            <title>How to negotiate rent with your landlord?</title>

            <description>I am renting this shop for 10 years. Good location, good customer flow. Moderate price.&lt;br /&gt;&lt;br /&gt;Landlord is the frugal type and will not give much discounts due to MCO. He is rich, yes but he is retired so I understand why he needs the rent.&lt;br /&gt;My goal is still to pay rent to the landlord and honour the Tenancy Agreement (TA) ending end of the year.&lt;br /&gt;But I want to negotiate for a  permanent discount until lockdown is over, meaning changing the TA.&lt;br /&gt;&lt;br /&gt;I am doing ok right now. I am covering my rent with my savings.&lt;br /&gt;But in case lockdown drags on, I want to come with a good plan early to negotiate for the rent.&lt;br /&gt;Is there any way to negotiate with landlord so that we both get a WIN-WIN situation?&lt;br /&gt;&lt;br /&gt;Ideas:-&lt;br /&gt;&lt;br /&gt;1) Pay full sum but pay later, when business reopens. (Not ideal but give me time.)&lt;br /&gt;2) Discount but continue paying. Take the risk and hope gov open up soon. (Ideal for me if landlord take the offer)&lt;br /&gt;3) Pay full sum. End of TA, will not renew. Find a new shop, since many business are closing. Downside to this is got to start ground up in a new location and spend more &amp;#036; moving/renovating. (Worst case)&lt;br /&gt;&lt;br /&gt;Hope there are some pros here can give some ideas.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;</description>

Preferably bike tyres but car tyres are okay too as long as they are not too wide. Yes the tyre width size doesn&amp;#39;t really matter but not to thick. &lt;br /&gt;&lt;br /&gt;Ya ya ya ya I know I can just go to motorbike shop and ask but really, I need better answers. I went to some tyre shops and asked but its not very fruitful. Most of them are selling new ones.</description>

            <description>Hi, I will try to keep it simple. My friends iPhone 6 was hacked during the 9.3.3 firmware period. With the latest 9.3.5 firmware which I believe Apple fixed an exploit, we figure it shouldn&amp;#39;t be a problem. We were wrong. The phone is still hacked. According to Apple, the hacker can gain access by sending the iPhone user a message. My friend however, did not receive any message.&lt;br /&gt;&lt;br /&gt;Here&amp;#39;s a list of things the hacker did:-&lt;br /&gt;&lt;br /&gt;1) Changed the social media passwords&lt;br /&gt;2) Off siri and changed the lock passcode (and hence, making the phone useless)&lt;br /&gt;3) Print screened whatsapp conversations&lt;br /&gt;4) Sent photos from the phone gallery to people thru whatsapp and wechat&lt;br /&gt;5) Post things through social media&lt;br /&gt;&lt;br /&gt;Basically its just like the hacker has full access to the phone and controlling it remotely.&lt;br /&gt;&lt;br /&gt;1) Check Find My iPhone (no, there&amp;#39;s nobody else but the iPhone)&lt;br /&gt;2) Changed apple ID password&lt;br /&gt;3) Changed email and social media password&lt;br /&gt;4) When the passcode was changed, we have already reset the whole phone via itunes&lt;br /&gt;5) Deleted all unnecessary apps&lt;br /&gt;&lt;br /&gt;Still no avail. The hacker is still harassing my friend, posting his chat conversation and controlling his social media etc. My friend believed the hacker is either from China or Singapore &lt;br /&gt;(just a guess).&lt;br /&gt;&lt;br /&gt;Anybody who&amp;#39;s an expert, please give us your thought. Or if you have any idea on what went wrong or what we should do now, please let us know. Thanks.</description>

