            <title>Why I choose to rent</title>

            <description>Property is illiquid - often takes a long time to sell. Some may never be sold unless you offer a big discount. For exp. who will pay say RM 2million for a bangalow in say Gombak or Balakong or Serdang?&lt;br /&gt;&lt;br /&gt;Lots of middlemen waiting to make money from buyers and sellers. Real estate agents, contractors, lawyers, etc. You will almost certainly encounter bad ones that make u want to tear your hair out. If you rent, just sign the tenancy agreement, pay deposit and u can move in the next days. Leave worries about maintence to landlord.&lt;br /&gt;&lt;br /&gt;Property owner need to pay maintenance fees, sinking fund, quit rent, insurance, etc.&lt;br /&gt;&lt;br /&gt;Tenancy law in Malaysia favours tenants. Tenants who get bullied by landlord dunno law.&lt;br /&gt;&lt;br /&gt;Property is prone to hard to get rid of pests like termites, ants, cockroaches and bed bugs. If u rent, u just move out if the property gets infested.&lt;br /&gt;&lt;br /&gt;Property suffers from wear and tear. And the design that is hip and happening today will be outdated in 5 years. And you&amp;#39;ll no longer like your property in 5 years.&lt;br /&gt;&lt;br /&gt;Owning a property ties u down to your employer. You&amp;#39;ll be fearful of losing your job and thus take less career risks and be your employers slave.&lt;br /&gt;&lt;br /&gt;Noisy neighbours - many threads on them in serious /k/. You are in for hell if u are an owner. If you rent, you can just move out.&lt;br /&gt;&lt;br /&gt;Landed property is prone to break-ins these days. I know of landed property owners forced to vacate their homes because burglars visit their homes so often.&lt;br /&gt;&lt;br /&gt;-----------------&lt;br /&gt;&lt;br /&gt;BBBB will argue that property is a hedge against inflation (prices of everything increases but the loan amount u owe the bank stays the same) and property prices double every decade on average. Valid points - but IMHO, price gains for the next 10 years are already priced in on current property prices.</description>

            <title>If you have RM200k ...</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;Let&amp;#39;s say I have a net worth of about RM400k, including RM200k in cash. If you are in my humble shoes, how would you use it if your aim is to &amp;quot;retire young, retire rich&amp;quot;?&lt;br /&gt;&lt;br /&gt;Some info about myself:&lt;br /&gt;1. Salaryman, aged around 30, working in the Klang Valley&lt;br /&gt;2. Has RM200k in bank, in fixed deposit and savings account.&lt;br /&gt;3. Has 25% share (worth RM200k) in a fully-paid up, semi-detached, corner lot landed property in Penang &lt;br /&gt;4. Saves at least RM2k every month.&lt;br /&gt;5. Not a bumiputra, so certain investment options are out. &lt;br /&gt;6. Rents a room, drives old car - in other words, frugal&lt;br /&gt;7. Single and available - so no family commitments&lt;br /&gt;&lt;br /&gt;Investment vehicles being considered:&lt;br /&gt;1. Stocks&lt;br /&gt;2. Property&lt;br /&gt;3. Partner in a business&lt;br /&gt;  &lt;br /&gt;My current plan is to use most of the RM200k to buy an apartment in a prime area for my own stay as I&amp;#39;m sick of renting. The remaining money will be used to buy stocks when and if an economic downturn occurs.&lt;br /&gt;&lt;br /&gt;What do you guys and girls think?&lt;br /&gt;&lt;br /&gt;(PS. I&amp;#39;ll interested in networking with good bankers, remisiers, lawyers, financial people of all sorts ... so if you have any recommendations, please PM me)</description>
