            <description>from BNM;&lt;br /&gt;&lt;br /&gt;Ref No: 09/11/01&lt;br /&gt;&lt;br /&gt;Embargo: Not for publication or broadcast before 2011-09-08 18:00:00 hours on , 2011-09-08 18:00:00 2011-09-08 18:00:00 &lt;br /&gt;&lt;br /&gt;Monetary Policy Statement&lt;br /&gt;&lt;br /&gt;At the Monetary Policy Committee (MPC) meeting today, Bank Negara Malaysia decided to maintain the Overnight Policy Rate (OPR) at 3.00 percent. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Global growth has moderated in the recent months as growth in the advanced economies slowed by more than expected following the greater policy uncertainties, worsening of confidence and heightened financial market volatilities, amidst continued weaknesses in labour market conditions. Going forward, the advanced economies are expected to register a slower pace of growth than earlier anticipated. In the Asian region, sustained domestic demand is expected to continue to support economic growth amid weaker external performance. Prolonged uncertainties in the financial markets, weakness in the labour market and the prevailing fiscal conditions in the advanced economies have heightened the downside risks and fragility of the global economy.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In the domestic economy, recent indicators point to slower growth in external demand following the weaker global economic environment.  Domestic growth prospects, however, continue to remain positive, underpinned by the expansion in private consumption and private investment.  Employment conditions remain favourable amid sustained business and consumer confidence. The public sector will also continue to support economic growth. Moving forward, the more challenging external environment has, however, increased the downside risks to the domestic economy. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Domestic headline inflation moderated slightly to 3.4% in July on account of slower increase in the transport category. Food price inflation has, however, continued to increase. Going forward, inflation is expected to remain relatively stable for the rest of the year. While cost-push inflation continues to remain, the pace of increase is expected to be more gradual.  The upside risks to inflation will also be contingent on whether the strength of domestic demand will be sustained, in the event of further deterioration in the external conditions.    &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In the MPC&amp;#39;s assessment, while inflation remains a concern, the increased uncertainties on the global and domestic economic growth prospects and their potential consequences could have a moderating impact on inflation. Many still assume that one can acquire Mortgage Loan simply by approaching a lender that offers the best interest rate in town, provide them copies of the relevant documents, fill in the application form, and voila~ it’s done~&amp;#33;&lt;br /&gt;&lt;br /&gt;If only it was that easy&amp;#33;&lt;br /&gt;&lt;br /&gt;Mortgage Loans is no doubt the single biggest commitment, the most complicated, mind-boggling dilemma of all. Going through the application can be a hassle, time consuming, and it may even turn into an intimidating experience. And unlike any other commitments or liability loans, making a wrong call here can lead to some very devastating and disturbing scenarios.&lt;br /&gt;&lt;br /&gt;Apart from the very confusing process, Mortgage application involves A LOT of people… and to make things worst, they have their own set of jargon and terms. If you have no idea what they are talking about, you are very likely to fall to misleading market or scams.&lt;br /&gt;&lt;br /&gt;Sound nasty doesn&amp;#39;t it?&lt;br /&gt;&lt;br /&gt;On average, a person will only purchase at most 2 - 3 houses in his or her entire life. But an average Mortgage Officer or Broker would have process more than 4 cases a week, and close 3 to 11 cases a month. So what can you do to protect yourself when it’s a rare occasion for you?&lt;br /&gt;&lt;br /&gt;Luckily, the Internet is just a few clicks away, and published materials are available almost everywhere. If you Wiki’ed or Goggled “Housing Loan”, you probably find thousands of sites with the relevant information. Your Mortgage Officers or Brokers also play a very important role not only as your Loan Officer, but also as an educator in this field. All that is needed for you is to make the effort to UNDERSTAND the mechanism.&lt;br /&gt;&lt;br /&gt;This is meant to provide a reference and education medium. By understanding the lingo and how Mortgage Loan works, can help you with your Mortgage planning and avoid getting into trouble.&lt;br /&gt;&lt;br /&gt;Rest assures that all possible effort has been made to compile these informations to be as accurate as possible at this present time. Still, your feedback and constructive suggestions are most welcomed.  &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;  feel free to drop me an email at mercechua@gmail.com if there&amp;#39;s anything you would like to add or suggest.