Firstly, my dream home is very simple. As long as it's landed and I have space, but not too big of a space because of all the cleaning that I need to do.

Started my first thread here around 4years plus ago. This was our first house Condo but eventually we grew out of it after having a baby and we felt that landed would be a better option.

After searching high and low, we finally found a single story landed place in PJ area with a decent price. The moment we went and view the place we fell in love with it. As the place wasn't left vacant and the first owner took very good care of it. Just that it's old and needed quite a lot of refurbishments.

The process of purchasing the house always takes like around 6months and finally it's done! Hence, I'm going to start a second thread on house renovation 2.0.

We will be using back most of our contractors from the first reno since they were all good.

Initially thought of hiring ID to do up the place, but yea, ID is very expensive these days and it's a bit out of our budget and most of them wants to use their own contractor. I prefer my own contractor because he's fast, good and can meet our budget.

I don't know if I have the time to update as frequent due to my workload and having a baby now but please be patient with me. I will try to write as much as I could.

Previously I've written two similar thread:

Although this is not really a "Guide to a Budget Giving Birth in Klang Valley" because we didn't opt for government hospital due to the long wait for check-up at Klinik Kesihatan and also not given the option of choosing the same gynae either in government or half funded, half private hospitals. Therefore choosing a private hospital with decent charges and nearby to our place out of convenience and also because the gynae is good.

Please note that I'm not paid for anything that's written here and it's solely based on my own's personal experience and opinion.
Everyone would have their own preference and also opinion in things.

For the first time mummy who's pregnant and unsure what to do？
1. If your period is pretty regular, you would know that there's something wrong when you missed your period
2. Easiest way is to go to pharmacy and get a pregnancy test kit (Uhm, there's instructions that teach you how to use and read)
3. There's many types of test kits, but basically, they work the same. Cheap or expensive they are all almost the same. Except that there's one clearblue digital that tells you roughly which week are you in (base on your HCG level). There's no pregnancy test kits in the market that you can reuse, it's all one time usage only.
4. If you are still unsure, then you can always head to the hospital and ask for a blood test.
5. Usually you won't be able to see anything on the scan if it's less than 5-7 weeks, depending.
6. It's said that baby's heartbeat starts at 6 weeks, but sometimes you can't pick up anything until the 8-9th week. So don't be so gan cheong if you can't hear any heartbeat before that, and wait a while more longer

For all the people who is frequent at Taobao, I'm sure you all have heard of this Ezbuy which is famous in Malaysia and Singapore for their PRIME flat shipping rate of RM8.80.

Their service was ok-ok before this and turned horrible when their customer based grew and yet they still kept pushing promotion when they haven't settled all the pending orders. So beware if you want to use this agent, unless you don't mind:
1. Wait for at least 1-2 months for your things to arrive
2. You paid for your thing and in the end there's no stock because they did not place an order in taobao immediately (orders was placed after 7-14days of 11.11 sales).
3. Your order goes missing and it's forever in 'dispatch by seller'
4. Your order goes missing on the way to Malaysia or your house and it got sent to other people instead
5. Your order stays in 'pending for inspection' for 2-3 weeks (that's bcos they can't find your package in their ever messy warehouse
6. Your orders came broken and they are not responsible at all
7. It's almost impossible for you to contact their customer service because the phone will never be answered, online chat sometimes available and sometimes not, customer service can't answer your question, email takes at least 10 days to get back to you

There was also this other thread that the person complaint that he/she was charge 8kg for 3 pair of shoes

YES 4G Worse Broadband Provider, Cheating Customer

I have been with YES 4G more than 3 years.
I first sign on to their 2 years contract some time ago, which was the RM68-78 plan way back then.
During that period of time, I was still staying in Damansara and the connection was fairly fine.

After my contract period ended, there was a Merdeka Promotion some time last year and I signed on to the contract for a new Huddle XS and a new plan at RM98 (before GST). My plan is 10GB of data every month.
Before signing the 2 years contract, I checked with the customer service (this is not an agent but the physical store in 1Utama) that the place that I will be moving in, and the floor is workable for YES 4G.

Indeed it did work the signal was on 'Green', but beginning of this year, the signal was terrible and line tends to drop all the time. When I did a test, the speed was only at 0.73Mbps (seriously are you kidding?). And every single corner of my house is the same.

