Retail outlook in Malaysia

Need your opinion. What do you think of the retail outlook in Malaysia - more so in the Klang Valley. Some things to ponder.

More shopping malls are coming up - we already have existing like MidValley, Pavilion, 1 Utama, Sg Wang, BTS Pyramid, KLCC and smaller ones like Tropicana City mall, SSTwo mall, Atria, Empire Subang, BSC etc. Do you think that the retail scene is overcrowded?

Few retailers are not doing well - Debenhams closed down (and revive again). Some big names like Metrojaya and Parkson need to close some outlets. Tropicana City although just about a year old looks dead. Heard Robinsons also in trouble now.

What about those shops for rental? Are rentals sustainable? I Property shows rental for KL area (esp Bkt Bintang hovering at around RM5K per month for a 200+ sq feet outlet). Then other costs like stock, electricity, salaries etc. Are customers buying enough to support the business (profitably). What about those that do not have scale like those big names mentioned?

Purchasing power is eroding. Salaries have not caught up. The rich are going elsewhere like HK and Singapore for shopping due to cheap air tickets and latest fashion. What is Malaysia's competitive edge? Are tourist dollars really coming in - would Bangkok be a more economical destination?

Among many sectors in the retail scene - what do you think should be the current target markets (eg. clothing, accessories, F&B, luxury goods, IT etc)? Flea markets are now increasingly popular as well. Would that be a good point to start due to lower rentals?

Opinions appreciated.

Please help me to interpret what this means as I have AZRB and now I'm also having the OR (due to I have held this share for quite some time). If I decide not to sell, does it mean I have to take out more money for conversion.

AZRB - NOTICE OF RIGHTS ENTITLEMENT

LISTING'S CIRCULAR NO. L/Q : 47875 OF 2007
RENOUNCEABLE two-call rights ISSUE OF UP TO 142,801,120 NEW ORDINARY SHARES OF RM0.50 EACH ("RIGHTS SHARES") IN AHMAD ZAKI RESOURCES BERHAD ("AZRB" OF THE "COMPANY") AT AN ISSUE PRICE OF RM0.50 PER RIGHTS SHARE (OF WHICH THE FIRST CALL OF RM0.35 IS PAYABLE IN CASH ON APPLICATION AND THE SECOND CALL OF RM0.15IS CAPITALISED FROM THE COMPANY'S SHARE PREMIUM ACCOUNT AND RETAINED PROFITS ACCOUNT) ON THE BASIS OF ONE (1) RIGHTS SHARE FOR EVERY ONE (1) EXISTING ORDINARY SHARE OF RM0.50 EACH HELD IN AZRB ("RIGHTS ISSUE").

Kindly be advised of the following :

1) The Rights commence of trading : [ 9 January 2008 ]

2) The Date of Despatch of the Prospectus and Provisional Allotment Letter of
Offer :
[ 9 January 2008 ]

3) The last day and time for Acceptance, Renunciation and Payment :
[ 24 January 2008 @ 5:00pm ]

4) The Rights cease quotation : [ 17 January 2008 ]

It is very confusing esp terms like two-call rights issue and how is the structure like does it mean that the first 35 cents is payable then after some time I top up another 15 cents?
Thanks

Passive income?

Just want to check here. Is there anybody here getting monthly income from other sources? If so, how are you able to control this to make sure steady stream of income is generated?Examples
1) For FD's return rates are too low; though guaranteed.
2) Share market is too uncertain unless you have holding power. Even so, dividends are not guaranteed; what's more capital gain.
3) Buying property to rent - worried about rent not paid, tenant damage the property etc (in the end money will be spent instead of earned).
4) Unit trust is moderate, but also need a certain timeframe to get good returns.
5) MLM - hmmm... enuf said

Please help as now suviving with basic salary may be just enough but may not be adequate for long term. And this is true when there are other financial commitments to consider - i.e. your house loan, car loan etc. Also when married, and children born need money to feed (and this is on monthly basis not when you sell your shares at the end of Xth year). I do understand that there must be a time horizon for investment to bear proper returns but the current/future situation just seem bleak for a salaryman surviving with just the occasional bonusses from investments.

Thanks
Legal problem - Employee benefit

I am currently facing a situation whereby the employer is backing out from the promise to confer a reward after the studies has been completed. Is there any remedy to this situation? Here's the scenario.

16/07/2007 - Documents sent to HR for reimbursement (inclusive completion letter of the studies, which was requested. Other documents that I sent was the exam reimbursement fee as well as the membership fee (well it is a professional paper)).

01/08/2007 - Received partial payments for certain items (exam and membership fee). The reward money is not included.

07/08/2007 - Received notice from HR (by e-mail) requesting me to provide a letter to get reimbursement for reward. I have provided a handwritten letter on the same day.

10/08/2007 - Resignation tendered at 4.30p.m. One month notice period required.

29/08/2007 - News that the conferment of the reward was rejected by the Senior Management.

30/08/2007 - Left the company due to balance of annual leave.

Actually, this reward is not stated on the employment contract, but to encourage employees to take up this paper the management came up with this scheme to confer reward upon completion. Hence is has became a practice of the company to provide this reward and is also used as a tool to sell the company to potential employees.

Quite clearly is that either they overlooked the case or purposely wants to delay the conferment of the reward. However, if it is the case of overlooked the scenario on the 07/08/2007 should not have happened. And is you take the 10/08/2007, is the date where notice was handed which is about a month later (hence I am still staff eligible for the reward)

The dates provided are those dates that I managed to document (black and white). However, in between the lag period, I have consistently followed up by phone to HR and talk to them.

I hope some legal experts here can assist me on what action to do next. Also viewpoints from all parties are welcomed.