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;                                                                                       *****&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style='color:blue'&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;b&gt;Mortgage Loan Application&lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Now before we jump into the bigger picture of Mortgage, let’s first understand how loans are approved;&lt;br /&gt;&lt;br /&gt;Lenders will evaluate 3 main points of consideration or risk factors when approving a loan, which are;&lt;br /&gt;1)	Applicant’s repayment capabilities. (Income and commitment)&lt;br /&gt;2)	Repayment disciplinary &amp;amp; debt history. (CCRIS, CTOS &amp;amp; Legal actions against the borrower/s)&lt;br /&gt;3)	Collateral or Security.&lt;br /&gt;&lt;br /&gt;&lt;span style='color:purple'&gt;•	Are you CAPABLE to pay the loan?&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;The simple logic here is you can’t be paying more than what you are earning, or at least not more than what you can prove as earning.  The 1st thing Lenders do is conducting an evaluation on your financial status to determine your financial exposure or commitment according to their assessment. If you are earning RM 4,000 a month, don’t expect the lender to approve a loan with an instalment of RM 4,000 a month… How are you going to sustain your living if you are utilizing all your pay every month just on the loan itself?  &lt;br /&gt;&lt;br /&gt;Each Lender has their own calculation of customer’s financial exposure, where we known them as Debt Serving Ratio (DSR) or Payment to Income ratio (PTI) or Margin of Repayment (MoR) and possible some other terms not heard of. Regardless of the term, the explanation is the same; the Ratio of your income against your instalment or commitment. And these ratios are to be within the lender’s guideline to minimize the risk of NPL loans.&lt;br /&gt;&lt;br /&gt;I’ll explain further on how DSR can affect loan approval in the later chapter.&lt;br /&gt;&lt;br /&gt;&lt;span style='color:purple'&gt;•	Are you WILLING to pay the loan?&lt;/span&gt;&lt;br /&gt;You may have the qualifications to acquire the RM 2 mil loan, but if the willingness is no there, it is still a no-go from the lenders. Vowing to bank that you’ll pay them back on time, every time won’t guarantee an approval... no matter how hard you try.&lt;br /&gt;&lt;br /&gt;Credit is the term they use to determine the “willingness” of a borrower. It is like a score sheet used to evaluate a borrower’s disciplinary of loans payment. In Malaysia, Lenders use CCRIS report (Central Credit Reference Information System) as reference. The CCRIS report shows all your housing loan, car loan, personal loan &amp;amp; credit cards and can be traced back to the latest 12 months. Based on applicant’s track record of loan payment, Lenders can get a better idea about the borrowers’ payment behaviour, and whether will the loan they are about to give is at the risk of default, turning into NPL (Non Performing Loan).&lt;br /&gt;&lt;br /&gt;If you miss a payment of a loan facility whether if it’s a credit card or car loan, the report will indicate “1” on that particular account, an arrear for the month.  If you miss 2 payments, it shows “2”. A “3” means you’ll be having a hard time getting any loan approved. Anything more than that and you are more or less screwed. Locals can obtain their CCRIS report from Bank Negara Malaysia.&lt;br /&gt;&lt;br /&gt;&lt;i&gt;Myth: You won’t get any loan approved if you have “3” in your CCRIS report.&lt;br /&gt;Facts: A “3” doesn’t mean you are gone for good. You’ll just have to provide a VERY good explanation, better if you can prove that it’s not your fault to start with. Lenders will reconsider if it’s the risk of fault can be mitigate by another means. Either by lowering the loan amount, or bring in a guarantor, or to impose additional Terms &amp;amp;Condition, or increase the interest rate… or the combination of the above.&lt;/i&gt;&lt;br /&gt;	&lt;br /&gt;&lt;span style='color:purple'&gt;•	... And what IF you don’t?&lt;/span&gt;&lt;br /&gt;The beauty of Mortgage Loan is that, it has collateral, or a security, which is also why mortgage loan is known as a “Secured Loan” since there is a “Plan B”. The property pledged to the bank is a guarantee item to minimize the damage should the business heads south.&lt;br /&gt;&lt;br /&gt;In the event of a default loan, Lender will forcefully reclaim the house; sell it off to cover the outstanding of loan.&lt;br /&gt;&lt;br /&gt;Foreclosure can be defined as the legal process to forcefully reclaim the collateral or security in the event of a loan default. Lenders will then sell off the property to recover the outstanding of the loan account, whether by auction it, selling it or any other means of disposal to regain their financial losses.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ll try to update the sub-topics 1 by 1 in later times once i finish them.             <title>Locating BF2 in PJ Cybercafe</title>

            <description>looking for a decent cybercafe to play BF2. somewhere close to Subang Jaya area.&lt;br /&gt;found one CC with BF2 but i cant remember the version. &lt;br /&gt;&lt;br /&gt;any also how do i connect to Sg server? i only found Taiwan and China servers. &lt;br /&gt;the latency is so freaking high i gave up playing.&lt;br /&gt;&lt;br /&gt;it would be better if there&amp;#39;s a local dedicated server to play here in Malaysia. &lt;br /&gt;any1 know any?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;thanks&lt;br /&gt;</description>