Sent them a report via their website early of this year, no acknowledgement and no response at all.
Recently about a week plus ago, I made a complaint via email and finally they replied to me. Asked me to do a series of test, which I don't understand what the heck are those but thank god for my husband as a software engineer and answered to them.

I can't imagine if it's a non tech-savvy person and they were asked to do all these. Like how are they supposed to run all these test if it's my mum?

They are just making life difficult for everyone who have the same problem as I do. Same feedback that I got from FB and another thread in this forum.

Ok fine, did all these test and sent it back to them.
They replied that they will get back to me soonest and 3 days passed, heard nothing from them. Sent them another email and posted comments on their Facebook only they want to call me back.

Worse, they technical person over the phone asked to do the same thing again that was done in the email. YES, if you don't have a proper CRM system to track interactions with customer go invest in one la ! Kena diao from me, and said already done. Asked them for solution and deadline, all they said is that they cannot give us any assurance. Asked us to send another email. Again the reponse is that they will get back to us and again 2 days is gone, no news, no nothing !

Asked to terminate contract, they said they don't know how much is the penalty and needed to get back to me. Fine. And why do I need to pay a PENALTY when their stupid 4G is no longer working? It's their fault and not our fault as a consumer.

So is that how telco works here that they forced us into the contract, then if the service goes bad they just drag you as long as your contract and not solve the problem or pay for penalty? And don't I have any rights in the consumer tribunal at all?

Speaking of which
My plan was RM98 (without) GST for 10GB (no off-peak, peak)

and now, SUPER 98 gets 12GB of data and SUPER 88 gets 16GB of data. THE HECK? So again, is that how you treat your so-called LOYAL customer? Tie them to a stupid plan and make them stay as long as possible.

YES, if you are reading this, I am serious when I asked you to take my case seriously and stop wasting my time!

Some of the chickens turned out to be rotten, they admitted at first but refuse to accept that they have actually served bad food.
To their surprise that they even respond badly to comments and feeling so proud about it.
Also, they actually thinks that such comment wouldn't harm them at all.

I am extremely pleased with each of the vendors that I've hired and all of them did a good job. Will definitely recommend them to everyone who is getting married.

I've completed my thread on a guide to a budget condo earlier here Guide to a budget condo and hence the next one is the guide to a budget wedding.

We have spent much in buying the place and doing up etc. So how? When you don't have much left for the wedding and both of you wished to get married?
Many would advise and said, go save up. Of course, that's part of the requirements but things are getting so expensive with GST implementation, still there's a need to have a budget wedding because no matter how you save, things are going up every year. If you're lucky then your parents will fork out everything for your or at least 30-50% of the cost for wedding. We both earn a decent living however, however there are reasons that we wanted a budget wedding because of current family commitments, house commitments etc. Plus the money could be spent wisely elsewhere.

Having a budget wedding, possible? My answer to you is YES. It's all depending on the girl and also your family and in-laws. If you want a grand one, then a grand one it is. But to me a wedding is not about showing off to others (mostly think it is), but in the end of the day is about who you are with, whether is he the right one or not. If you have both the right guy and he's rich, good for you!

Here's a few thing that you will find this thread useful:
1. Your parents are not paying anything, the wedding is fully funded by both of you
2. The girl is not demanding and willing to settle for less
3. Your in-laws (normally the girl side) is not thinking that they're selling off their daughter and demanding
4. You're not realistic and you don't live up to the standards of the rest
5. You don't go compare with the friends around you
6. You are willing to spare some time to do research and DIY on your own
7. Your partner is supportive and both of you agreed to work this through

This is just a rough guide, and wedding is really personal preference most of the time. If you are not fond of what is written here, the x button is just on top.

Next, how to save?
1. Just got your bonus right? Allocate at least 50-60% of the chunk into the wedding savings
2. Plan wisely, spread your spending across the month (ie Feb pay for banquet deposit, Mar pay for Prewedding deposit)
3. Speak to your other half and agree to commit a fair saving every month until the wedding
4. Extra cash, put them into savings and not buy things that are not necessary

Let's start with the costing, please note that the costing is not including the final amount to pay for the banquet.

The total amount comes to about RM30k plus which is I guess the standard market rate these days. And if you're planning for hotel, the budget should come to about 80-100k.

