SUBANG SOHO

I notice there isn't a thread for Subang SOHO which was developed by Titijaya. CF has already been obtained and buyers are now waiting for the key. Many are putting their units on the market for both rent and sales.

I quite like the concept and was considering getting a unit there. I did some analysis and here are what I've come up with.

Positives:
1. Love the duplex concept. Can use downstairs for most things and upstairs for bedroom. This is much better than the single floor studio.
2. Easy (well relatively easier) access in and out of Subang compared to other new developments which are mostly in the USJ1 areas.

Not so positive:
1. Pretty high density - 448 units.
2. Rental competition will be tight. Many other serviced appts and condo's in the area at similar rent price.
3. Near high tension electrical cables.
4. Must have a car to travel out. Walking to anywhere near is out of the question. I don't think there'll ever be a bus that stops nearby.
5. New LRT station and KTM will be far away too - 2km away which translates to about a 20 mins walk.
6. Every agent is hiking up the price! I've been advised by a few valuers that the price is worth not more than RM342k but most units in the market are RM370k and up.

Given that I can list so many "not so positives" I'm now second guessing if I should jump in for this one. What do you think?

Which prop to reduce loan?

I currently have 2 properties on finance. I have some cash (about RM50k) to dump in but i'm not sure where would be the best to dump. Objective is to pay as little overall interest as possible between the two props.

1. House. Loan remaining: RM300K. Rate: BLR-2.3% for 30yrs. Currently rented.
2. Apartment. Loan remaining: RM400k. Rate: BLR-2.4% for 35yrs. Currently own stay.

Currently I dump it in the house because that is a flexi loan. I don't mind dumping the cash in a non-flexi loan as well. All the sifu in the house, please share your thoughts and experience!

Transfer delayed 22 years

I recently found out that a property owned by a friend has not been transfered in his name for 22 years. The loan has been paid on time all the while but the transfer couldn't be done as the original S&P is missing one signature from the vendor. The vendor has since migrated wit no way of contacting them.↲So now the question is: what can be done to complete the transfer?

Would you buy a Perodua if it merged with Proton?

The govt is considering a merger between Proton and Perodua. We all know that Perodua is now the no 1 national car seller by volume. Question is, with Perodua's strong market would people begin to change their mind about the manufacturer if it merges with Proton? What do you think?

Transfering number plate

Hello everybody, I want to ask about transfering number plates between your own car. Here is the situation:

If a person has one car and plans to buy a second car (new), can they transfer the number plate of the first car over to the second car (new), and register the new number plate to the first car? I know this is often done when you sell the first car off, but in this case, we don't plan to sell the first car - just keep it but want to put the new no plate there. Is this possible, what is the procedure and how much will it cost?

Looking to all the car care sifu's for your advise.

I plan to polish my 3 year old car but recently, someone knock my door so there is a dent that I want to fix. The repair shop guy tells me that half the door will need to be polished.

I wanted to know if I should polish the whole car first and then get the dent fixed or have the dent fixed first and then polish? I'm afraid if the colour of the door might look different from the rest of the car.

Getz
- Imported (although only CKD, I understand that 70% of the parts are still from Korea)

- Smaller interior
- Heavier (1070kg)

- Interest 2.88%
- NO ABS
- 1 Airbag (driver side)

I'm looking to get all your opinions on which you think would be better to get. Most welcome those who own or have driven both these cars before to drop their feedback.

Increase in FC

My friends Kelisa (auto) recently started gulping fuel by about 40-50% more than it used to. It had just been given a 'major' (20k) service from the Perodua SC. When the car was taken back to P2 to check what was wrong, they didn't know what the problem back.

This leads me to ask you sifu's here what could be the possible problem?

I have a Pioneer 3750MP HU and I'm planing to get a 4ch amp. In my car nw there's 1 comp set in the front doors and 2 8" subs in the boot. There's also the stock kelisa speakers in the rear board but its not used presently.

My question is, how should i wire the amp? I plan to route the HU's front output to the amps front input (to power the comps) and the HU's RCA out to the amps rear input (to power the subs). The i plan to route the HU's rear out directly to the rear speakers which are presently not used. Doing this for the benefit of the occasional times i carry ppl in the backseat.

Wat do you guys think?

I'm planning to do a small upgrade on my Kelisa sound system and I'm looking for recommendations from all the sifu's here. Here's what I have now:

Head unit: Pioneer DEH-3750MP
Front speaker: Rottweiler component set (don't know the RMS but peak power is 200W)
Rear: None
Subs: Some cheap sub X2 in wooden enclosure (it was free).

I'm looking to get better sound quality but sadly, I'm on a budget. I considering either getting better components or perhaps adding an amp. What do you all think? My budget is RM 500.
