Full Settlement HL Bank

My 1st property loan under HLB left few thousand only, 2nd property under PBB still paying, and going to get 3rd property housing loan (applying, waiting for result).

my question:
1. what is the fastest way for me to proceed full settlement for 1st property loan with HLB? I went to their counter, ask me fill up form and go back wait 2-3 weeks they will send me redemption letter. after submit form waited 1 week I call up customer service to follow up, agent checked thru their system and check with the branch, my application is not even submitted. Agent ask me continue wait. And worst thing is I can't do anything without the redemption letter, even I already have the enough money in my HLB saving account ready to fully settle the loan. Anyone can advise if there is any faster way or any proper channel I can go thru to resolve this? Reason why is I need to get 90% loan for 3rd property.

2. loan officer told me fr my 3rd property loan which applying now bank still can approve 90% (if everything ok) but with a clause whereby I will need to fully settle my 1st housing loan before bank release payment to seller, is this true?

Any advise or guide is highly appreciated, as I am really worry if can't get 90% loan or worst case is I proceeded with SNP (paid 10%) but yet the HLB keep dragging me from fully settle the 1st loan, which cause 3rd loan bank can't release money to seller within 90 days upon snp and kena penalty

Need Help - Condo Renovation

this if my first condo bought it sub sale and just got the key. i need the following to be done before i move in:

1. plaster ceiling
2. kitchen cabinet
3. master bed room wardrobe
4. TV wall and cabinet
5. replace existing doors with solid wood doors
6. paint entire house
7. some additional power point and wiring for plaster ceiling downlight
8. some touch up on bathroom (replace basin, water heater with rain shower...etc.)

my problem now is should i contact the ID and let them handle all the job? or should i contact individual contractor and each of them will do their own part for e.g: cabinet supplier will take care the kitchen, wardrobe and TV are, plaster ceiling contractor will do the plaster ceiling and painting contractor will only do painting? this sound troublesome and need a lot of coordination. is there any contractor that can actually do all these jobs?

appreciate if anyone can share with me if you have any contacts or experience, need to start work quite urgent... headache...
