Joint ownership house

Hi, can someone help me on this situation:

My late father left an house with a join name of me & my sister.
Currently the name on the grant is both of us.
There is no outstanding loan on the house as it is an old house.
My sister agreed to sell her 1/2 portion to me amount to 250k.

My questions:
1) Can I borrow housing loan or do I need to settle this by using personal loan?
2) Do we need to hire lawyer to settle for the S&P?
3) Usually how much is the lawyer cost & how long it usually take for the whole process?

I never bought an house so kind a noob about this thing.
Any advise is highly appreciated

Anyone know which bus go to AIA Cyberjaya from Putrajaya Sentral?
I'm not sure whether there's any Nadi Putra Bus that stop at that area.
I'm going there by public transport and taxi is my last choice as the fare is quite high.

How to take care you skin?

Hello I want 2 ask how should I take care of my face daily? I am a student(22 years old) and before I just use cleanser to wash my face without using any toner and moisturizer. When I went to class I just apply pond's cream and compact powder. I do not have any serious acne problem, just blackhead and the small acne just came once a while. I do have kind a oily skin especially at the t-area. My questions are:

1. Is toner and moisturizer really important? What happen if I only use toner and not moisturizer?
2. I'm thinking of using full set nano white infinity. Are this products good?
3. Is bb cream good for ur skin? I just bought 1 skin79 bb cream but now I'm scared to use it bcoz I'm afraid it will create prob to my skin.
4. Do u have to use moisturizer before bb cream? After that do we need to use make-up removal? Is Johnson baby oil suitable to be used 2 remove make up?
5. Can we use different types of brand for cleanser, toner &moisturizer together?E.g biore cleanser, nano white toner & etc?

Hmm sorry for asking these noob questions but I really dont know much about skincare .

My friend said that it is like dangerous to try cosmetic product like bb cream since my face didn't have any serious problem. She said that using to many chemical products are not good and since my skin is quite okay so I should not use it. She said just stick to my normal routine. Is this true?

err i need to do x-ray coz i'm gonna start my study soon but i'm not sure where to do it..does normal clinic has x-ray?i live at petaling jaya....can recommend where i can get my x-ray done and how much does it usually cost?sorry for asking this question coz i never do x-ray before..thx >.<

Erm..i got asasi ekonomi and sains pengurusan UIA and matrix science Negeri Sembilan but i'm not sure which 1 is a better choice...though many people encourage me to go UIA coz i can continue my degree there without competing with matrix and stpm students..is it true?sum1 told me this foundation take
1 1/2-2 years which is longer than matrix...moreover i need to learn arab and is it count in my cgpa? thx for helping me~ >__<
