            <title>Father transfer property shares to child</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Would like your advise on this scenario.&lt;br /&gt;&lt;br /&gt;My father and I had joint ownership of a condo, and the loan is under both of our names as well. &lt;br /&gt;I am still servicing the loan.&lt;br /&gt;&lt;br /&gt;Now, my father would like to transfer his share of the condo to me, thus making me have 100% ownership.&lt;br /&gt;&lt;br /&gt;How can we proceed?&lt;br /&gt;Do we need to engage with a lawyer?&lt;br /&gt;Do I need to refinance with a new loan agreement?&lt;br /&gt;&lt;br /&gt;Thank you.  &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>house loan installment late?</title>

            <description>not sure if this has been asked before...&lt;br /&gt;&lt;br /&gt;my house loan installment is due on 30th each month. i&amp;#39;ve been paying on time all these while.&lt;br /&gt;&lt;br /&gt;this month as you know 30th falls on a saturday. usually if 30th falls on sat/sun/ph, i will make payment on the working day before during banking hours. however, this month (august) due to last minute issues, i was only able to make the payment on 29th but after the banking hours. &lt;br /&gt;&lt;br /&gt;since 30th/31st augst + 1st september are weekend/ph, will it cause my payment only reflect in on 2nd september? will this count as a late payment?</description>

            <description>Hi,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m setting up a wire transfer after selling some of my employee purchase shares in US. &lt;br /&gt;&lt;br /&gt;My name on my broker account in US is in this format -&amp;gt; CHRISTIAN CHINESE SURNAME - as they use my CHINESE name as middle name.&lt;br /&gt;&lt;br /&gt;My name on my bank account in Malaysia, however, follow the typical format here -&amp;gt; CHRISTIAN SURNAME CHINESE.&lt;br /&gt;&lt;br /&gt;For example - Jane Ling Ling Wong (US account) vs. Jane Wong Ling Ling (Malaysia account) &amp;lt;-- not my real name, just for example &lt;!--emo&amp;:)--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/smile.gif' border='0' style='vertical-align:middle' alt='smile.gif' /&gt;&lt;!--endemo--&gt;&lt;br /&gt;&lt;br /&gt;Was wondering will the Malaysian bank account accept the transfer even though the name format is different?             <title>International Wire Transfer help?</title>

            <description>I recently sold some US shares and requested my financial service firm in US to do a wire transfer of the proceeds.&lt;br /&gt;&lt;br /&gt;I&amp;#39;ve done wire transfer of the proceeds successfully before in the past, and received them the next working day after they have send the wire transfers. (example, they did wire transfer on US&amp;#39;s Thursday, I would get the funds in my account on Malaysia&amp;#39;s Friday).&lt;br /&gt;&lt;br /&gt;But this time, it&amp;#39;s been almost week since the wire transfer, but I have not yet received the funds in my Malaysian account. I&amp;#39;ve called my financial service firm in US, and they gave me the wire transfer tracking #. But when I called my Malaysian bank (CIMB) to look this up, the customer service representative said they could not do it until the transaction has complete.&lt;br /&gt;&lt;br /&gt;Usually, how long does wire transfer from US to Malaysia take? As in the past since I&amp;#39;ve gotten the funds the next working day, it seems weird that this time it is taking so long. Can CIMB really not track the wire transfer tracking #? Should I call the financial service firm in the US to do a trace? I have use the same account number/SWIFT code for this transaction as the past, and I even double checked everything before the wire.&lt;br /&gt;&lt;br /&gt;Please help to advise what I should do next. But, I haven&amp;#39;t signed any S&amp;amp;P yet - though should I already start looking for financing now or after signed S&amp;amp;P? Well, I&amp;#39;ve already looked around with a few banks for their packages, but haven&amp;#39;t submitted any application yet.&lt;br /&gt;&lt;br /&gt;The property price is 320k, but the loan amount I am planning to take is ~50% of purchase price. So, do you normally apply for home loan before S&amp;amp;P or after?&lt;br /&gt;&lt;br /&gt;Thanks.</description>
