This was our first house &lt;a href='https://forum.lowyat.net/topic/3281674' target='_blank'&gt;Condo&lt;/a&gt; but eventually we grew out of it after having a baby and we felt that landed would be a better option. &lt;br /&gt;&lt;br /&gt;After searching high and low, we finally found a single story landed place in PJ area with a decent price. The moment we went and view the place we fell in love with it. As the place wasn&amp;#39;t left vacant and the first owner took very good care of it. Just that it&amp;#39;s old and needed quite a lot of refurbishments. &lt;br /&gt;&lt;br /&gt;The process of purchasing the house always takes like around 6months and finally it&amp;#39;s done&amp;#33; Hence, I&amp;#39;m going to start a second thread on house renovation 2.0.&lt;br /&gt;&lt;br /&gt;We will be using back most of our contractors from the first reno since they were all good. &lt;br /&gt;&lt;br /&gt;Initially thought of hiring ID to do up the place, but yea, ID is very expensive these days and it&amp;#39;s a bit out of our budget and most of them wants to use their own contractor. I prefer my own contractor because he&amp;#39;s fast, good and can meet our budget. &lt;br /&gt;&lt;br /&gt;I don&amp;#39;t know if I have the time to update as frequent due to my workload and having a baby now but please be patient with me. Therefore choosing a private hospital with decent charges and nearby to our place out of convenience and also because the gynae is good. &lt;br /&gt;&lt;br /&gt;Please note that I&amp;#39;m not paid for anything that&amp;#39;s written here and it&amp;#39;s solely based on my own&amp;#39;s personal experience and opinion.&lt;br /&gt;Everyone would have their own preference and also opinion in things. &lt;br /&gt;&lt;br /&gt;For the first time mummy who&amp;#39;s pregnant and unsure what to do？&lt;br /&gt;1. If your period is pretty regular, you would know that there&amp;#39;s something wrong when you missed your period&lt;br /&gt;2. Easiest way is to go to pharmacy and get a pregnancy test kit (Uhm, there&amp;#39;s instructions that teach you how to use and read)&lt;br /&gt;3. There&amp;#39;s many types of test kits, but basically, they work the same. Cheap or expensive they are all almost the same. Except that there&amp;#39;s one clearblue digital that tells you roughly which week are you in (base on your HCG level). There&amp;#39;s no pregnancy test kits in the market that you can reuse, it&amp;#39;s all one time usage only.&lt;br /&gt;4. If you are still unsure, then you can always head to the hospital and ask for a blood test.&lt;br /&gt;5. Usually you won&amp;#39;t be able to see anything on the scan if it&amp;#39;s less than 5-7 weeks, depending. &lt;br /&gt;6. It&amp;#39;s said that baby&amp;#39;s heartbeat starts at 6 weeks, but sometimes you can&amp;#39;t pick up anything until the 8-9th week.             <description>For all the people who is frequent at Taobao, I&amp;#39;m sure you all have heard of this Ezbuy which is famous in Malaysia and Singapore for their PRIME flat shipping rate of RM8.80. &lt;br /&gt;&lt;br /&gt;&lt;img src='https://s15.postimg.org/62ky6xpln/Captureprime.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;Their service was ok-ok before this and turned horrible when their customer based grew and yet they still kept pushing promotion when they haven&amp;#39;t settled all the pending orders. So beware if you want to use this agent, unless you don&amp;#39;t mind:&lt;br /&gt;1. Wait for at least 1-2 months for your things to arrive&lt;br /&gt;2. You paid for your thing and in the end there&amp;#39;s no stock because they did not place an order in taobao immediately (orders was placed after 7-14days of 11.11 sales).&lt;br /&gt;3. Your order goes missing and it&amp;#39;s forever in &amp;#39;dispatch by seller&amp;#39; &lt;br /&gt;4. Your order goes missing on the way to Malaysia or your house and it got sent to other people instead&lt;br /&gt;5. Your order stays in &amp;#39;pending for inspection&amp;#39; for 2-3 weeks (that&amp;#39;s bcos they can&amp;#39;t find your package in their ever messy warehouse&lt;br /&gt;6. Your orders came broken and they are not responsible at all&lt;br /&gt;7.             <title>YES 4G Worse Broadband Provider, Cheating Customer</title>

