhaust fan at the roof (please refer to the photo) with a switch to turn ON/OFF to pull the hot air to outside. If it not turn on, the flap will be closed.

Is there any concern? Leaking when heavy rain, security? etc

Composite Wood

Hi All,

I'm planing to fence up my balcony with the composite wood. I'm asking my contractor to build the concrete post (around 3 feet height) around the balcony. Each of the post will have 5 feet distance and plan to do horizontal fencing using composite wood. If let say the composite wood is 4 inch width, i will use around 5 composite wood with 1" - 2" gap in between up until 3 feet tall.

The question is, is the composite wood hard enough for 5 feet distance between the concrete post? Anyone know where can I buy the composite wood for DIY/my contractor to install?

Hi All,

I got the quotation from one of the contractor for renovating my house (22x70):

1. Demolish the toilet in the Kitchen - change all the floor tiles (cox not able to match the existing one)
2. Build a 5'x5' toilet in the yard area.
3. Extend abt 6-7" at the living and the main door become side entrance.
4. First floor, balcony water proof and correct leveling
5. First floor master bedroom extend 2'
6. First floor change all become plaster ceiling (normal type).

Not sure if it reasonable or cut throat.. mind to share your experience/knowledge?

Attached is the original house plan and the one i intend to do.

Hi all,

Sorry, this is my first time involve in accident hope can get all the comments which can help me for better understanding. The case is like this:

B - hit -> A (from behind) and A - hit -> my car (from behind) too, the police report/keputusan already state is B fault and will kena saman, etc.

My car already fixed and I have submited all the document to B insurance company to claim for "loss of use". Yesterday B insurance company said the claim should submit to A insurance company not them, I will go to B insurance company to collect back all my documents but before I go there I want to understand first so that I know whether I'm being played or not

Hi all,

I invovled in an accident, the car bang my rear so rear bumper, boot, light, etc (exterior only) damaged. My car is year 2004 so I need to pay 15% parts betterment and the car who bang me is insured under LONPAC.

Today I bring all the documents to claim back the Loss Of Use, Parts betterment, etc to LONPAC office and the guy told me I can't claim back the parts betterment. Is this true? If true, anything I can do about this? Cox because of LONPAC client bang me and I need to pay the betterment so unfair

I have Pipercross Viper (CAI) foam type, it very dirty already wanted to wash it buy I don't where I can buy the cleaner kit. I got the K&N cleaner kit but it not suitable for foam type filter, I looked at ENOES at 1U, Brothers Kelana Jaya, ACE, Jusco, etc all also dont have I brought the Viper thru internet one so I dunno here - KL, PJ where got sell the cleaner kit.

Exhaust header spring, any idea where to buy?

Hi All Bro,

My exhaust header setup as in the photo but the exhaust shop who did the installation is using his KING KONG strength to tighten the bolt until the springs total compressed until it die! So now my whole car vibrate like hell when changing gear, stop-go, idle, pickup, etc.

I have been to many exhaust shop (Ah Heng, Andrew torgue gear sunway, etc) all said the installation when wrong already, the springs is dead can't flex (cant move) the between header and engine. All of them ask me to find the springs than they can do for me as they all dont have those spring

I been asking hardware shop ard my area, ACE hardware but all also dont have (small small type one got la but cannot use), so would like ask bro here on any idea where to buy ah? Oh ya, the header I brought from Ebay one so I contact the seller, he never reply me
