            <description>Hi guys,&lt;br /&gt;&lt;br /&gt;I would like to find out how does the banks calculate the MRTA portion and the premium to be paid? Let&amp;#39;s say the loan amount is RM 100k and the loan is shared between me and wifey (we&amp;#39;re both working). To my knowledge, the total MRTA for both of us should total up to RM 100k but I got a quotation from the bank where my figure is RM 100k and her figure is also close to that.&lt;br /&gt;&lt;br /&gt;Would love to hear views from all the members here if my understanding is wrong and if so please correct me and let me know how it really works.</description>

            <title>Celcom Prepaid Reload Validity Period</title>

            <description>Hi all sifus,&lt;br /&gt;&lt;br /&gt;I got a query here regarding Celcom prepaid reload validity period. My dad normally reloads RM 10 and he told me that the validity period given was 7 + 5 days = 12 days.&lt;br /&gt;&lt;br /&gt;However, he reloaded on 7 June 2008 and the expiry date was 14 June 2008 instead of 19 June 2008.&lt;br /&gt;&lt;br /&gt;Anyone knows whether Celcom has withdrawn the bonus validity period?&lt;br /&gt;&lt;br /&gt;Thank you all for your time  &lt;!--emo&amp;:respect:--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/notworthy.gif' border='0' style='vertical-align:middle' alt='notworthy.gif' /&gt;&lt;!--endemo--&gt;</description>

            <title>How to calculate reducing interest</title>

            <description>Hi all,&lt;br /&gt;&lt;br /&gt;I recently bought a landed property which costs RM200k. I have secured a 90% loan from Maybank with a tenure of 30 years. My loan package allows me to reduce the principal amount after the tie-in period which is after the fourth year (during the tie-in period only an additional payment of 6 months installment will be used to reduce the principal, anything more and they will charge me instead  &lt;!--emo&amp;:x--&gt;&lt;img src='http://static.lowyat.net/style_emoticons/default/doh.gif' border='0' style='vertical-align:middle' alt='doh.gif' /&gt;&lt;!--endemo--&gt; ). The interest rate that I got was 2.88% for 1st year and BLR - 2% for subsequent years.&lt;br /&gt;&lt;br /&gt;My question to those who may help is:&lt;br /&gt;&lt;br /&gt;(1) How do I calculate how much interest that I saved by paying extra? (e.g. Paying double the monthly repayment)&lt;br /&gt;(2) Any formulate to calculate how much I need to pay to settle my loan within 10 years (assuming no refinancing involved)?&lt;br /&gt;&lt;br /&gt;Currently, I am the only one working and my loan amount (which would start in July 2008) is RM 750/mth. After one year it will move up to RM 950/mth.&lt;br /&gt;&lt;br /&gt;I am going to apply for the new EPF withdrawal which allows monthly withdrawal to offset the monthly installment. Based on my current salary I can withdraw RM 200/mth. Therefore, my net loan amount is actually RM 550/mth.&lt;br /&gt;&lt;br /&gt;Starting from mid 2009 my other half would be graduating and we would be saving more income in preparation for reducing the principal once the tie-in period of 4 years is over. Therefore, I can safely estimate that we will be able to pay RM 2k/mth after the fourth year.&lt;br /&gt;&lt;br /&gt;Any pointers on the method of calculation would be greatly appreciated.&lt;br /&gt;&lt;br /&gt;P.S. I did ask the Maybank staff about this and they say it will be shown in a yearly statement. But I would prefer it if I know how to calculate the savings and reduction in tenure myself.