            <description>I have been with YES 4G more than 3 years.&lt;br /&gt;I first sign on to their 2 years contract some time ago, which was the RM68-78 plan way back then.&lt;br /&gt;During that period of time, I was still staying in Damansara and the connection was fairly fine. &lt;br /&gt;&lt;br /&gt;After my contract period ended, there was a Merdeka Promotion some time last year and I signed on to the contract for a new Huddle XS and a new plan at RM98 (before GST). My plan is 10GB of data every month.&lt;br /&gt;Before signing the 2 years contract, I checked with the customer service (this is not an agent but the physical store in 1Utama) that the place that I will be moving in, and the floor is workable for YES 4G.&lt;br /&gt;&lt;br /&gt;&lt;img src='http://s22.postimg.org/huj2ac61d/YES_FULL_LOCATION_COVERAGE.jpg' border='0' alt='user posted image' /&gt;&lt;br /&gt;&lt;br /&gt;Indeed it did work the signal was on &amp;#39;Green&amp;#39;, but beginning of this year, the signal was terrible and line tends to drop all the time. When I did a test, the speed was only at 0.73Mbps (seriously are you kidding?). Asked them for solution and deadline, all they said is that they cannot give us any assurance. Asked us to send another email. Again the reponse is that they will get back to us and again 2 days is gone, no news, no nothing &amp;#33; &lt;br /&gt;&lt;br /&gt;Asked to terminate contract, they said they don&amp;#39;t know how much is the penalty and needed to get back to me. Fine. And why do I need to pay a PENALTY when their stupid 4G is no longer working? It&amp;#39;s their fault and not our fault as a consumer.&lt;br /&gt;&lt;br /&gt;So is that how telco works here that they forced us into the contract, then if the service goes bad they just drag you as long as your contract and not solve the problem or pay for penalty? And don&amp;#39;t I have any rights in the consumer tribunal at all?&lt;br /&gt;&lt;br /&gt;Speaking of which&lt;br /&gt;&lt;span style='font-size:14pt;line-height:100%'&gt;&lt;span style='color:purple'&gt;My plan was RM98 (without) GST for 10GB (no off-peak, peak)&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;and now, &lt;span style='font-size:14pt;line-height:100%'&gt;&lt;span style='color:green'&gt;SUPER 98 gets 12GB of data&lt;/span&gt;&lt;/span&gt; and &lt;span style='font-size:14pt;line-height:100%'&gt;&lt;span style='color:green'&gt;SUPER 88 gets 16GB&lt;/span&gt;&lt;/span&gt; of data. THE HECK? So again, is that how you treat your so-called LOYAL customer? When you don&amp;#39;t have much left for the wedding and both of you wished to get married? &lt;br /&gt;Many would advise and said, go save up. Of course, that&amp;#39;s part of the requirements but things are getting so expensive with GST implementation, still there&amp;#39;s a need to have a budget wedding because no matter how you save, things are going up every year. If you&amp;#39;re lucky then your parents will fork out everything for your or at least 30-50% of the cost for wedding. We both earn a decent living however, however there are reasons that we wanted a budget wedding because of current family commitments, house commitments etc. Plus the money could be spent wisely elsewhere. &lt;br /&gt;&lt;br /&gt;Having a budget wedding, possible? My answer to you is YES. It&amp;#39;s all depending on the girl and also your family and in-laws. If you want a grand one, then a grand one it is. But to me a wedding is not about showing off to others (mostly think it is), but in the end of the day is about who you are with, whether is he the right one or not. If you have both the right guy and he&amp;#39;s rich, good for you&amp;#33; &lt;br /&gt;&lt;br /&gt;Here&amp;#39;s a few thing that you will find this thread useful:&lt;br /&gt;1. Your parents are not paying anything, the wedding is fully funded by both of you&lt;br /&gt;2. The girl is not demanding and willing to settle for less&lt;br /&gt;3. Your in-laws (normally the girl side) is not thinking that they&amp;#39;re selling off their daughter and demanding&lt;br /&gt;4. You&amp;#39;re not realistic and you don&amp;#39;t live up to the standards of the rest&lt;br /&gt;5. You don&amp;#39;t go compare with the friends around you&lt;br /&gt;6. You are willing to spare some time to do research and DIY on your own&lt;br /&gt;7. Your partner is supportive and both of you agreed to work this through&lt;br /&gt;&lt;br /&gt;This is just a rough guide, and wedding is really personal preference most of the time. If you are not fond of what is written here, the x button is just