Buying property for own stay

Hi there,

I am looking at getting a property for own stay this year. At the moment I am paying rent of rm1700 monthly. My gross income is rm7000 and only commitments I have is the loan payments on my 1st rental property which is only about rm560 a month. I am looking to fork out a maximum of rm100k which is to include everything including downpayment, lawyer fees, loan fees and renovation.

I calculated and figured that I can afford to get a place >rm600 000 (this is the max)

I mainly work from home and don't really go out much therefore I am quite flexible with location. Another thing to note is that I am very likely to move to another country within the next 15 years which means that I am probably looking a property that I can easily rent out when I do decide to move or get a bigger place.

I have a GF who will be staying with me. No intention to have kids in the next 5 years.

I have looked at a few properties and would like to get some input from you guys

1) Dynasty Gardens, Kuchai Lama - This property is undervalued at the moment at 388psf. Rental Yield is the highest among the other condos near by but that will definitely be affected by the surplus of units around Kuchai Lama in a few years time (Art-e, Palace Court, 288 Residence, G-Residence, Seringin, UOA). Pros: Easy access to highways, very convenient with a lot of banks, restaurant around. Cons: Hard to compete with upcoming projects that will affect rental and capital appreciation, amenities not very nice.

2) The Tropics, Tropicana City Mall - A bit out of budget for the 1000sqf duplex unit but I really like the design and feel of the place. Being just on top of a shopping mall is a plus for my lifestyle as well. Pros : Easier living with mall just below. Cons: At close to 600psf it is a bit high imo, Bad traffic conditions at peak hours

3) Alam Impian, Shah Alam - New town development with landed double storey around rm550 000. Pros: Higher chance of capital appreciation, Cons: Location (will need to get a car to get around)

4)Pantai Panorama, Bukit Kerinchi - Got potential for its area with Bangsar South development project nearby. Pros: Nice greenery view Cons: Lots of low cost flats around, illegal stores etc

Tell me what you guys think. Also would be glad to get more suggestions.

EPF withdrawal

All of us are to contribute to our EPF after starting work. Obvious the main purpose of EPF for us is forced savings to ensure we have some money after retirement. As far as I know, our money grows only at about 4-6% per annum which isn't too bad but probably not satisfactory to some.

What I would like to discuss is how we can make full use of our EPF allowed withdrawals to further grow our savings to achieve a higher ROI, such as EPF withdrawal for unit trusts/mutual funds etc

For those who do not have time to learn to invest ourselves, it is probably best to just leave it as it is. I have googled this matter but did not manage to find much info

Hopefully some of you sifus can chime in on this subject

hi there,

first i would like to give a brief intro on myself. I finished high school in NZ with NCAA qualifications. Did 2 years of architecture and decided to change to bachelors of finance and economics at Auckland University which i dropped out to pursue other stuff. I am 24 this year and have accumulated moderate savings. Also have a few businesses which i am a sleeping investor that isn't doing too great.

I have always have the passion for real estate investing as well as building my own business however I feel that I lack the technical knowledge to succeed in this field. I have been self employed for the pass 3 years and currently the industry that I am involved in is steadily declining.

What I would like to ask you sifus out there is that should I go and finish my degree which would probably mean I would be around 27-29 when I do graduate. I have no intention to work for a company and just plan to use the knowledge learned to strengthen my understanding of business theory and stuff.

Should I continue my studies or just self learn from books?

Researching on the travel agency industry

Hi there,

I am doing a research on Malaysia's travel agencies. What I would like to find out is where do these travel agencies make their money on? AFAIK, these agencies do not get commission from the travel airlines any more. A friend told me that what they do is prebook flights in advance and only fill in the travellers details at a later date... not sure if this is true or not.

Also how can one get into this industry in Malaysia? Do most smaller travel businesses negotiate deals with the bigger agencies and work under them?

Computer serious lag/slow down

My computer is usually on 24/7. However whenever I go overseas and come back after a week or so with my computer off it usually lags/slows down to a point where I have to reformat and reinstall windows which usually fixes it until the next vacation

What seems to be the problem? I am guessing its hardware related but can someone pin point the source of the problem?

1) Offspring-Greatest Hits
Genre : 90s Fast punk rock
Review: A must have if you haven't got their albums. If you like blink 182 you gonna love this... fast tempos... outstanding riffs.... check out The Kids arent Alright's intro riff to know why. Their new single -- Can't repeat, is quite cheesy imo but catchy lyrics and riffs are juz overwhelming. Don't just take my word for it... go to a music store and give it a listen. One more thing that shuldnt be ignored is that you can CLEARLY tell that the vocals have been "reproduced(??)"... juz as other punk bands.