            <description>Hi just wanna ask fellow forumers, especially business owners of cafe/bar/restaurant/club, have you encountered this Prism Berhad before?&lt;br /&gt;&lt;br /&gt;Some officer from Prism visited my cafe recently and told my staff to apply a license because I&amp;#39;m airing music to my patrons. The officer is very rude and resembles a protection fee collector in the 90s. Yes to you young business owners, in the old days we&amp;#39;re often harassed by thugs.  &lt;br /&gt;&lt;br /&gt;&lt;i&gt;According to their website:&lt;br /&gt;&lt;br /&gt;PRISM BERHAD (Performers Rights and Interest Society of Malaysia) was established with the main role to collect, distribute, protect the interest and rights of performers incorporated officially on 15th of May 2012. It is a company limited by guarantee, which means that there are no shareholders and no dividends can be paid out.&lt;/i&gt;&lt;br /&gt;&lt;br /&gt;The yearly price is not cheap, too expensive for a small business owner like me. Can&amp;#39;t remember the exact fee but more expensive than SSM and local council license combined. &lt;br /&gt;&lt;br /&gt;I&amp;#39;m playing music on spotify and according to their T&amp;amp;C it is not for commercial use so I get it. The artist deserve their royalty. But I don&amp;#39;t plan to apply the license yet because there are very little info about them. Online, there&amp;#39;s only their website and nothing else, no news coverage etc. &lt;br /&gt;&lt;br /&gt;Are they scammers? Can I avoid having this license if I just stream music from radio? Any law expert in the forum or a thread you can point me to, that would be greatly appreciated.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;EDITED FROM POST #12&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;After calling both PPM and Prism for further clarification, both said they represent a different party and both insist I must get a license from them. So in the end I called MYIPO (Intellectual Pproperty Corp of Msia) and spoke to En Alif from licensing department. According to him, they are both right. At the end of the day, if we play music in our cafe, we must apply licenses from not one not two bodies but four&amp;#33; Each represent different parties from the artist, song writer, recoding label down to the instrument player&amp;#33;&amp;#33;&amp;#33;&lt;br /&gt;&lt;br /&gt;They are&lt;br /&gt;1) PPM (Public Performers Malaysia) www.ppm.org.my&lt;br /&gt;2) RPM (Recording Performers Malaysia Sdn Bhd) www.rpm.my&lt;br /&gt;3) Prism Berhad (Performers Rights &amp;amp; Interest Society of Malaysia Berhad aka gangster berhad) www.prismberhad.com&lt;br /&gt;4) MACP (Music Authors Copyright Protection) www.macp.com.my&lt;br /&gt;&lt;br /&gt;Licenses from 4 of these can easily go up to RM3k per year and that&amp;#39;s even more than income tax&amp;#33; Not sure if I&amp;#39;m going to get a license from PPM anymore. If I get one 3 others can kacau my business, so no difference. &lt;br /&gt;&lt;br /&gt;Any sifu expert in this field please advice me how to bypass all these nonsens?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;FOR UPDATES, PLEASE REFER TO LINKS ON POST 41, 42, 48 &amp;amp; 49. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Still suggest you all not to pay or apply yet.             <description>Hi,&lt;br /&gt;&lt;br /&gt;Not sure where to ask about this but hopefully some programmer or software writer can help me out.&lt;br /&gt;&lt;br /&gt;I have a fingerprint attendance system that comes with the fingerprint reader and software.&lt;br /&gt;&lt;br /&gt;The software is made especially to take attendance of employees in a big company.&lt;br /&gt;&lt;br /&gt;My question is, with only the system in hand, is it possible to hire a freelancer to rewrite that program for me to suit my usage?&lt;br /&gt;&lt;br /&gt;Or do they actually need something like a software development kit?&lt;br /&gt;&lt;br /&gt;All I wanted to do is to change (edit) a few things such as, the place to put ADDRESS field change to PERSONAL INFO, MOBILE NUMBER change to RECEIPT NUMBER and etc. Function remain the same, just need some simplicity.</description>

            <description>Need some expert to answer me this.&lt;br /&gt;&lt;br /&gt;I work in this area where they town council is MPXX.&lt;br /&gt;&lt;br /&gt;I got a parking summon because my ticket was overdue.&lt;br /&gt;&lt;br /&gt;People keep telling me not to pay it because they don&amp;#39;t tie to JPJ and I can still renew my road tax.&lt;br /&gt;&lt;br /&gt;Few weeks later I got a reminder letter from them mailed to me (my name). But the thing is that car is not registered under my name.&lt;br /&gt;&lt;br /&gt;So how did they manage to know its me who is driving it and send me that letter?&lt;br /&gt;&lt;br /&gt;When I went to pay summons I asked that lady she said usually they look at the road tax number etc. But then I don&amp;#39;t recall I renew that road tax as well. Anybody know why they sent the letter to me and not the real owner of the car?</description>