ROM - Klang Valley vs Wilayah (KL)

I was doing research on the ROM and discovered from another forum that they've changed the rules recently that:

If you want to do your ROM in Putrajaya
1. If both your IC under Selangor, you can no longer apply in Putrajaya
2. If either one of your IC under KL and one is Selangor, you can apply in Putrajaya
Of course if both is Wilayah then no issues at all

So here's the procedures for Selangor couples:
1. First you need to head to JPN under your district or Shah Alam to submit the application form
2. Your application form will be publish for 21 days
3. Letter will be issued immediately for you to head over to Putrajaya to book your preference dates
4. Head to Putrajaya straight away to book the date that you wanted
5. After 21 days either one of you to go back to Shah Alam to take the letter if no one membantah
6. Actual day to bring the letter and go to Putrajaya for the registration

Don't ask me why they made things so mafan these days. We had to run both ways on the same day just to get things done.

JPN do open on weekends until 1p.m.

I'm not too sure with different state , but I read that either:
1. Go change your IC details (no need to change IC) to PJ/KL if you wish to do in JPN Selangor/KL
2. Go register in religious centres like Tian Hou Gong or temples, churches

Firstly please ignore my stupid nickname. I simply saw some ciplak brandname when I was much younger and use that name and now I can't change I'm not where near a princess btw

NOTE:

Comes to my attention lately that I'm doing this and sharing based on a free will basis and I'm not committed into replying redundant questions because I've been getting quite a fair bit of them which keep on asking me to email them the quotation and pricing. Please go through the first page thoroughly before coming to me and ask for breakdown on quotations. Everything you need is just right down here, if you really need something, please scroll down and find them. Unless they're not there and I'm more than happy to reply you eg the contractor's contact.

Times are tough these days for middle income earners. We took years to save enough just to buy a house of our own, and mostly are only able to afford a middle class condo. Spent most of our savings on the deposit for the house, lawyer fees etc and nothing much left for renovation. Maybe some prefer to buy a sub-sale house with everything done including fittings and fixtures, but some prefer to buy a new bare unit instead of repairing old stuffs which might cost as much as well.

You don't feel like having another loan on hand, whereby you already have housing loan and renovation loan interest rates are so much more higher. Running on a tight budget, you try to save as much as you can before you get your house keys.

I guess depends on situation, both or yourself must be committed to savings. Make yourself or your partner agreed to a saving plan the moment you guys signed the S&P and paid off the deposit. Each month, make a substantial saving and by the end of the process, about 3-6 months down the road, you should have enough to cover all the basic and necessary stuffs. After that, just fill the house as and when you have more buffer. The other suggestion is to go on 0% installment on things washing machine, fridge. Courts, Harvey Norman, Seng Heng, SenQ have tied up with many credit card partners.

Sharing my super budget renovation journey, hope you guys don't mind compare to all the rest who shared which was much more extensive and on a higher budget.

Here's the layout of the condo, pretty small, but I guess these day, more than a 1000sf is considered a decent size.

Tiling issue - rectified by contractor#185

Renovation is completed finally, took about 2 weeks plus minus the weekends. I have no regrets in hiring my contractor. He might look young but he's responsible in his job and for that kind of price paid, I have really nothing to complaint at all.

Sorry guys, looks like my contractor here got too many job being introduced from this post and he sort of like not respond even to myself asking for some small jobs. So I guess I shall stop giving out his contacts.

1. Plaster ceiling for the whole unit, due to weird beams everywhere - RM3500++ (no painting)
2. Installing of downlights and L box for living room - RM15 (For down for each lights opening)
3. Hacking off the wall between kitchen and living room - RM800 (Wall about 10ft tall)
4. Replacing the tiles after the hacking of the wall - RM400++ (Sendiri supply the tiles)
4. Wiring works - additional 6 plug points for living hall, rooms, kitchen, plug points from DB for water heater and aircond (Developer only did for master bedroom waterheater, and aircond points only for living and master bedroom)

They called and arranged appointment after 2-3 days for measurement
Appointment was arranged after a week and the contractor was really friendly and kind. He came early as I told him to be punctual because I'm rushing over during my lunch hour.
Installation of grill was arrange after 2-3 weeks as they need time for fabrication and they're appointments are fully booked. Good business

Transporting Couch from SG to MY

I have an unwanted couch from my relative in Singapore and I would like to bring it over to Malaysia.

I'm just wondering would I be liable to pay tax and do some declaration at the custom if I'm looking to bring over the couch with my pick-up truck from Singapore to Malaysia?
And I believe there might be some restrictions that I might be overloading my truck with the couch?

