Hi Guys,

I bought two house and rented out.

I been told that we can deduct loan interest from our total rental income

Rental income - loan interest - utilities bills = net income to be declared to LHDN.

Is it true?

Hi,

Last year and this year i manage to bought 780k and 600k property.

My initial intention to buy and renting out.

After renovation and furnished the whole houses I manage to get RM6k rent for 780k property and 4k for 600k property.

My property agent said investor looking for property can give 6% annual return. She said 1 buyer willing to RM780k house for RM1.2m.

Base on my rough calculation i should able to make gross profit of rm400k. then deduct tax 30%

Nett profit should be 280k. Not bad for 1 property.

Is there any property Sifu or good books i can refer for me to learn more how to maximize the profit ?

How to settle LOAN early

Hi Everbody

I just realized that we actually paying double what we borrow.

For example if you having a housing loan;

Total loan RM300,000
Monthly payment RM1450

Total amount paid to bank = rm1450 x 35years x 12months = RM609,000!

We actually paying extra RM309,000 for interest.

(From RM1450 paid monthly to bank half of it is to pay ur house and other half to pay the bank interest)

My quick research show that there are alot of ways to pay loan effectively.

When u pay u loan "effectively", you actually can save up to 50% on the interest and cut short on loan period.

Seem i also in the middle of researching the technics, I would be great help if other forumer could share their knowledge on how to pay loan effectively.

hi.. i my phone just drop in pool
I sent it to local shop for repair.. unfortunately the technician checked and said it cant be repaired unless the main board is change.
the main board will cost me rm380.

since this phone warranty from Zitron. will it get cheaper compare to this small unauthorized repair shop?

btw i still dont fill the warranty card although it already 1 year..so if i put the date by myself will it be valid??

a 4 story shop located at taman melawati near zoo negara and giant. Selling for 1.5million. all 4 story are rent. income from renting is RM10k.

2 bunglows (side by side ) each 4000sqf (cobined total 8000sqf). Selling both for only RM700,000. located at gombak. a peace neighborhood and away from traffic. But only 15mins to KlCC. Near LRT gombak. Too bad only for bumi...

is this too building worth to buy ??

Regarding Intel Motherboard

Hi guys,
I using dp965lt motherboard with original vista. processor core 2 quad 2.40 GHZ, 2g ram.. the problem is mine this pc is slower than my previous one.. using duo core 1.8GHz 512mb ram with XP!.

one think that make it slow I think because of it only have one petition!. I have defrag so many time..nothing much change. is it because it have only one petition ?

so I planing to install XP. but the problem is I cant install motherboard although using driver that been provided.
any idea how to install driver for my motherboard into XP?

I would like to know which broadband is fastest at Uitm Shah alam. One of my friend only get UST signal in campus. Is Izzi have very good signal there? some say that the tranmission tower at Blue Wave hote.. few km only from Uitm. What about other provider such as Maxis,U mobile and especially Jaring ??

hi my company planning to buy laptop. below rm2k included original vista and office. vista is not a problem bcoz most laptop nowdays included vista. the problem is miscrosoft office is to expensive. rm588 for only basic. are rm588 package for one user? or many user?

any other suggestion.. im planing to get acer celeron m include vista rm1799..

im new with this thing.. I just plugin Chat features..all going smoothly untill this step I quite lost...
