Hi All,

With the increasing BLR rate (and more are coming in 2023, would you increase the rental during the end-of-year renewal?
Or just remain at the same rate for the existing tenant?

Just doing some random poll to help me to decide

CityCouncil Garbage Collection @Service Apartment

I'm currently staying in a service apartment and the city council is MPAJ.
The management (newly formed) mentioned that MPAJ dost not collect waste from land with commercial title, thus they forked out some money to have private waste collection service to move the garbage out from the condo.

Would like to know is it normal for city council not to collect waste from commercial land?
How about those shop lot's waste?

And most importantly the commercial land, assessment fee paid to City Council is quite a big sum of money..
Possible to negotiate with city council to collect it since service apartment mostly is for the purpose of residential ?

Drying Rack In Condominium

Wanna seek for opinion on drying rack.
My balcony is quite small in size, and the traditional drying rack will be space consuming.
Would like to reserve the place for some light planting & coffee table.

Anyone of you use this kind of wall mounted drying rack?
Is that practical & lasting?

If yes, any good model/brand to recommend ah?

How to remove tree sap from car?

I'm having a very old car which often park under the tree, but it got alot of tree sap spot which very hard to remove.
Tried nail polish, cooking oil, car washer but without success.

Any experience sharing, or product recommendation to remove these tree sap?

Defination of First Home Buyer

Hey gurus,

First time home buyer entitled some of the stamp duty rebate in SPA and loan duty.
But, how do I know if I'm entitle for that?

The reason of asking, I've never purchase any house property before, (No SPA signed, No Loan agreement).
But, my father transferred the fully settled house under my name a few years back. (I think executed MOT).

So, am i categorized as first home buyer? can I still entitle for those rebates?

Reading of a few articles mentioning booking fee is actually illegal.
Wondering does it happened to the subsales market?
My agent getting me to sign the booking form with 3% booking fee even before entering SPA, is this act illegal?

Can any agent/sifus advise how's the market respond to this booking fee illegal judgement from the court?

Ok, not sure why my recent phone are always in the trouble after the warranty period of 1 year.
Now is time to look for a new phone now, and I hope the phone can last at least 2 years.
So i'm seeking of any option in extending the original manufacturing warranty, or even with the mobile phone insurance suggestion?