2) BLS- Mafia
Genre : Metal
Review: To be honest i wasnt really impressed the 1st time i got it. But the after all these ZW discussions and a review on Guitarist Ive decided to give it another go. Surprisingly, my doubts clearly slowly song after song. Saying that it all sounded the same was DEFINITELY wrong on my behalf. Several piano intros really separated this band from the rest. And you can definitely hear Ozzy type vocals from this album.

3)Scissor Sisters - Scissor Sisters
Genre : Rock/Electronica?
Review : I never really liked the Sisters then, but because of the cover of Comfortably Numb (I hated it, but it's addictive. Weird right?), I got the album in a, well... let's just say in a wrong way . Now that I've heard the album, I really should've bought it because it's BLOODY GOOD! Fusing rock & pop with electronica & disco, their songs are as catchy as you could ask for as you would find yourself grooving to the catchy beats. Forget their 'disco' image & listen to the album, you would've fooled into thinking that SS are a typical tongue-in-cheek pop rock band just wanna have fun (read : lots of fun ).
Verdict : Why bother about Saturday Night Fever when you can rock and disco out every night?! This is a fun album and best played in parties or just to lift up your mood.
Recommended to : To pop/rock fans (Especially fans of Darkness & maybe Bee Gees) & catchy party song lovers. Basically everybody lar!

Outstanding Tracks : Laura, Take Your Mama, Mary.

5) Rory Gallagher - Live In Europe
Genre : Blues Rock
Review : Again, another album I regretted getting in the wrong way. It's ok cause I swear that no matter what, I will not download/listen/borrow his Irish tour CD until I get a copy.
Here's an intro of the late-Rory, he's a 70s Irish blues guitarist. The problem with him is that he isn't ranked among legends like SRV and dare I say, Hendrix. That's probably because he doesn't dress up like a rock star and like Led Zep, doesn't release singles. Rory always loved the blues & his passion's shown through his album. On a live setting, Rory's very energetic & he never had a setlist. He just play whatever he feels like to and the band would follow suit(Try being his bandmate!).
Anyway Live in Europe are live tracks taken from his Europe tour circa early 70s? This is when he tours as a trio. Rory on vocals, electric/acoustic guitar, mandolin, harmonica.
Well let's cut to the chase, on this album Rory's a perfectionist in every sense of the word. The band's as tight as hell and the musicianship's just amazing. Rory's acoustic playing has always been fans' favourite and tracks like "Pistol Slapper Blues" (Acoustic) & "Going to My Home Town" (Mandolin) are highlights of the album. (If you have the time, check out his fingerpicking wonder Unmilitary Two Step.)
Verdict : Great live album, full of energy from Rory, the band and the audience. If you want to show your friends what live 70s rock music is all about, slip this record(Along with Led Zep's How The West Was Won and Deep Purple's Made in Japan), they'ill be impressed.
Recommended to : Blues rock (Particularly SRV and Hendrix.) & live rock fans. If you wanna get into Rory, this is the album.

Outstanding Tracks : Messin' With the Kid, Laundromat, Pistol Slapper Blues.

10/10 (If only I could give an 11)

6)Led Zeppelin - (Untitled Forth Album)
Genre : Hard Rock (Basically)
Review : Tracklist :
1) Black Dog - The album starts with drone-ish noise, followed by the silly yet sexy lyrics, "Hey Hey Mama Say the way you move, gotta make you sweat, gotta make you groove," & the whole band launches into the blues rock number. Something fresh from Led Zep & reminds one of the Fleedwood Mac song (What's it called again?)
2) Rock And Roll - Cliche rock 'n' roll tune, very loose and heavy at the same time. Page's sloppy solo fits the loose feel of the track perfectly too Great feel-good track.
3) Battle of Evermore - The band take a backseat from the heavier tunes and plays a Lord of The Rings-inspired folk tune. This time, Jimmy Page & John Paul Jones play mandolin, very very folky! This track shows the band's versatility at best!
4) Stairway To Heaven - Self-explainatory.
5) Misty Mountain Hop - A constrast to the previous track, this cheeky tune starts off with a cool JPJ organ riff. There's some weird story tellign in this track but no matter how many times I listen to this, I couldn't figure out what Plant's trying to sing. Well it doesn't matter does it?
6) Four Sticks - Bonzo playing with 4 drumsticks, hence the name (He recorded the track after he saw Ginger Baker live. He said, "Well Ginger Baker? I show you something," and plays the drums with 5 sticks) Not my favourite, quite different from the typical Zep tracks.
7) Going To Califonia - Acoustic folk tune which features Page's awesome acoustic playing.
8) When The Levee Breaks - Great closer for such an great album. The drum sound on this's revolutionary. The track has the hard rock feel, but some how Zep injects it with a very bluesy and loose yet tight feel. I guess that's the great thing about Led Zep.
Verdict : The 4th Best selling album of all time. A lot less riffs but it shows Led Zep's songwriting at best!
Recommended to : Classic Rock & other rock fans too.