on top. &lt;br /&gt;&lt;br /&gt;Next, how to save? &lt;br /&gt;1. Just got your bonus right? Allocate at least 50-60% of the chunk into the wedding savings&lt;br /&gt;2. Plan wisely, spread your spending across the month (ie Feb pay for banquet deposit, Mar pay for Prewedding deposit)&lt;br /&gt;3. Speak to your other half and agree to commit a fair saving every month until the wedding&lt;br /&gt;4. If both your IC under Selangor, you can no longer apply in Putrajaya&lt;br /&gt;2. If either one of your IC under KL and one is Selangor, you can apply in Putrajaya&lt;br /&gt;Of course if both is Wilayah then no issues at all&lt;br /&gt;&lt;br /&gt;So here&amp;#39;s the procedures for Selangor couples:&lt;br /&gt;1. First you need to head to JPN under your district or Shah Alam to submit the application form&lt;br /&gt;2. Your application form will be publish for 21 days &lt;br /&gt;3. Letter will be issued immediately for you to head over to Putrajaya to book your preference dates&lt;br /&gt;4. Head to Putrajaya straight away to book the date that you wanted&lt;br /&gt;5. After 21 days either one of you to go back to Shah Alam to take the letter if no one membantah&lt;br /&gt;6. Actual day to bring the letter and go to Putrajaya for the registration&lt;br /&gt;&lt;br /&gt;Don&amp;#39;t ask me why they made things so mafan these days. We had to run both ways on the same day just to get things done.&lt;br /&gt;&lt;br /&gt;JPN do open on weekends until 1p.m.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m not too sure with different state , but I read that either:&lt;br /&gt;1. Go change your IC details (no need to change IC) to PJ/KL if you wish to do in JPN Selangor/KL&lt;br /&gt;2. Go register in religious centres like Tian Hou Gong or temples, churches&lt;br /&gt;</description>

Please go through the first page thoroughly before coming to me and ask for breakdown on quotations. Everything you need is just right down here, if you really need something, please scroll down and find them. Unless they&amp;#39;re not there and I&amp;#39;m more than happy to reply you eg the contractor&amp;#39;s contact. &lt;/span&gt;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Times are tough these days for middle income earners. We took years to save enough just to buy a house of our own, and mostly are only able to afford a middle class condo. Spent most of our savings on the deposit for the house, lawyer fees etc and nothing much left for renovation. Maybe some prefer to buy a sub-sale house with everything done including fittings and fixtures, but some prefer to buy a new bare unit instead of repairing old stuffs which might cost as much as well. &lt;br /&gt;&lt;br /&gt;You don&amp;#39;t feel like having another loan on hand, whereby you already have housing loan and renovation loan interest rates are so much more higher. Running on a tight budget, you try to save as much as you can before you get your house keys. &lt;br /&gt;&lt;br /&gt;I guess depends on situation, both or yourself must be committed to savings. Make yourself or your partner agreed to a saving plan the moment you guys signed the S&amp;amp;P and paid off the deposit. Each month, make a substantial saving and by the end of the process, about 3-6 months down the road, you should have enough to cover all the basic and necessary stuffs. After that, just fill the house as and when you have more buffer. The other suggestion is to go on 0% installment on things washing machine, fridge. Wiring works - additional 6 plug points for living hall, rooms, kitchen, plug points from DB for water heater and aircond (Developer only did for master bedroom waterheater, and aircond points only for living and master bedroom)&lt;br /&gt;Points from DB for water heater &amp;amp; aircond - RM480&lt;br /&gt;Other points listed as above - RM490&lt;br /&gt;5.             <description>I have an unwanted couch from my relative in Singapore and I would like to bring it over to Malaysia.&lt;br /&gt;&lt;br /&gt;I&amp;#39;m just wondering would I be liable to pay tax and do some declaration at the custom if I&amp;#39;m looking to bring over the couch with my pick-up truck from Singapore to Malaysia?&lt;br /&gt;And I believe there might be some restrictions that I might be overloading my truck with the couch?&lt;br /&gt;&lt;br /&gt;Or I should hire a transporter/logistic/forwarded instead?&lt;br /&gt;&lt;br /&gt;The main reason is that, no one wants to purchase the 2nd hand couch in SG and apparently the couch is still new and paid quite an amount and I have a new house here in KL. &lt;br /&gt;&lt;br /&gt;Thanks guys.</description>