Or I should hire a transporter/logistic/forwarded instead?

The main reason is that, no one wants to purchase the 2nd hand couch in SG and apparently the couch is still new and paid quite an amount and I have a new house here in KL.

Besides considering the location
Damansara Perdana
Speaking about condos like Emerald, Exclusive and View
Area: "Higher" class, more greenaries, quiet & peaceful
Accessibility: Not too bad la
Price: Per sf at least RM450-500up
Build-up: lose out on SF for that kind of price
Drawback: Old units almost going to 10 years, need some refurbishments
Advantage: There's already cabinets installed and some electrical stuffs

Park 51

Area: Everyone said - have a look first, if you can stand the surrounding then ok
Accessibility: Small roads, factories
Price: Per sf at least RM433
Build-up: Bigger units
Drawback: Comes empty, unfurnished need to spend more $$
Advantage: New, still can claim for defects

In terms of appreciation, which property is more worth to purchase?
If yield for rental, I guess it's damansara perdana for now, how about the years to come?
More worth to spend and repair an used unit, or start from scratch?

Both are still under master title, DP condos are reaching 10 years, what happened if they don't apply for strata?
As for the lawyer fees. is there any difference if a prop is under master or strata?

Pelangi Damansara Sentral - Bumi to non-bumi

Dear Sifus,

I'm interested to purchase a unit in Pelangi Damansara Sentral, however the unit is under a Bumi unit and I'm a non Bumi.

After asking for some advices around, some said it's depending on the developer and this apartment is developed by MKH Berhad formally known as Metro Kajang which shouldn't have a problem for the transfer. The land is a leasehold land, residential and I supposed under strata title. The price for the property is pretty decent for a property in PJ and walking distance to the future MRT development. The unit is currently tenanted and I will be taking it over for staying in 1-2 years time. Appreciate some advice from the expert on the bumi to non-bumi issue and what will be the issue that I might encounter? Also, if there's any comment on the property/area are welcome. Not planning to buy the unit for long term investment, just planning to buy it and rent out for another 1 year or so and I will be moving in before I can no longer afford any property in PJ and have to sleep by the roadside.

Developer: Metro Kajang (MKH Berhad)
Land Type: Leasehold, residential, strata(stated by prop agent, I think, where to check this?)

Pluspoint: Bumi unit, much more affordable than whatever I can find around the area for condo..

Deal given to me is that, lawyer will hold the 10% deposit until everything goes through. If in the end nothing gets done, we just need to pay the lawyer on the runner fee etc = RM3,000.00, I take back my FULL deposit.

If anyone could provide me advice on the notice period

Does the company's contract that I signed over ruled the employment law in Malaysia?

The below I've taken from Malaysia Employment Act 1955

(2) The length of such notice shall be the same for both employer and employee and shall be determined by a provision made in writing for such notice in the term of the contract of service, or, in the absence of such provision in writing, shall not be less than:

(a) four weeks' notice if the employee has been so employed for less than two years on the date on which the notice is given;

(b) six weeks' notice if he has been so employed for two years or more but less than five years on such date;

(c ) eight weeks' notice if the has been so employed for five years or more on such date;

provided that this section shall not be taken to prevent either party from waiving his right to a notice under this subsection.

(4) Such notice shall be written and may be given at any time, and the day on which the notice is given shall be included in the period of the notice.

Here's what my contract says

Permanent staff, notice of termination required is three (3) months by either party or three (3) months salary in lieu of notice, at the Management discretion. The notice of termination must be in written form and should take effect at the end of calender month.

Additional info : I'm just a normal junior executive, NOT managerial level at all. Notice period is 3 months and must be by end of the month.
Reason I want to know, is that if it's legal for me to request to leave earlier as my new job needs people urgently. The other reason is after resigned, people use you in everything and still expect you to work late. And if anything related with monetary terms is lost even it's not directly your fault, you must pay for it.

Blood Test for Measels/Allergy

Hi All,

Any idea where can I get a blood test done, because I am suspected to have measels BUT do not have the symptoms OR might just be a food allergy. I am not allowed to go back to the office unless I'm proven through a blood test.

I understand private hospital does a blood test, and maybe able to provide me the results by an hour but I'm sure that's gonna cost me a bomb. How about govt hospital? Which are the good ones around PJ/KL ?