Outstanding Tracks : Black Dog, Battle Of Evermore, Going To Califonia.

7)Coldplay - X&Y

The thing with this album is, It feels like Coldplay has outdone themselves again. When I was waiting for "A Rush.." to come out I was expecting another electric riff from Johnny Buckland to soar through with Martin's acoustic in the background. But that wasn't what they did. Its the same with this album. Its faster, and simpler than previous albums. But I feel that this is the key to why this album is easier to relate to. I'll just talk about the songs I love best..

1) Fix You - I have always loved a good ballad. Think "Hey Jude" or "Let it Be" from the Beatles and this one is probably going to slot in somewhere along those lines. Nowhere near the previously mentioned classics.. But good enough for today. The four part harmony at the end reminds me of how much we missed these. Lennon, McCartney and Harrison used to do it and they've made songs so much prettier. If anything, at least listen to the last section.

2) Speed of Sound - I don't know about other people, but when I saw Coldplay performed this one live on AOL, I fell in love with it straight away. It's a more rhythmic "Clocks" IMO, and doesn't sound so much like the movie anthem of the former.

3) Talk - This one is probably going to be released as a single cuz it sounds really poppy. I love the how the lead guitar and the bass complements each other so well and with the drum beats in the background.. cool..

8/10 - Most anticipated release since Oasis's "Be Here Now"

8)Norah Jones - Come Away With Me
Genre : Jazz
Review : I can't really give a full review on this as I'm not that familiar with other jazz singers and I rarely listen past the 7th song. Why??? Because the first few tracks are my fav!!! These days if I can't sleep, I would keep repeating the track "Come Away With Me" (At most 4 times?).
Verdict : Very jazzy and relaxing album to listen to (Best listened to at night when you're winding down.). Perfectly produced, Norah's seducive voice is the sole reason you should buy this album, it's no wonder why she had won so many Grammys.
Recommended to : Pop-jazz fans & basically anybody!

Outstanding Tracks : Come Away With Me, Turn Me On, Feeling The Same Way, Seven Years.

Norah Jones - Feels Like Home
Genre : Jazz/Country Blues
Review : I bought this album when it was released and at the time I didn't fancy much of Norah Jones (Bought it on instict). And what surprised me is that this album is very different from what I initially thought of her & I fell in love with it the first time I heard it. This album's very different from her debut in the sense that this is more loosely produced & shows a different side of Norah Jones, a more country blues side if you ask me. The albums begins with a lovely country tune "Sunrise", followed by a bluesy tune "What am I to you" and poppy number "Those Sweet Words". If the first 3 songs do not capture your heart, you should be returning this album already cause it's obviously not your thing. As I've said, it's loosely produced with minimal overdubs, hence great space for all instruments to breathe, giving it a live feel! This time, there're more instruments involved, ranging from banjos to box. Anyway, my favs are In The Morning, Toes, Humble Me, Prettiest Thing (Beautiful song! One of my all-time favs too!). The album ends with a jazzy Duke Ellington tune which Norah Jones's only accompanied by her piano.
Verdict : A 'happier' country blues/jazz album.
Recommended to : Anyone really.

Outstanding Tracks : Prettiest Thing, Humble Me, Those Sweet Words.

9)Trivium - Ascendancy
Genre : Metal/Metalcore/whatever they just rock
Review : Dont be put off by the metalcore tag that some associate them with, cos this band will kick everyone's asses inside out.
Dont ever compare them to killswitch engage either, cos trivium will just chew them up, regurgigate and re-chew them up again.
Soundwise, they basically borrow (ripoff) from bands as diverse as iron maiden to metallica, not bad for a band who all were not of legal drinking age when they recorded their 1st album.
i say if you're going to ripoff your heroes, must as well do it so it sounds unique, and that they do quite well on this their 2nd album.
'pull harder on the strings of your martyr' is destined to be a classic before the year is over.
and watch out for the soon to be released single 'a gunshot to the head of trepidation'.
recently conquering donnington, as well as the metal hammer awards show, looks like theres nothing that can stop trivium.
not even another hurricane.
