Budget is RM 9m to be spent on a luxury condominium unit (please don’t suggest bungalows etc), which of the three makes most sense in the long run taking into account overall hard product quality, capital appreciation, rental returns, living conditions and possibly future maintenance?

Not looking at Four Seasons / St Regis / Banyan Tree / Pavilion as they are not fully residential (commercial title). Please be objective and state your reasons for preferring or not preferring any of the three listed.