            <description>Dear Sifus,&lt;br /&gt;&lt;br /&gt;I&amp;#39;m interested to purchase a unit in Pelangi Damansara Sentral, however the unit is under a Bumi unit and I&amp;#39;m a non Bumi. &lt;br /&gt;&lt;br /&gt;After asking for some advices around, some said it&amp;#39;s depending on the developer and this apartment is developed by MKH Berhad formally known as Metro Kajang which shouldn&amp;#39;t have a problem for the transfer. The land is a leasehold land, residential and I supposed under strata title. The price for the property is pretty decent for a property in PJ and walking distance to the future MRT development. The unit is currently tenanted and I will be taking it over for staying in 1-2 years time. Appreciate some advice from the expert on the bumi to non-bumi issue and what will be the issue that I might encounter? Also, if there&amp;#39;s any comment on the property/area are welcome. Not planning to buy the unit for long term investment, just planning to buy it and rent out for another 1 year or so and I will be moving in before I can no longer afford any property in PJ and have to sleep by the roadside.  &lt;br /&gt;&lt;br /&gt;Developer: Metro Kajang (MKH Berhad)&lt;br /&gt;Land Type: Leasehold, residential, strata(stated by prop agent, I think, where to check this?)&lt;br /&gt;&lt;br /&gt;Pluspoint: Bumi unit, much more affordable than whatever I can find around the area for condo.. &lt;br /&gt;Future MRT development, walking distance only&lt;br /&gt;Accesible, Persiaran Surian&lt;br /&gt;Parking 2 units&lt;br /&gt;&lt;br /&gt;Drawbacks: High tension cables behind &lt;br /&gt;MRT quiet noisy lo...&lt;br /&gt;Rental not that high&lt;br /&gt;&lt;br /&gt;Deal given to me is that, lawyer will hold the 10% deposit until everything goes through.             <description>If anyone could provide me advice on the notice period&lt;br /&gt;&lt;br /&gt;Does the company&amp;#39;s contract that I signed over ruled the employment law in Malaysia? &lt;br /&gt;&lt;br /&gt;The below I&amp;#39;ve taken from Malaysia Employment Act 1955&lt;br /&gt;&lt;br /&gt;(2) The length of such notice shall be the same for both employer and employee and shall be determined by a provision made in writing for such notice in the term of the contract of service, or, in the absence of such provision in writing, shall not be less than:&lt;br /&gt;&lt;br /&gt;(a) four weeks&amp;#39; notice if the employee has been so employed for less than two years on the date on which the notice is given;&lt;br /&gt;&lt;br /&gt;(b) six weeks&amp;#39; notice if he has been so employed for two years or more but less than five years on such date;&lt;br /&gt;&lt;br /&gt;(c ) eight weeks&amp;#39; notice if the has been so employed for five years or more on such date;&lt;br /&gt;&lt;br /&gt;provided that this section shall not be taken to prevent either party from waiving his right to a notice under this subsection.&lt;br /&gt;&lt;br /&gt;(4) Such notice shall be written and may be given at any time, and the day on which the notice is given shall be included in the period of the notice.&lt;br /&gt;&lt;br /&gt;Here&amp;#39;s what my contract says&lt;br /&gt;&lt;br /&gt;Permanent staff, notice of termination required is three (3) months by either party or three (3) months salary in lieu of notice, at the Management discretion. Notice period is 3 months and must be by end of the month.&lt;br /&gt;Reason I want to know, is that if it&amp;#39;s legal for me to request to leave earlier as my new job needs people urgently. The other reason is after resigned, people use you in everything and still expect you to work late.             <description>Hi All,&lt;br /&gt;&lt;br /&gt;Any idea where can I get a blood test done, because I am suspected to have measels BUT do not have the symptoms OR might just be a food allergy. I am not allowed to go back to the office unless I&amp;#39;m proven through a blood test. &lt;br /&gt;&lt;br /&gt;I understand private hospital does a blood test, and maybe able to provide me the results by an hour but I&amp;#39;m sure that&amp;#39;s gonna cost me a bomb. How about govt hospital? Which are the good ones around PJ/KL ?&lt;br /&gt;&lt;br /&gt;Thanks for helping out.</description>
