Contractor dispute stories

Just last week I had a good contractor friend recommend a guy to do some work for me because I need to have it done in a hurry. I wanted him to install shower screen at the condo I was going to rent out. Anyways, we met once before he started work and we settled the price at 3k for both bathrooms for tempered glass shower screen with handles etc all included.

1st day of work, morning he call me saying he will arrive at the place at 10 am, I went to the unit since 9.30am to open door for him becos normally contractors come early. This bugger showed up late at about 11.30pm, I was already damn pissed because I have other work to do not just wait for him whole day. Anyways, late evening when I inspected work done I found that finishing was sub standard, 1st time I see such workmanship from chinese contractor.

Ok nvm I spoke to him and the next day he sent his son to come rectify the problems. I was standing there instructing his son to make the silicone finishes in between glasses look nice because he had them spattered all around the edges, he just wiped some off and left the rest there basically take me for an idiot pretending I can accept such results. Ok nvm, it was his son so not my call to lecture him, his son just wanted to do things quick and leave. Before he left I wrote him a check of 2.2k.

Of course soon the father called asking me why only 2.2k. So I said that's what I think his work done is worth. This guy must have something wrong up his brains, once he hears this he completely transforms 180 degree into a foul-mouthed, profanity laden brute hurling all sorts of insults at me. Since this is not the first time dealing with contractors like this, I politely asked him to calm down. He didn't and keep on shouting, I told him if he wants the rest of the $$ he either rectify the problem or don't bother to show up. That's when he tries to threaten me personally, telling me to watch out and he will come look for me etc. This guy would rank top 5 on my list of 'out of control contractors'. I took pictures of his work done and his issued invoice and reserve the right to call the police and have him arrested for threatening remarks.

Any other sifus here have contractor dispute stories??

Super Ceramic Tiles

This happened about 1 month ago. Guocera showroom price for the tile I was looking for = $6.80, then I got the dealer list from Guocera salesperson and went to a nearby dealer to order tiles. Super ceramic quoted me $8.50 per pcs, after I paid only I realized the tiles I was buying was $6.80 because got confused with some other series. For bros that donno, from my experience tile dealer price is NEVER HIGHER than the showroom price. Showroom price is always mark up so dealers have room for profit.

They refused to give me refund or rectify the problem. The boss even acknowledge that tile dealer price (which is himself) shouldn't be higher than showroom but just ignore my complaints. Just today I went to get more of the same tiles from shop in SS2 and the price is $6.80. This reminded me of their ripoff so I need to post this to vent my anger

$1.70 x 600 piece = $1,020. This big tile chain chop me $1k more for tiles and think they should get away with it. So I'm letting all sifus here be very careful with.

Super Ceramic Tiles (Puchong) Sdn Bhd.
Lot 8248, Jalan 222, Section 51A, 46100 Petaling Jaya.
They have like 5-6 branches, so be very careful if you do decide to purchase form them!

My neighbour's tree leaves keep falling into my yard. Just yesterday I had to rake in a FULL bag of leaves, we're talking about those big black garbage bag here.

What would be your course of action here? Ask the neighbour to trim his tree?
Since I just moved here, this neighbour is an middle-aged man, very weird and a loner. I'm still thinking how to approach him, but if he tries to get nasty to me then he'll get it.

I'm really sick of raking in leaves every single day. What would you do? And legally what can you do to a neighbour whose tree sheds leaves like nobody's business into your yard.

It lists down the price, address, how many days to sign SPA etc etc.

Does any of you have a standard form that you can e-mail to me? The form that I have was from Reapfield so I can't use that.
I tried searching on google multiple times but nothing came up!

Shady/dishonest real estate agent

So I posted an owner ad selling my own house on thinkproperty.com. If you have tried posting an owner ad before, you will get like 30 calls from different agents claiming that they have an interested buyer willing to snatch your property right away.

Anyways, one of the agents was very persistent and I inadvertently revealed my road name to him. From my pictures it wouldn't be hard to figure out which house was mine.

The very next day, I found an another ad selling my house on thinkproperty.com, although I DID NOT solicit the services of this particular agent, he is already putting my house under his portfolio.

I was thinking of giving him a call to pay respect to his ancestors but managed to hold back, what is the best course of action if you were in my shoes?

Selling my property privately

Hello,
I'm trying to sell my property privately without the help of an agent. There a prospective buyer, my question is how would I go about collecting the earnest deposit from the prospective buyer before entering into a SPA.

How many % of earnest deposit should I collect from the buyer? I read that if you enlist an agent they would normally collect the earnest deposit from the buyer and then sign a "option to purchase" form. However, I could not find a sample of such a document after extensive search on google

Any help is greatly appreciated, thank you!
Bursa KL: Fundamental Analysis

Ok, I see a lot of topics on stocks that are really speculative, companies with zero earnings but yet still garnering all these attention.

First of all, I would like to get people of the kind to look into stock that has 'value', and by value it implies stocks listed on the local bourse with either good dividend payout, good earnings and strong financials.

Let's get right into the picture, HOW DO YOU analyze a local stock. First of all, you go to bursa's website and you can find quarterly reports on companies:
http://www.bursamalaysia.com/website/bm/li...ments/index.jsp
Reports are broken down into 3 time categories ie, current, historical and archieves. (This is probably the dumbest web programming I've seen as well)
So basically everytime you have to go through all 3 categories to extract data from different period, why can't they just list things chronogically??

For beginners, let's do an analysis of GPACKET, aka the potong now ISP. Remember that ALL financial reports would be broken down into these categories,

1. Income Statement
2. Balance Sheet
3. Cash Flow Statements
4. Statement of Changes in Equity

Normally, I would look at 1-3, occasionally 4 to check whether there's any big changes or dilution to equity.

So I found GPACKET's latest financial report in this file. GPB - Unaudited Results Q2 2010.pdf

1.
Looking at the income statement, nothing special here. Revenue increase by 53%, but operating expenses increased by close to 46% as well.
Losses widened by 27.5% to $35.9 million.

2.
Looking at current assets, you would find that compared to a year ago, current ratio (current assets / current liabilities) went from
1.45 to 1.02. Personally, this is very alarming for me. A low current ratio would mean this company might need to borrow more money in the short term to cover operating costs. Or else, they can make an additional stock offering, selling more stocks to get more $$. But that would mean dilution to their earnings, if they ever start making money.

So my question to the average investor is, you might like P1 Wimax and their concept a lot, but do you want to invest your money in a company that has ZERO earnings? It has never made any profit yet, but yet the stocks sells for like $0.90.
I think the bearing on my notebook's cooling fan spoiled already, sounds like a racecar and it is driving me crazy.

I went to lowyat and couldn't find a shop that sells any notebook parts, can anyone help me out?

Btw, this fan is for my old Toshiba Satellite M50, about 1.5yr old notebook.
